Tilal Al Ghaf is a mixed-use community being developed by Majid Al Futtaim. It lies between Downtown Dubai and the Al Maktoum International Airport.
The community includes 355,000 square metres of green open spaces with interconnected parks and picnic grounds.
At the centre of Tilal Al Ghaf is a 70,000 square metre lagoon surrounded by 400 metres of open beachfront. Other water bodies are located throughout the area.
Each neighbourhood has a distinct character and all are surrounded by unique themed parks with conveniently located mosques, play areas, shops, restaurants and cafes.
There is an exclusive community of 40 homes along the water’s edge comprising five- and six-bedroom villas designed in a minimalist architectural style. They have high ceilings, show and main kitchens, flexible interior spaces, courtyards and large private gardens, and all with easy access to Hive Park and Club Hive.
Other neighbourhoods include Harmony 1 with 243 bespoke four- and five bedroom bungalows, Harmony 2, a collection of 221 four-, five- and six-bedroom villas, and Harmony 3 comprising four-, five- and six-bedroom villas with bespoke Garden Suites.
Elan and Elan 2 are gated neighbourhoods of duplex townhouses arranged in terraces of four, six or eight houses.
Aura provides a selection of four-bedroom semi-detached villas, and Aura Gardens a collection of four-bedroom semi-detached villas or three- and four-bedroom townhouses.
Transport & Access
From Tilal Al Ghaf it takes roughly 29 minutes to drive to Dubai Mall, 23 minutes to Palm Jumeirah, 26 minutes to Burj Al Arab and 27 minutes to The Walk JBR.*
Dubai International Airport (DXB) is roughly 34 minutes' drive and the new Al Maktoum International Airport is roughly 31 minutes' drive.*

Lagoon Al Ghaf offers a variety of water sports such as kayaking, canoeing and stand-up paddling, as well as swimming and other water activities.
The Beach includes purpose-built barbecue areas, an outdoor gym and a range of beach-friendly sporting activities.
The Park, with its landscaped trails and amphitheatre overlooking the lagoon, has a picnic and barbecue spot, water-themed children’s playground, outdoor markets, boot camps and fitness sessions, giant games, music festivals, open air cinema and more events all year round.
11 kilometres of cycling and walking trails and an 18-kilometre pedestrian trail snake through the community. Two kilometres of the trail are shaded by Ghaf trees, the drought-tolerant evergreen species native to the UAE.
Tilal Al Ghaf has smart streetlights that combine Wi-Fi points, smart signage and CCTV. Centrally regulated, these lights have fully automated fault reporting and dimming control to ensure low energy consumption and minimal light pollution. District access control using facial recognition and RFID technology are employed to ensure security.
There are also autonomous electric vehicles and charging stations, as well as a bike-sharing programme.

Tilal Al Ghaf has many schools nearby including Royal Grammar School Guildford in Dubai at 1.0 km and Dwight School Dubai at 1.2 km.
In terms of performance there are five schools nearby that have achieved either of two highest government inspection rating of 'Very Good' or 'Outstanding' including Victory Heights Primary School which has a rating of 'Very good' and Jebel Ali School which also has a rating of 'Very good'.
