Layan Community Overview

Layan is Mediterranean-style residential development in DubaiLand, next to Sustainable City. It lies alongside the E611 Emirates Road at its junction with Al Qudra Street.

This gated community was built by Dubai Properties who continue to manage it. The homes are a mix of spacious two-, three- and four-bedroom villas and two- and three-bedroom apartments.

It is well laid out with landscaped gardens, amenities for residents and ample parking spaces. The roadways are quiet and good for walking and cycling.

Leisure facilities include a well equipped gymnasium, 25m swimming pool, children's play area and a basketball court. There is a well stocked Choithrams supermarket, a coffee shop, laundry, a beauty salon and an ATM machine.

Residents appreciate the extra space and large gardens they get in the villas here, said to be more spacious than similar sized properties at Al Reem in Arabian Ranches and at Springs. They also report that the pool is never too busy to enjoy and property maintenance is excellent.

What residents don’t appreciate, however, is the complicated access routes. It can take up to 15 minutes to get into or out of the community.

Desert Accommodation
The surrounding desert
Desert location, the Layan Community on the way to the cycle track after Arabian Ranches. Despite being close to the Emirates Road, ex "Bypass", is a quite and gentle community. Emirates Pilots are representing the majority of residents. Choitrams, Gym and Pool, not much else but enough. Will recommend. Value more… for money. AED 100k for 2 bedrooms Villa for the 2nd year in arow.Show less

Comfortable Villa in Layan Community
Its safe, quiet, peaceful, and easy to live here.
Its far away from everything.
The villa is comfortable and rather spacious. The garden wraps around from the front to the back and has loads of potential for landscaping. We have two medium size dogs that are very happy with all their space. The villa is well put together, but you can expect a bit of more… wear and tear. Our toilet sprays started leaking, and after the 3rd year, one of the wash basins in the on suite bathroom detached from the marble top. Luckily the maintenance team is pretty effective. You simply call and you can expect them by the end of the day, or early the next day. Anything that needed fixing/replacing was usually done within a day. The area is just a perfect example of suburbia. Perfect for walks all through the day, security patrols 24/7, socializing with the people in the community is easy and most people are very friendly. We feel very safe, and rarely even feel the need to lock doors etc... The community center is rather small, but sports a surprisingly well equipped gym, changing room, 25m swimming pool with a fenced kiddy pool, and a Choitram that stocks most of the essentials. My only real criticism is that it is so far away from everything and difficult to access. The only way into the compound is by taking an exit off bypass road, and everything is far away. The closest thing is Motor City where you can find a nice big spinneys, and a few nice restaurants. Show less

We have been living in Layan for about 5 years now. It is beautiful, very children friendly and is a safe community. My kids ride on bikes go and swim, play in the play area, I go out long walks. The temperature is mosty a few degrees lower the in more… the main city... though it is far but I get no traffic and no signals coming home. The only problem I have is the access. They have finally made a U turn coming from Arabian Ranches, which we had been waiting for all these years, but not given the community access from there. Infact they have closed it completely and we have to go all around for 15 minutes from Emirates Road cross Global Village and then enter. It is a waste of time and petrol. This inconvenience is the only BAD factor!Show less

My husband and I live in a 2 bedroom ground floor garden apartment. We consider ourselves super lucky to have found this little gem of a community for our first place in Dubai. Love the community, the apartment itself, the view, square footage and the garden we get to enjoy. more… The kitchen is very spacious and has its own balcony. Our patio is lovely, and we have enough space for a gazebo! DPG is a fabulous company and maintenance is always prompt and efficient. Leakages, ants and other problems do occur often but it is always taken care of so I can't complain. Show less
