A miserable experience

My landlady is an extremely difficult woman who wants all the upsides of renting an apartment (i.e. your money, including as much of the deposit she can keep her hands on) and none of the downsides (paying her service fee, arranging simple repairs). But the worse thing about the place more… is the NOISE. Building sites on all three sides, they go on all night and there is no chance of sleep. Utterly miserable.Show less

Avoid if you want to be able to sleep or use your balcony
Good building on the tram side
Noise, noise, noise..
The Torch itself is a good building, nice staff running it and apartments are light and well laid out and at the moment, a great view. However and this is a major problem, the building site between the Torch and Spinneys will be a nightmare until the construction of three more… 65 story towers is finished - I guess a couple of years. Construction goes on well into the night and starts before 6 am - a lot more than the legally allowable hours in spite of complaints. I can't use my balcony, (facing the construction) in the evenings or weekends because of the noise and lights throughout the night. I'm very glad I rented for a year before I bought as I'd have been majorly upset if I was buying there.Show less

Good apartments in a great location. Very nice facilities.
Location, view, huge window, pool and gym
Construction noise
The location of Torch is great as there is really easy access to Sheikh Zayed road along with the metro, tram and a short walk to the beach. There are plenty of shops including Spinneys, many restaurants and Dubai Marina mall. The pool and gym are extremely well maintained. There is one downside, more… the construction around the building is non stop. In all, a good central location that is within reach of everything in the Marina. Show less

Love it.......
Gym, Security Staff, location & neighbours
Pool is shaded
I have recently moved to Torch Tower and I must say I love it. The staff and security are lovely and there feels like a sense of community with neighbours all very friendly and its a pleasure to live here. There are a few issues like lift to high floors more… have had problems but the communication is very good and its very well managed. I feel secure and very happy living here. The location is great for access driving plus public transport if required. I would highly recommend :) Show less

Bright, sunny apartments in a great location with good facilities and management
Location, huge sunny windows, problem free apartment living, pool and gym
Small balconies on lower floors
Currently living in Torch, this is my third apartment in Dubai Marina, the other two were Dorra Bay and Bay Central. I consider them all to be reasonably good quality, but Torch has none of the problems I had with the other 2 buildings such as traffic blocking car more… park entrances, water leaks, faulty fire alarms at all times of the day and night, noisy air conditioning, faulty electrics, poor sound insulation, unhelpful or incapable Reception or building management. The building management and staff are all very courteous and willing to help, they resolve any issues quickly and all staff I have come across in the last 8 months have a good standard of English to converse with residents which was lacking in the other towers. The porter facility is extremely useful if you have heavy shopping to take from your car to your apartment. They also have a recycling facility, and a community website to keep residents up to date. The location of Torch is great as there is really easy access to everything - Sheikh Zayed road, shops including Spinneys, plenty of restaurants, the metro, tram and a short walk to the beach and Dubai Marina mall. Noise has increased due to the construction on the marina front, but noise is a continuous problem in a lot of places in the Marina, particularly if you live close to Sheikh Zayed road or JBR. I remember being woken up in the night regularly by the traffic in JBR and construction at Bay Central - but Torch appears to have better insulation than my previous towers and I have not been woken up, because they also reduce the construction noise at night time. I think if you work Sun-Thurs the construction will not be too much of an issue and Friday is rest day so it's peaceful then. My apartment is a very sunny, large 978sq ft 1 bed marina facing, with an open plan layout with guest bathroom and laundry/storage cupboard which I find is quite adequate for a single person or couple. The kitchen is a good size with lots of storage and the lounge is a good size too, I have not had any issues with any of the fittings or fixtures since moving in and the air conditioning has worked perfectly. My landlord arranges servicing every 6 months as is recommended. The only downside I have found is that the apartment has less electric sockets than other apartments. The pool and gym are amongst the very best I have seen in my 5 years in Dubai, they are extremely well maintained and they are open later than most other towers, which is great for those that have to work long hours and want that flexibility. I would say that If you want to be in a good central location that is within reach of everything in the Marina which is well kept and managed with friendly neighbours and great facilities you cannot go wrong with Torch Tower. Some very good points, but getting noisy with construction so be careful
Laundrybox in the foyer - so easy to use; staff on site really friendly and efficient; gym and pool
Noise and dust; variable quality of furnishing inside the apartment
I've lived in a two bed, mid level apartment here for a couple of years and many things about the apartment and building are great, but there are some issues.. Good points: Flat layout is a little quirky, (corner lounge/kitchen/diner), but its a good size, open and light. Kitchen is too small more… really in this design of apartment, but in the higher two beds it is enclosed and much better. Building managers (in the office downstairs) are really helpful and the staff here overall are some of the best I've seen in my time in Dubai. Gym has recently been refurbished and is generally very good. Pool is a little small for serious swimming, but both gym and pool are open long hours and are above average for Dubai. Whilst it has suffered hugely from traffic due to the tram construction, now thats up and running, its generally very good. The trams have priority over all traffic so sometimes the lights stay green/red for a while longer than you would expect, but the huge queues we used to see have all but gone. It is still busy around events and weekends, but far less than it was. Laundrybox in the foyer. Such a great idea for dry cleaning drop-off/pick up. Bad Points: Construction in the plots in front and to the side. Starts as soon as its light and goes on all day and into the night. I am expecting once the foundations are in and the structure starts to rise it will be lit up with arc lights all night as the Cayan Tower was and the one next to Cayan now is. Marina Gate was I think originally planned as 50 stories, the agents are now advertising I think 65 and I wouldn't be surprised if it gets higher, so expect a couple of years of 24/7 noise/lights/disruption and virtually all your marina view to go. Apartments facing the marina and Spinneys will be the worst hit and I would seriously recommend checking them out for noise before you sign up for rental. For me, buying is completely out of the picture now as the view will be gone. (No complaints, its prime real estate, so was always going to happen). Rental prices have gone up too much in the last few months considering the noise, dust and general disruption. You might be able to negotiate a deal, but given the number of apartments that appear to be empty after having been sold or just left vacant, I think owners are leaving them empty rather than taking a lower price. Finishing in the apartments is middle of the range. Lots of people have had issues (kitchen doors falling off, AC breaking down/being smelly), but no more than I think usual in a block this size. Maintenance on site will come to you 24/7 and stop any immediate leaks, but its down to the landlord/agent to sort things inside the apartment and that takes a while sometimes. If you are considering renting here, its still a good building and I think if you could get an apartment facing the Princess Tower or Tiger, then the noise will be more manageable. Show less

