One Central Overview
One Central is located along Sheikh Zayed Road between the Dubai International Convention and Exhibition Centre and Emirates Towers. It is a combined living, business, leisure and entertainment quarter alongside the Dubai World Trade Centre complex with five new high-rise office buildings and two hotels.
The office buildings have been completed and the first hotel, a new 588-key Ibis hotel, is operational. The second hotel, Accor Hotels’ 25hours Hotel Dubai One Central, is scheduled to be completed by June 2020.
One Central is a Freezone with benefits such as dual licensing, 100% company ownership for foreigners and repatriation of all capital and profits, and 100% income tax exempt environment.
The office buildings have a high occupational density of one person for every nine square metres (97sq ft) and may be handed over as shell-and-core, CAT A or fully fitted. They are finished to high-quality office specifications, including international Grade-A specifications and LEED Gold Certification, an International Management Regime in accordance with the RICS, premium interiors and finishings, and excellent vertical transportation supported by ample elevators, with average waiting time of less than 25 seconds. There is a range of space options and layouts.
The net leasable areas for retail and F&B across the five buildings amount to approximately 126,000 square feet (11,700sq m), and the first-class amenities include 24-hour security, one parking place per 500 sq ft (46sq m), and a range of amenities located within the buildings.
The commercial buildings are situated at the heart of Dubai’s Central Business District where the nights offer plenty of entertainment from art galleries to lounges and the best in dining and hospitality.
One Central’s prime location off Sheikh Zayed Road puts it at the heart of Dubai’s Central Business District with direct access to the World Trade Centre Metro Station. Travel times by car are six minutes to Dubai Mall, seven to Burj Khalifa, 12 to Dubai International Airport, 17 to Palm Jumeirah, and 20 minutes to Dubai Marina.

One Central History
The project was managed by Dubai World Trade Centre Authority (DWTCA) who announced plans to redevelop the Trade Centre district in December 2005. The masterplan was formally branded as One Central in 2016.
The aim was to attract and support multinational businesses by encouraging them to set up permanent offices or new regional headquarters in the UAE and Dubai specifically.
