The Meadows Area Guide

The Meadows is a freehold residential community located in the Emirates Living community, close to Sheikh Zayed Road Interchange 5 and not far from Dubai Marina, Dubai Media City and the Emirates Golf Club.

The other Emirates Living Community developments are Emirates Hills, The Lakes, Hattan, The Views, The Springs, The Parklands and The Greens. The price of properties ranges from high-end luxury in Emirates Hills and Hattan to more modest homes in The Springs. Prices in the Meadows lie somewhere in between.

There are nine different Meadows clusters set amongst mature tree lined streets and scenic lakes, with children's playgrounds, communal swimming pools and a community centre.

The properties in this pleasant residential community comprise a mix of spacious three to six bedroom two-storey villas, all with balconies, garages and good sized gardens. The Meadows was built in 2004, so unlike some other villa developments this place looks and feels lived in. It’s a gated community and security is said to be good, so families are happy to let their children walk or cycle here.

The Meadows Amenities

The Meadows is a well established community where the residents know each other, the families feel safe, and the place has had more than a decade to settle down and mature.

The Meadows Centre include a small Spinneys supermarket, a coffee shop, a restaurant, a music shop, a card shop and a dry cleaners. There is a Hayya health club with two gyms, a swimming pool, a large sports hall and tennis courts available to members. There is also a beautiful mosque and a petrol station with a variety of 24hr fast food outlets.

A larger shopping centre serves Meadows 7, 8 & 9 and The Springs where you can find a large Spinneys as well as a speciality Milk & Honey supermarket. There are numerous shops as well as banks, restaurants and cafes. There is also a medical centre and pharmacy.

There are three schools within Emirates Living, the Dubai International Academy, the Dubai British School, and a Meadows International School, affiliated to the Emirates International School in Um Suqeim.

Residents have access to the Emirates Hills' Montgomerie Golf Course, its clubhouse and facilities, and its state-of-the-art Golf Academy.

The Meadows Travel Guide

The Meadows is well connected to the main highways running through Dubai, and only 15 minutes drive from Dubai Marina, the nearby city quarter, and bustling Jumeirah beach with its shops, restaurants and cafes. The Mall of The Emirates is a 20 minute drive, and Dubai Airport about 35 minutes

"Extremely Good For Family"

I used to previously stay in Meadows 2. I think this is the best Meadows in terms of it's location. To exit to SZR was extremely good, due to the exit on to 1st Al Khail road and then the underpass. I did not have a single red light towards my office in Jebel Ali (about 20 Km). Excellent lake view. Swimming pool was close by and there are tow Spinneys within 5 mins drive. Fitness First has three gyms in the Meadows/Springs/Lakes community. School bus used to pick up children right outside the villa! Maintenance depends upon your landlord and whether he has taken a maintenance contract! Overall nice place to stay with family.

"Still The Best Area To Live In In Dubai"

Negatives:   Finishing in the kitchens and bathrooms.

The Meadows has some of the best access to roads in Dubai with 4 lane road just outside of our compound there is hardly any traffic. It takes 5 min to get to SK Zayed Rd. and 2min to Sk Mohammed Bin Zayed Rd. and Al Khail road. Plenty of shops and cafes around including the newly opened Jumeirah Pavilion in Jumeirah Park. The finishing in the bathrooms and kitchen are pretty basic but the quality of the doors and windows in excellent and they don't let any dirt into the house even in sand storms.

Negatives:   Developer's silly restrictions.

Its a great community close to Sheikh Zayed Road and to metro stations. It is surrounded by several shopping malls eg MOE, Ibn Batuta, Marina Mall, also close to the beach and beach resorts.

"Most Convenient Life In The Meadows"

Positives:   Proximity to facilities. View onto the lake, bright Villa, Neighbourhood, Green environment, Golf Courses.

Negatives:   The bad building. The Villa could have some more storage space, a bigger kitchen and a larger guest room, structure (cracks in the wall), AC system that constantly needs to be repaired,.

Living in Meadows 5 is the perfect place for a family life. The children have their school in near reach (Dubai British School) and can cycle on their own safely to it. I can walk to Meadows Village, where I have a small Spinneys, Fitness First centre and large pool, Tips & Toes, Pharmacy, dry cleaner, as well as a restaurant and cafe. On the other street side we have the Gasoline Station and the Medical Centre with many different doctors. It's a 3 minutes drive (and 5 minutes with the bike) to Town Centre, where you have a large Spinneys and lots of other great outlets. You can easily reach Marina, JLT, SZR, Al Khail Rd, etc. Being located next to the Springs, and opposite to Jumeirah Island and Jumeirah Park, the Meadows is the perfect family space for every family member. Our friends and Friends of our boys live all around in the near proximity. Also pets feel happy here. What more do you need?.