I started living in Torch 2 years ago. Mine was a lovely apartment, with full marina view in high zone. Since the beginning of this year, at least one of the lifts in high zone area is "under maintenance" for weeks. One of them is constantly dedicated to penthouse therefore more… I had to wait for the lift at least for 10 minutes every time. There is a construction area next to Marriott but now 3 towers are being built right in front of the building, therefore it's not possible to sit in the balcony and enjoy the view for a minute due to noise. Entrance is ok, but road to marina walk is extremely dusty, it's not a proper road anymore. Finishing is low quality. Tiles are broken, there are water leakages in bathrooms. The windows are never cleaned, I guess in 2 years, I've seen them cleaned only 2 times. With the construction in front and right next to Marriott, it's not possible to see outside due to dust on the windows! After tram operation going live, traffic in front of Torch went crazy due to signals. Sometimes only 3 cars pass and you need to wait for another 3 mins. In rush hour, I've spent around 15-20 minutes just to reach Sheikh Zayed Road junction. The only positive thing left is the gym. The management has invested in gym equipment recently. It's really well equipped. Pets are not allowed. Rents were extremely high last year before the construction started. Many investors are trying to sell the apartments due to loss of value. Avoid this building - renting or buying. Show less

The Torch tower is in a very central location in Dubai Marina with direct access to many facilities such as cafes, restaurants, shops and the beach. JBR is a close walk and Dubai Marina Mall is around a 25 minute walk. There is a lot of construction going on around more… the area at the moment which is leading to a rather noisy environment. As I'm on a high floor I don't notice it that much but if you are walking at ground level or at the pool then it can get rather annoying. The pool and gym are lovely with many sun loungers to cater for everyone. However the pool is in the shade for the majority of the day which was something that disappointed me. All in all a lovely experience - the security are very helpful. Show less

The Torch
Perfect location and nice view. The building is well maintained and the facilities are getting even better. Having a porter and soon having valet parking adds to the building value.

The torch tower is a very good building and we have enjoying living here. It's in the heart of the Marina and within walking distance of many bars/resturants/shops. It has great facilities including a large gym and swimming pool with lots of space to sunbathe. It is also within walking more… distance of the metro and new tram.The negatives are the traffic surrounding this area especially at rush hour, the finishing of the apartments are not a great standard- door handles falling off etc. and pets are also not allowed.Show less

Very good location near entry for Sheikh Zayed, beach close by and shops/restaurants in walking distance. The building are in good conditions, staff is friendly and flats holds high standard. Tram opening right outside the main entrance at the end of this year, will make public transportation to JBR, Dubai more… Marina Mall and Jumeirah Beach Road very convenient. Show less

Fantastic facilities- top notch gym and pool which is fantastically maintained. Good apartment layout and nice finishings. Lovely concierge, cleaning, maintenance and security staff. Unfortunately air-conditioning system a big problem in this building, consistent bad smells from air-con system in my apartment and other areas in the building, have more… had the system cleaned numerous times (in my apartment) to no avail and with limited assistance by management. Also maintenance assistance in this building is very expensive and difficult to obtain, building maintenance are not allowed to assist with individual apartment issues and getting the management to get a contractor costs minimum 200dhs before any work has even been done.Show less

The All-rounder
Views across the Marina, Finish quality, Communal areas, Proximity to bars, restaurants and SZR

You can't go far wrong with this tower, it's got everything you could need - Location and views across the Marina, quality, facilities and security. The residents seem to be majority professional european expats living alone, in couples or with friends. Although the rent is higher than apartments elsewhere in more… Dubai, it's actually reasonable for the Marina and when you consider the tower's positives it is worth paying extra for. At the moment the surrounding area is full of construction so noise, traffic and unsightly building works are unfortunately unavoidable. The majority is scheduled to complete in 2015 though so don't let it put you off looking at this tower! The apartment layout is perfect with large bedrooms, bathrooms and living rooms. The storage is more than enough but the kitchen isn't the best in terms of layout and surface space. It's probably the only thing I would change if I had the chance to. The communal areas are well maintained and done to a high quality. The gym and it's equipment are a lot better than what I have seen in other towers in the Marina, but even if you're not satisfied you're not too far away from Tribe gym. The supermarket underneath the tower is perfect for the basics but Spinney's on the Marina edge is better for your weekly shop. It's proximity to the marina and Sheikh Zayed Road is great - You're spoilt for choice with the surrounding restaurants and bars, and only a 30 minute walk to JBR and Marina mall. The security has recently been advanced with access cards needed to use any lift to the car parks or apartments. Visitors are allowed but just need to sign in at reception. All round a great tower that I would recommend to anyone! Show less

The construction around the building is non stop and super annoying causing alot of traffic especially that they change the roads in a weekly bases.
