Umm Suqeim Overview

Umm Suqeim is located in western Dubai on the coast between Jumeirah and Al Sufouh. The district is divided into three communities, Umm Suqeim 1, 2 and 3.

This is an older, more established area, quite beautiful in places and even peaceful once you get off the beaten track that is Jumeirah Beach Road. It is home to expatriates and Emiratis living side by side on well-maintained streets. The regular call to prayer is part of the Arabic ambiance and a daily reminder that you're living in the Middle East.

The properties in Umm Suqeim are almost all ‘free standing’ villas, in other words not in gated communities or compounds. They range in size from small one bedroom houses to larger five or six bedroom villas. Since there is no space for further development properties tend to be rented quickly in this popular beachside district.

The houses and villas on one side of the beach road are as close as you can get to the beach in Dubai, while on the other they’re as green as you can get in Dubai, with well established gardens and green parks.

Properties in Umm Suqeim may only be sold to GCC citizens, so renting is the only option for expats.

Umm Suqeim Amenities

For those who live in Umm Suqeim the attraction seems to be the way of life. Schools and shops are within walking distance, as is Suqeim Public Park and the beach. And because the place is so centrally situated driving to other parts of the Emirate is a breeze.

The shops and supermarkets are good and as one resident remarked ‘what Aswaaq doesn't sell, Choithrams does.’ Most corner shops and restaurants will deliver to your house and when home cooking doesn’t take your fancy there are several 5-star hotels with alternatives on the menu.

Many people walk, jog and cycle around the Umm Suqeim neighbourhood and down to the beach. Alternatively, if you have money to burn the nearby Madinat Jumeirah and Jumeirah Beach hotels have up market gym and beach club facilities where you can shed the weight from your wallets.

Burj Al Arab is nearby but you must have a room or restaurant reservation to get in, while Wild Wadi Water Park will let you in any time for AED 275.

The main medical clinic is the Medcare Medical Centre in nearby Jumeirah but there are also many smaller clinics and dentists. The nearest hospital providing emergency service is Medcare Hospital located 20 minutes drive away in Al Safa.

With easy access to Sheikh Zayed Road (E11), the main highway through Dubai, and good nearby public transport, Umm Suqeim suits commuters and families alike.

It's ten minutes in the car to the Mall of the Emirates and the Dubai Mall with their shops, cinemas and restaurants, 10 minutes to Dubai Marina, 14 minutes to Downtown Dubai, 25 minutes to the International Airport, and 1 hour 20 to Abu Dhabi.

Great area
Location
The maintenance could be a bit better, but not a deal breaker.
Love the area, 1 mile from the Burj Al Arab, and close to downtown. Minimal traffic, far enough away from SZR. 10-15 from almost anywhere I want to go or less. 2 min from the beach. Would never live inland, too much traffic. 5 star location IMO!

Living in a Villa on the beach

This place was truly magical when we first arrived because it's on the beach and that's an incredible access when you first move to Dubai. The villa was located close to the madinat Jumeira so that was nice and from the top of it on the roof we could see more… the fireworks from the Burj Al Arab. The Downpoints were the maintenance of such place... The finishings are usually quite poor and there are many things to repair... also its located on Jumeira Beach Road which is quite noisy and where the traffic is pretty bad. There was this amazing shack near the beach called Al Buqtair which we would walk to and eat amazing fresh fish and prawns with Rotis but this place is now so popular that its packed! Still definitely worth going though. The downside of living in a villa also is the cost of DEWA and water bills... They go off the roof because the construction is not insular enough and the air conditioners have a tendency to leak and unless the place has been completely refurbished and is new it is bound to happen and you'll end up with 6000AED Dewa bills. Apart from this it was very relaxing and really takes you away from the big city life! Show less

Our old but nice villa
Cosy and comfortable, excellent value for money (170k)
Nothing.... really.
Our villa is over 30 years old and is single storey. It has a small enclosed front garden, a totally enclosed, small courtyard garden and quite a large rear garden. It had been freshly renovated when we moved in 3 years ago including new quality tiled floors, new kitchen cabinets, more… new bathroom suites (2 1/2) and a new false ceiling in the kitchen. Although we hear the traffic from the front lounge a little, it is pleasantly quiet in the rest of the house and the rear garden is very quiet and secluded and not (easily) overlooked by our neighbours. The villa has a lovely homely feel about it and every room is quite spacious without being too large as is sometimes the case with villas in Dubai. We have garage parking for 1 car and on-street (free) parking for 2 cars. Price wise, this villa is a relative bargain considering the area we live in. In and around Jumeirah and Umm Suqeim, there is one company that owns 100s and 100s of villas. My villa is typical of this company..... it is old but has been fully renovated to a high standard. It's also "Tardis" like in that it looks so small from the outside..... but inside, it's very spacious. Having lived in a variety of properties in Dubai over the past 12 years, this is by far the best one... we've been here for 4 years now and hope to stay at lot longer.Show less

Good and bad
I have the Burj Al Arab across the street!
The noise
As with all homes there is no perfect place, as much as I like my location it is very noisy, I live opposite of Wild Wadi, need I say more? Many days and nights can be beyond annoying. As the weather is cooling down the traffic noise increases, motorcycles more… and fast cars racing down Beach Road is not very pleasant when you want to sleep. I love that I have the beach close enough to walk to. I live close to restaurants which is nice but having my garage blocked by rude people is not my cup of tea. My villa is off of a service road and my driveway is a one way, so it takes me a while to get back home when you run to the store for milk and bread. Show less

Pet friendly
Umm Suqeim is a quiet place where to live and most important pet friendly. The area where I live is not a community, most are private villa. I live in a small compound with nice neighbor, the matntenace is excellence, the house its not new but its in a good condition. more… The only problem is the garden that is not very big .Show less
