Mirdif Hills Overview
Mirdif Hills is a mixed-use residential, commercial and retail development in Mirdif. The project was re-launched in 2015 by Dubai Investments Real Estate Company, the real estate subsidiary of Dubai Investments.
Costing AED3 billion, Mirdif Hills is the only freehold in Mirdif and will contain a total of 1,054 apartments, a four-star hotel, 128 serviced apartments and a 230-bed hospital on a 3.9 million sq ft site in Mirdif close to Mushrif Park.
It is being constructed in two phases across three ‘avenues’ - Janayen, Nasayem and Al Multaqa - and was expected to be completed in the fourth quarter of 2018. But as of May 2019 it was still under construction.
The Janayen Avenue community will contain a mixture of residential units ranging from one-, two- and three-bedroom apartments, to three- and four-bedroom duplexes.
The residences have been designed as a series of ‘Vertical Villas’, an architectural concept in which many villas are built in one single building, rising up vertically.
Nasayem Avenue, situated at the centre of the Mirdif Hills master plan, is surrounded by a gated community garden and will comprise several residential buildings containing two- and three-bedroom apartments, and three- and four-bedroom duplexes.
Al Multaqa Avenue
Al Multaqa Avenue will contain a 116-room hotel, 128 serviced apartments, restaurants, cafes and retail spaces.
The plot, which is located at the centre of Mirdif Hills, will also contain a mixture of 300 studio and one-bedroom apartments.

Mirdif Hills Amenities
Community amenities include a swimming pool, children’s pool, outdoor Jacuzzi, medical centres, nurseries, hotel, retail outlets, restaurants and coffee shops, multi-purpose hall/community centre, covered parking, gymnasium, recreational facilities, children’s play area, and 24-hour security and maintenance.
The project is on land that was initially cleared for development in 2004. Most of the preparation works for the first phase, containing 1,054 of the 1,400 homes planned, has already been completed.
The start of construction was announced in January 2017 and completion of the homes was expected to be by the end of 2018.
By April 2017 the excavation and shoring works for Janayen and Nasayem Avenue had been completed and foundation work was in progress, and piling works for Al Multaqa Avenue had been completed.
As of July 2019 Janayen is 98% completed and ready for handover while the overall progress on the clusters Multaqa, Nasayem are at 55%, 96% respectively.
