The Villages Overview
The Villages is one of the first two communities to be built in Dubai South’s Residential District; the other is The Pulse.
The developer, Dubai South, is owned by the Dubai Government and is building thousands of homes, shops and offices on a 145 sq km site around Al Maktoum International Airport.
The Villages will consist of up to five community-based settlements of around 20,000 homes and will be one of Dubai's largest planned master-communities. The development will contain villas, townhouses, apartments, schools, mosques, civic centres, large open spaces and a number of public amenities.
Each Village will have smartly designed residences, including buildings of up to nine storeys containing, studios, apartments and lofts, as well as villas and townhouses.
The townhouses will have three or four spacious bedrooms and semi-private front gardens designed to encourage ‘walkability’.
The Residences apartments are suitable for families, having two or three bedrooms and family-focused amenities such as a swimming pool, gym, play area and nanny lounge area.
The Villages will also have a greenhouse with a botanical garden and farms so that residents can buy or grow locally grown produce. The greenhouse will have indoor walking trails, enabling people of all age groups to pursue outdoor activities in a climate-controlled environment.
Dubai South is the first property developer to use the Dubai Government’s new ‘happiness meter’, which asks users to rate their level of happiness. If enough people define themselves as unhappy when using the developer’s website the company will be held accountable by the Government.
To help create a happy community, studios and one-bedroom apartments will be separated from the larger two- and three-bedroom apartments so that singles and couples will not be disturbed by children running around early in the morning, and families will not be kept awake by people having parties.
Construction on the first village of 6,000 homes, comprising apartments, villas and townhouses, began in 2016. The plan is to build 254 townhouses by December 2018 and two blocks of apartments by June 2019.
