Villanova is a residential district in DubaiLand aimed at the so-called affordable housing sector. There are three clusters of properties, 'Amaranta', 'La Quinta' and 'La Rosa'.
The project was first announced by Dubai Properties in October 2016.
Villanova properties include ‘cluster homes’, apartments and detached villas.
The cluster homes are groups of four houses of different types, each with its own back garden, set around an enclosed shared courtyard.
The Mediterranean style houses are designed to be family-friendly and are surrounded by parks with walking and biking trails.
In January 2017 Dubai Properties announced 'La Quinta', a collection of three-, four- and five-bedroom villas, and in 2019 'La Rosa'..

Villanova has many schools nearby including GEMS FirstPoint School at 2.3 km and The Aquila School at 2.9 km.
In terms of performance there are two schools nearby that have achieved either of two highest government inspection rating of 'Very Good' or 'Outstanding' including Lycee Francais International Georges Pompidou which has a rating of 'Very good' and GEMS Wellington Academy, Dubai Silicon Oasis which also has a rating of 'Very good'.

In December 2017 Arabtec Holding was awarded the Dh1.025 billion contract for the construction of the Amaranta and La Quinta phases of Villanova. The work is expected to take 28 months, with a delivery date of mid 2020.
In April 2022 Akar Technical Services, the landscape contractor owned by the Oman-based Al Yusr International Muscat, completed an 18 month, USD $14.9 million contract for the construction of swimming pools, landscaping and pavement areas at Villanova.
The contract included the construction of four sets of swimming pools – main and kids’ pools, along with underground pump rooms and balancing tanks – and the supply and installation of more than 100,000sqm of precast pavers of different colours and patterns. Also included in the contract was the installation of decorative fences for swimming pools, shade structures for play equipment, as well as the supply and installation of play and fitness equipment, and basketball courts, including rubber flooring and acrylic court finishes.
Akar also installed the street furniture, including bollards, wooden and concrete benches, litter bins, sun loungers, and precast BBQ and table sets. The firm also carried out the softscape work, which comprised the integration of 2,500sq m geogrid cells in steep slopes, around 75,000sq m of shrubs, ground covers and grass, 4,056 trees and 400 palm trees. This was followed by irrigation work which included the integration of sub main line, lateral line, drip tube, irrigation chambers, pull box and valves.
Akar provided services for the installation, testing and commissioning of pole lights, bollard lights, shade structure lights, CCTV containments for all the pools and tree up-lights.
