Ghoroob Overview

Ghoroob is a popular residential community in Mirdif, situated just east of Dubai International Airport.

This is a gated community that is home to many families and professionals.

The properties in Ghoroob comprise low-rise apartment blocks arranged in clusters. There are five distinct apartment styles with a mix of studio, one-, two- and three-bedroom apartments ranging in size from 956sq ft to 1,861sq ft - almost three thousand apartments in all.

Every building has its own full-time security with guards, and all apartments have an intercom facility. The security and maintenance are managed by separate companies and there are hotlines for both.

It is a quiet community with well laid out roads and enough breathing space around the buildings. There are plenty of lush green lawns and fountains as well as children’s play areas and basketball and volleyball courts. However, there are no swimming pools or gymnasiums.

Géant Easy is the community’s only dedicated supermarket, but shopping centres in Uptown Mirdif and Mirdif City Centre are within easy reach and The Arabian Centre and Etihad Mall are both about five minutes' drive away.

Ghoroob Road Access

There's direct access to Sheikh Mohammed Bin Zayed Road and from there to Al Khail Road making it easy to get anywhere in Dubai although getting in and out of Mirdif during rush hours can be slow.

The drive to the Dubai Mall takes 20 minutes, to Mall of the Emirates 25, to Dubai Marina 30, to Jebel Ali race course 35, and to Abu Dhabi just under two hours.

Ghoroob Public Transport

The nearest Metro station is Rashidiya, the last station on the Red Line, which is a 15 minute bus ride on the 367 from outside Ghoroob Gate 2.

Ghoroob Review: bad smell spoils the fun
Calm. Quiet. Ample Parking. Cute layouts. Mirdif City Centre next door.
Foul smell. Old fittings (kitchen and bathrooms). Cooling charges.
We waited for almost a year for things to work our for us and to move in to a community in mirdif. Shorooq was a tad but expensive to us so we jumped onto the firat apt we saw in Ghoroob. The leasing team did a good job in hurrying more… us and making the decision. The community is nearly 7 years old but still has its elegant look to it. The apartment we rent is a cute one and we love its layout. Our balcony is open to a mosque construction so we face problems of dust and cement accumulating in our balcony and it sweeps inside too. Maintenance works were quite a lot when taking into consideration that we are new tenants. But we had fairly good response from maintenance team. Our living room wall started leaking and fungus grew and paint started falling within the first month. The reason was the neighbour's bathroom was adjacent to our room and they had leakage. The mintenace team is still working on it they said as the neighbour hasnt got time yet to let a team repair their bathroom. Pest control is said to be done but when we first moved in I did catch a glimpse of a couple of cockroaches running around. Although I dont see them anymore. Apart from all that, I would still have been a happy tenant inspite of all these initial issues. What troubled me was a stinking smell that would sweep into our premises every evening and remain till next morning. At first I thought it was from within but we double checked and it was not. We called for maintenace team to come check. After a couple of calls they came and said its because of the toilet cabin in the construction site that was right under balcony. They assured that they would do something about it and left. The smell still remains. I now doubt if its from the construction site because last night when we were driving back home, we caught the same smell way way far away from our home - at the mirdiff signal. So I guessed that the stench is probably from some landfill or garbage dump somewhere near or in mirdif. Its such a turn off and I pray that authorities will take action to put us tenants at ease. Then there is the issue of Empower taking over the cooling charges. There are a lot of discontent among tenants as I read from a news article about it. We are also concerned towards this matter. We hope our bills too wont disappoint us now. We rarely or dont use the A/C at all in winters. Our first bill is yet to come and we look forward to that as well. We still love the idea of living in Ghoroob but was quite disappointed in these matters.Show less

Location, layout, addition of pharmacy and grocery store.
Build quality, sound proofing, choice of tenants (loud and disrespectful people), management
The compound itself is nice, apartments are good and now with the addition of grocery store, pharmacy and laundry it's getting better. However the quality of build is terrible, there's no sound proofing whatsoever! I can hear everything around me and especially above me! I've been reporting the guy above more… me for 3 years and management hasn't done ANYTHING about it. This is not what I was expecting of quality of life in Dubai and thank God I'm leaving in a couple of months! Show less

Ghoroob - easily the best gated community in Dubai!
The neighborhood.
Cant think of any!
My parents and I moved to Ghoroob about 3 years ago. The project was being leased out in phases, and we got our apartment during the second phase. Back then, Ghoroob must have been among the top 5 most coveted residential communities in Dubai, owing to its affordability, posh and more… safe neighborhood, and prime location. If we'd been a minute late in handing in our booking deposit, we'd probably have lost this apartment - that's how crazy the demand was! Across the entire community, the floor plans, sizes, layouts, symmetry and orientation vary drastically for the apartments. No two apartments look the same, which I think is pretty interesting. Ours is a two-bedroom, chiller A/C apartment, facing the main road. Including the balconies, I believe the total area comes up to approx. 2,100 sq. ft, which makes it the largest (even larger than the 3-bedrooms) in the community. Initially, the rent was around AED 65k p.a., and currently it's around AED 75k, including the chiller charges. We have a view of the Burj Khalifa AND Burj Al Arab and everything in between, albeit in the distant horizon. Both bedrooms are en suite, in addition to a half bath. The kitchen is semi-open, with a separate storage area that we also use as the laundry. We have a total of 3 balconies, one each for the living room (which is great for use as a patio), master bedroom and kitchen. The floors are ceramic tiles, and both bedrooms come with large built-in wardrobes. We have 3 cars, but although we have only 1 assigned, covered parking space for our apartment, there are plenty of designated parking areas, for both tenants and guests. Every building has its own full-time security with guards who work in shifts, and all apartments have intercom facility. The security and maintenance are managed by separate companies, and there are hotlines for both. Any complaints, inquiries and/or maintenance requests can be logged through these hotlines. The view inside the community is spectacular, with plenty of lush green lawns, fountains and even play areas (with swings, slides, the whole shebang) for kids. There is also a Géant located right inside the community, and there are plans to open a laundry and some other services as well. However, one of the biggest drawbacks about Ghoroob is the lack of swimming pools and a gymnasium, which I feel are two very vital elements for any gated community. Also, they have a no-pets policy here, but I can't remember a day when I haven't seen someone walking their dog. Another great part about living here is that we have quite a few decent malls in the vicinity. Mirdif City Center is literally a 2-minute walk from gate 1. There's also Arabian Center and Etihad Mall that are about 5-minutes driving distance. Traffic inside Mirdif isn't a problem at all, but it can become slightly busy getting in and out of Mirdif during rush hours. There's direct access to Sheikh Mohd. Bin Zayed Road (previously knows as Emirates Road), and Al Khail Road. Getting anywhere in Dubai - be it Sports City or Qusais, Bur Dubai or Garhoud, Downtown or Barsha - doesn't get easier than this. The nearest Metro station is in Rashidiya, so public transport isn't that great again, save for the bus stand outside gate 2. Overall, I think Ghoroob is a little less than perfect! I honestly can't think of any reasons why I'd ever wanna move from here.Show less

