The project is being developed by Seagate Shipyard and El Bahrawy Group. El Bahrawy is a pioneering Emirati firm looking to revolutionise the tourism sector.
The AED600 million development comprises a central floating hotel with 156 keys. The hotel building is structured in four parts connected in the middle by a glass pyramid housing gourmet restaurants, bars, spas, pools, boutiques, banquet areas, and a yacht parking deck for 16 vessels.
On the roof of the hotel there are 12 luxury villas, and there are 12 eco-friendly glass boat houses surounding and connecting to the hotel.
The villas are called Neptune and are powered by solar energy. They have self-sterilising air filtration systems and use automated technology to operate the entire house.
The Neptunes have two floors, a balcony, and a roof with an outdoor swimming pool. The ‘ground’ floor includes a kitchen, a living room and two additional rooms for maids, while the first floor consists of four ensuite bedrooms. Each floor measures 300sq m.
The interiors will be created by Laila Aziz in collaboration with Aston Martin.
One of the Neptune homes was sold during the opening ceremony in November 2020.

Propsearch.ae is a Dubai property portal that hosts ads from a number of local real estate agencies. In addition we offer a comprehensive set of community and building guides to help property buyers, renters and investors learn about the areas and buildings that they may wish to live or invest in.
Any enquiries sent regarding a specific property go directly to the estate agent that advertised the property and Propsearch does not play any role in any transactions that may result. Enquires that are sent directly to Propsearch are forwarded to a trusted partner agency that is best suited to handle the enquiry.
Please note that whilst we have a large database of buildings and developments, Propsearch is not a property developer, nor an agent, nor an architect, nor a construction contractor.
