Emirates Hills is a prestigious gated community named after Beverly Hills and lying 3 km inland from Dubai Marina and the Palm, and between, but a discreet distance from, the two main highways. Its location is therefore about as good as it gets.
Claiming to be a world class development the well appointed villas and townhouses are set among secluded streets and all have panoramic views across the upmarket Montgomerie Championship Golf Course which is the centrepiece of this development. Home to the rich and famous, Emirates Hills is arguably Dubai’s most exclusive neighbourhood.
No high rise here, just well appointed villas and townhouses set among secluded streets winding around the golf course.
At the outset of this project the developer sold the building plots and allowed the buyers to choose from a range of villa styles, all of which were designed by international architects and designers.
The villas incorporate a hint of Arabian influence and have all been tastefully designed and built to a high standard with attention to detail. Private gardens and usable roof tops all have panoramic views across the fairways.
In 2018 an Emirates Hills villa was sold on the secondary market for Dh90 million, making it the most expensive property sold that year.
In 2019 a 17,800sq ft six-bedroom villa here sold for Dh64 million on the secondary market.
From Emirates Hills it takes roughly 22 minutes to drive to Dubai Mall, 13 minutes to Palm Jumeirah, 19 minutes to Burj Al Arab and 17 minutes to The Walk JBR.*
Dubai International Airport (DXB) is roughly 44 minutes' drive and the new Al Maktoum International Airport is roughly 34 minutes' drive.*
The nearest metro station, Nakheel, is just ten minutes drive away.
The golf course, around which the Emirates Hills community is built, is clearly the main attraction. This world class 18-hole course was created by seven-time European Order of Merit winner Colin Montgomerie and rated architect Desmond Muirhead. If you’re a golfer, welcome to paradise.

Propsearch.ae is a Dubai property portal that hosts ads from a number of local real estate agencies. In addition we offer a comprehensive set of community and building guides to help property buyers, renters and investors learn about the areas and buildings that they may wish to live or invest in.
Any enquiries sent regarding a specific property go directly to the estate agent that advertised the property and Propsearch does not play any role in any transactions that may result. Enquires that are sent directly to Propsearch are forwarded to a trusted partner agency that is best suited to handle the enquiry.
Please note that whilst we have a large database of buildings and developments, Propsearch is not a property developer, nor an agent, nor an architect, nor a construction contractor.