"Meadows 7"

Positives:   Walking/bike paths.

Negatives:   Villas are getting tired.

Good location for walking to big Spinneys. Outside the gate is now an 8 lane highway. No pool in Meadows 7. I believe this is one of the smallest Meadows which is quiet. Love the walking/bike paths behind the villa. And easy access to shopping. Our villa location provides fab views of Marina.

"My Meadows"

Positives:   My kitchen ... it.

Negatives:   No shade in garden.

My Meadows villa is a pretty good place to live. We've lived here since summer 2014. It's not perfect, but first impressions are good... it has limited storage and we have a lot of stuff. The garden is nice though lacks shade of any kind which in Dubai is a problem. Meadows is a great area! I like that it is an established, well looked after residential area with quite a lot of greenery and not a construction site. Although Meadows 9 is not a 'short' walk to shops, schools etc. it does have all the main conveniences just a short 5 minute drive away, such as big supermarket, cafés, banks, pharmacy, gyms, plus many other stores and we don't have to drive for longer than 15 or 20 minutes to get to most other places including Downtown. It feels very safe and a great place to live with children. The neighbours surrounding us keep to themselves, which is fine. It's a very nice place to live and to come home to! :-).

"Meadows Villas "

Positives:   Neighbors, safety and the lake and park areas.

Negatives:   Nothing.

Meadows Villas are a good size, although the prices have gone up in the last 3 years or so, the prices are still okay. Meadows 9 does not have a pool, but Springs 14 which is 5 minutes away does have one. The gym, shops and restaurants are about 10 minutes if you are walking and less if you are driving. The closest school and kindergarten is also a 10 minutes walk. The lakes are beautiful, with fountains and green grass and trees. Nice and safe play areas to take your kids (around 3 or 4 little parks). The community is big and most of the gardens are big. The security is great and very friendly. The neighbors are always friendly and noise is hardly noticeable.

"Meadows, Oh How I Love Thee"

The Meadows area in general is a wonderful, close knit, community. When speaking specifically of one though, I would say that Meadows Three takes the 'Two thumbs up." One of the easiest areas in terms of accessibility in the entire area, the entire trip requires a right turn, and one u-turn, and you're home. It also boasts less than 70 villas, which leaves you with a single road to navigate on, quiet, and overall cozy environment. With one entrance to the area, you can rest assured that security is of utmost priority, with regular nightly rounds done around the area. Also, with its prime location, you find yourself in the center of almost everything. A petrol station, a medi-clinic, a school (EIS Meadows) and a small Spinneys which is literally a three minutes drive from the larger one. Not to mention that vast number of restaurants around the area that cater to every pallet. The villas are of perfect size for a family of four, or more. With most houses having a great view of the lake, or The Montgomerie Golf course. Having spoken about family, located in the center of the little oval community is a public BBQ area, swimming pool (with an on duty lifeguard) and a play area for the kids to play in during the day. When speaking of maintenance, the surrounding area is maintained very well, with regular sweeps of the roads, garbage pick up, and pet control, you are sure to never see the area looking groggy. As for the in house maintenance, there are a lot of third party maintenance firms that you can hire. Two of which I have seen to be most popular are, Hitches & Glitches, and Nitty Gritty. Both of which we have tried, and have chosen the latter to take care of our home. Just close your eyes and imagine a cozy cull de sac that you always see in movies, thats what you will be getting here. We were the first to move into this area, and nothing has been able to make us leave. Friendly neighbors, adorable kids walking their pets, and a great place to start your home in Dubai.

"Meadows"

Positives:   Community areas and view.

Negatives:   5 million speed bumps and traffic lights, some houses aren't ageing so gracefully.

This is a great suburban area to live in that is really close to Sheikh Zayed making it feel like it's close to everything. The houses are spacious and laid out well however, they are ageing and the finishing isn't great unless they have been upgraded. Some upgraded villas are really nice, others, not so much - its hit or miss really. The community areas are probably one of the strongest positives about living in this area. There are many community gardens, playgrounds, and pools. There are also a few town centres with shops, f&B options and grocery stores. Another great thing for families is the number of schools and nurseries in the area. We are overall very happy living here.
