MAG 5 Boulevard Overview
MAG 5 Boulevard is an affordable housing project being built by developer MAG Lifestyle Developement in Dubai South Residential City, close to The Expo 2020 site.
Aimed at middle income families, this development is the first so-called ‘affordable’ housing project in Dubai with studio prices from Dh449,000 and two-bedroom apartments from Dh799,000.
The 430 sq ft studios and 646 sq ft one bedroom apartments boast ‘an efficient design and layout, private balcony, extended kitchen countertops with seating area, high quality finishes and parking for every apartment including studios’.
The 2 bedroom apartments will have two bathrooms, one en suite, with ‘ample closet space and a kitchen countertop that extends as a breakfast bar with seating for three.’
The 3 bedroom apartments are situated on the ground floor and have 70 sq m private gardens. Each of these apartments will have a maid's room and bath with separate access from the outside.

MAG 5 Boulevard will also have a number of shops, leisure facilities and restaurants.
Construction started in 2016 and handover of the first six buildings is scheduled for mid-2018. Seven more buildings are expected to be completed by mid-2019.
MAG 5 Boulevard is part of Dubai South Residential City through the centre of which a light rail system is going to be built. A ‘comprehensive and integrated’road network will cater for easy accessibility between the various areas within the City.
Residential City itself is in the north east corner of Dubai South at the intersection of Emirates Road (E611) and the Jebel Ali - Lahbab Road (E77). Drive times are likely to be 25 minutes to Jebel Ali, 30 minutes to Dubai Marina, 45 to Downtown Dubai and Dubai Mall, 55 to the international airport and 1 hour 45 to Abu Dhabi.
The MAG 5 Boulevard community will include 13 seven storey buildings housing 1,118 apartments (studio, 1, 2 and 3 bedroom units) on an 800,000 sq ft site.
The US$700 million project is being developed by a joint venture company formed by MAG Property Development and MBM Holding.
