Emirates Hills is a prestigious gated community named after Beverly Hills and lying 3 km inland from Dubai Marina and the Palm, and between, but a discreet distance from, the two main highways. Its location is therefore about as good as it gets.
Claiming to be a world class development the well appointed villas and townhouses are set among secluded streets and all have panoramic views across the upmarket Montgomerie Championship Golf Course which is the centrepiece of this development. Home to the rich and famous, Emirates Hills is arguably Dubai’s most exclusive neighbourhood.

At the outset of this project the developer sold the building plots and allowed the buyers to choose from a range of villa styles, all of which were designed by international architects and designers.

In 2018 an Emirates Hills villa was sold on the secondary market for Dh90 million, making it the most expensive property sold that year.

Emirates Hills has many schools nearby including Dubai British School Emirates Hills at 1.2 km and Emirates International School Meadows at 1.5 km.
In terms of performance there are nine schools nearby that have achieved either of two highest government inspection rating of 'Very Good' or 'Outstanding' including Dubai British School Emirates Hills which has a rating of 'Outstanding' and GEMS Dubai American Academy which also has a rating of 'Outstanding'.
