In May 2022 over 2000 families were living in Sobha Hartland. In the same year 3000 residences were expected to be sold, with the population expected to rise to over 6000 families by 2025 following a rising demand for luxury homes by foreign investors seeking to settle in Dubai.
Sobha Hartland is an eight million square foot mixed-use development at the north eastern corner of Mohammed Bin Rashid (MBR) City where the Ras Al Khoor Road (E44) meets the Dubai - Al Ain Road (E66). It is three kilometres from Burj Khalifa.
The residential component includes freehold studios, one-, two-, and three-bedroom apartments, duplexes, townhouses, and four-, five-, and six-bedroom villas. It is under construction in three phases.
The entire community is surrounded by 22 hectares of greenery, with more than 300 species of plants and trees. This constitutes 30% of the entire project.
In April 2016 the developer launched Sobha Hartland Greens, a group of 16 eight-storey apartment buildings and a 14-storey twin-tower apartment complex. The eight-storey apartment buildings contain studios, duplexes and one-, two- and three-bedroom apartments. Phase 1 of these properties was delivered at the end of 2018, Phase 2 during 2019, and Phase 3 in mid-2020.
The 14-storey twin-tower apartment complex, ‘Hartland Aflux’, comprises two L-shaped buildings containing studio, one-, two-, and three-bedroom apartments. It was launched in June 2017 as part of Phase 3 of Sobha Hartland Greens and was completed in October 2019.
The 80 townhouses are known as ‘Quad Homes’; three-storey terraced houses ranging in size from 3,233 to 3,303sq ft, each aligned diagonally with its neighbour.
The individual villas are not being built by the developer, instead the plots are being sold to other developers. There are three types of design:
Hartland Gardenia villas are on two levels and have four bedrooms plus a maid’s room. They each have ensuite bathrooms, ample closet space, private garden and terrace.
Waterfront Villas will all face the Dubai Water Canal. Each of these 23 exclusive villas will have floor-to-ceiling windows, an open-sky courtyard, swimming pool and private terraces.
Hartland Forest Villas are the most exclusive villas in Sobha Hartland. Launched in July 2017, these four- and five-bedrooms villas are within a gated community surrounded by a ‘forest’ of trees and shrubs. Two show villas were completed by 2019, but the forest is not quite grown yet.
Also announced in April 2016 was Hartland Estates, comprising 48 four- and five-bedroom luxury villas and 27 quad homes as part of phase one. All were completed in December 2018.
Sobha Hartland is situated alongside the Ras Al Khor and Dubai - Al Ain Roads.
Residents of Sobha Hartland will have access to Dubai Metro’s green line just across the canal.
The purple metro line, when built, will pass alongside Sobha Hartland and connect to the new Al Maktoum International Airport at Jebel Ali.

The Sobha Hartland community includes various amenities for both individuals and families, including swimming pools, tennis courts, yoga centres, gyms, playgrounds and parks. The community also has two international schools that have been operating successfully for several years; North London Collegiate School and Hartland International School.
There are also a number of coffee shops, supermarkets, pharmacies, spas, and beauty salons. A shopping mall is planned, along with various restaurants located on the waterfront.

A look at the original masterplan published by the developer at the time of the launch of Sobha Hartland.
Sobha Group, the project developer, prides itself on the quality of its careful planning and design and promises to deliver housing that is ‘spacious, contemporary and beautifully finished; sustainable and surrounded by green spaces; family-orientated and alive with community atmosphere; and served by a full range of amenities for living and learning’.
More than 30 percent of the site is dedicated to park areas and landscaping.
Besides the choice of villas, town houses and apartments there are also two 'premium' schools, a clubhouse, and various retail and leisure facilities.
The masterplan also includes a high-rise office tower, three ‘upscale’ hotels and a spa.

Projects often go through a number of design revisions as they progress and developers may or may not honour their original plans when it comes to architectural designs, amenities and landscaping. The images below are provided as a means to compare the original plans with the realised development.
Building has started on the Hartland Estate Villas and the nine-storey Hartland Garden Apartments. Two apartment buildings, Hartland Greens 1 and 3, comprising 167 units, were delivered in 2018 and Hartland Greens 2 and 4 were completed by the end of 2019. In January 2021 Hartland Greens 5 and 6 were seen to be nearing completion.
The first 27 of the 80 Quad Homes were completed by the end of 2018.
The Sobha Group are building 90 per cent of the master plan; the other 10 per cent includes the villa plots, as well as four G+12 plots. Sub-developers can buy the land and build 200-400 units depending on whether they want to provide smaller units or larger ones.
The entire project is expected to be completed by 2024-25.