Family oriented
No pool and Gym
The location is really nice. I must say I love living in this community because it is family oriented. Children can play. There is however no pool and gym which I think is kinda bad! The room cuts are kinda small and the rental is a little bit too much more… in the pocket already.Show less

Very Good Community
Very close to City Centre
The rent increase is tremendous
Very good community, traffic and public transport are excellent, City Centre is very close, schools are nearby, walking facilities are secure and excellent for biking. Rooms are big and balcony. Set backs, no gym or swimming pool but they have basketball and tennis courts, also they have community activities which are more… great for kids. Overall, Ghoroob is highly recommended.Show less

Satellite dishes on balconies
Very happy here. I wish that I had moved here sooner. Friendly community, clean, well maintained landscapes. Close to UpTown Mirdif with lots of nice shops. Spinneys, Fitness First (ladies only and mixed branches). Close to Mirdif City Centre Mall. Nice and quiet, lovely to hear bird singing and see more… a normal lifestyle!Show less

Living in Ghoroob Mirdif is value for money
Quiet, clean, well laid out blocks of apartments, easy access, Value for money
AC and Exhausts, no community center
It has been three years since we moved to Ghoroob Mirdif. When we moved in only half the 3000 odd apartments were full. Now there aren't any apartments left to lease. It is a quiet community with well laid out roads and buildings have enough breathing space and open areas. more… There are no pools or gyms but there are play areas for children and adults alike between apartment blocks. No other community centres, but a supermarket is scheduled to open anytime now. Security is shared between three apartment blocks. Landscaping is basic but well maintained. Lighting outside is quite good and signage and direction boards are a bit confusing but in place. The apartment buildings and interiors are not over the top but built with low cost material and hence the low rents initially. Air-conditioning and exhausts are not the best in its class, and need repairs and maintenance from time to time. Overall cleaning and maintenance is very good and emergency maintenance available 24/7. This year chiller fees have been added and it is an extra burden over the increased rents. Easy access into and out of the buildings to most places. Mirdif City Centre is right next door and a convenient mall for all. Ideal community for mixed communities and ample space for walks and jogs.Show less

Sewage smell
Ghoroob is located in the heart of Mirdif, with a walking distance to the main facilities such as shops, restaurants, gym, medical clinics, etc. The size and layouts of the different types of apartments are considered moderately spacious. The developer works with Edama as their maintenance partner. Tenants can easily more… contact Edama through their toll free number, and their response is quick most of the time. Nonetheless, sometimes your request can be forgotten/misplaced. After living there for 2 years, the whole community was finally repainted, and the windows were cleaned from the outside. Certain pets were allowed to be kept inside the apartments, however, pets are strictly forbidden now. The community is build in a way to provide easy access for joggers and cyclists. Teenagers and adults can also take advantage of the basketball courts and football fields. Since the courts/fields are free, the area can get overcrowded and noisy by visitors or guests. One of the main drawbacks in Ghoroob is sewage smell, which happens once a month. The developers are doing their best to solve the issue. However, you can only smell it when your outside jogging, cycling or standing in the balcony.Show less

No groceries nearby, Maintenance issues,
Ghoroob is a nice place to live in, love the surroundings and the atmosphere, it's very residential. The apartment and the terrace is very spacious. Very convenient to get to the mall and public transportation. Maintenance needs to improve and the quality of house fittings, bathroom fittings need to improve. more… Overall it's a nice apartment to live in and specially during winter its nice to be out on the terrace watching the planes pass by.Show less

Calm and safe neighbourhood.Easy flow of traffic
Ghoroob Communcity is good place to stay for families with kids as there are some play areas,football,basket courts inside the community with some nice landscape. It would be good if there was a swimmign pool,Gym .Beauty parlours,Grocery stores like Madinat as well within the community . We immensiley feel their absense, No other more… complaints other than the absence of above amenities.Show less

No immediate access to Public Transport :(
I love where am living now...its a 2bhk....ok kind of spacing...open kitchen...which helps showing the space as bigger.....but the most beautiful part about this apartment is the terrace that is even bigger than my master bedroom....which is kind of "living room" for me and family and friends..during winters. I simply cannot more… move out from there because of the quiet and serene community Ghoroob. I have a super market coming up next door "Geant". Only difficulty is not much public transport options....well considering there is a city centre next to us...hoping the public transport will get better in the near future.Show less
