Dubai Silicon Oasis Overview

Dubai Silicon Oasis (DSO) is a state of the art technology park and free zone located at the intersection of Sheikh Mohammad Bin Zayed Road (E311) and Al Ain Road (E66), and next to Academic City.

It is one of the only free zones in Dubai where you can live as well as work. Besides office space, multi-use warehousing and manufacturing facilities, there are residential apartments, town houses and luxury villas.

DSO offers the latest infrastructure and in-house business services, and it also acts as an incubator for tech start-ups. The project was launched in 2004, and by 2016 more than two thousand companies had set up operations here.

DSO comprises four component parts: industrial, commercial, educational and residential, all served by public facilities.

In the two main residential areas, Cedre Villas and Semmer Villas, you can find both town houses and villas. Several high- and low-rise apartment buildings are to be found in Silicon Residences and Silicon Park. Properties are available to buy or lease.

Construction of more housing is continuing around the perimeter of the district.

There are two schools here, GEMS Wellington Academy and the Indian High School, as well as medical centres, community centres, shopping complexes, banks and a post office.

Dubai Digital Park
Dubai Digital Park (DDP) is a smart city project at Dubai Silicon Oasis that opened in 2020. It supports and contributes to the development of a geoeconomic map of Dubai and sets a new global benchmark for smart technology solutions.

Dubai Silicon Oasis Amenities

Silicon Oasis has two community centres, one in each of the two residential areas, Cedre Villas and Semmer Villas. They both have Spinney's supermarkets, a variety of shops and eateries and a swimming pool.
Throughout the residential areas there are children's wading pools, squash courts, gymnasia, yoga rooms, nursery rooms, and multi-purpose halls. There are two floodlit tennis courts in each community.

There are a growing number of green spaces here, including the Community Farm, public parks, and walkways, and by 2019 DSO could also boast of 4,000sq m of vertical gardens, 3,000sq m of green roofs, and 100sq m of green walls. The Community Farm offers around 400 3m x 2m plots to residents to have a go at sustainable organic farming.

In September 2018, the 35,000sq m North Park adjacent to Cedre Villas was opened. DSO’s other two community parks are Lake Park with its 2.2km jogging path, and the 9,129sq m Central Park.
The community also tends 3,500 palm trees that produce between three and five tonnes of dates each year, and in 2019 the authority announced plans to plant 1,000 ghaf trees, a symbol of the Year of Tolerance.

The main retail centre is Souq Extra which includes 42 shops. The Souq is to be enlarged by a 77,000sq ft natural light expansion with a floating glass roof.

The Silicon Mall is a 2.3-million-sq-ft shopping mall being developed by LuLu Group International. When complete it will house 300 local and international retailers, 12 anchor stores and a 70,000sq ft family entertainment centre. Completion is said to be by 2022.

Nearby medical facilities include Aster Clinic, Magnum Gulf Medical Centre Silicon Oasis, Eupepsia Medical Clinic and Fakeeh Academic Medical Hospital.

Construction going everywhere, lot of dust and noise
We shifted here couple of months ago and there are lot of issues in this building first of all ACs don't work mostly people have installed split ACs themselves although with rent around 60K this shouldn't happen, they don't turn on the building air conditioning even in summers! Garbage chute more… is very smelly because of which cockroaches come in our apartment, very thin apartment walls can even hear when someone uses bathroom flushes upstairs, sewerage smell in the bathrooms, poor construction of cabinets in the kitchen. These are some main points please check thoroughly the apartments rather than paying 60K here you might get a better one some where else in DSO. Show less

Small kitchen
We purchased this apartment a year back to avoid the rent increase every year and we are very happy here. yes there could be more improvements made but overall its good value for money. the kitchen is very small but for the three of us its fine. there are lots more… of restaurants nearby. also a number of clinics which is the main reason for buying it in this location. a number of schools are also nearby. RTA bus stop is just a few meters away. there a number of grocery stores. Traffic getting in and out of silicon oasis sometime during certain peak hours used to be a problem , not anymore. Show less

Bad building
Everything literally
They have bad management, they treat us rudely, and only asking for extra money but not giving any services back We have no gym and they refuse to put any equipment on it No pool heater We are not allowed to put the water gallon at our doors They don't respect regulation when raising more… the rent, they suddenly raise 12000 aed and asking for more!! If you tell them no they will tell you get out if you do not like our policy!!! Latterly I've seen a lot of other buildings in DSO but this is the worst building and services in silicon oasis at all, and we are going out this year!! Show less

Great value for money
The layout
Constructions nearby
All of the La Vista buildings have the best layouts possible in Silicon Oasis, the size is fair, and for the price they're great!

Silicon Oasis - La Vista 7 Apartments
Facilities-restaurants, supermarkets, schools, gyms etc
Construction as the world rushes to live in Silicon Oasis
SIlicon Oasis(SO) has been home to many Emirates Airline pilots and their families for the past few years. The support facilities like supermarkets, schools, restaurants, parks, gyms and so forth are therefore fantastic. Even those who live in the nearby apartments like the La Vista and Axis series of buildings more… benefit from this. The quality of build and finish of the apartments is good with some maintenance issues like peeling paint on the walls but nothing like I have seen elsewhere. Rents are cheaper than anywhere else I know in Dubai but even then the type of people who live here tend to be professionals and families of mixed backgrounds living together quite harmoniously. Traffic some mornings can look daunting but there are at least 3 access ways out of SO so it is not too bad. Security is good and friendly with buses and taxis for those who do not drive. I'd recommend SO to anyone looking for a great neighbourhood to be part of and to fall in love with.Show less

The apartment view
The rental increment
I have lived in this building for over 3 years, reason because its convenient and relatively quiet. But then disappointed after the level of commitment and being a reliable good tenant, I was forced into paying an increase of above the Rera calculator. Otherwise I felt I could more… call this home. I have two balconies and a beautiful view of the villas and the strip of Dubai including Burj Khalifa. I have an open kitchen which I love...that way I can cook and clean whilst the tv is ine. I feel this is my home.... the apartment allows the sun during the day. I have a shower and not a bath, which I miss very much. Gym is a pretty good gym, but the cleanliness is not maintained.Show less

I love living in DSO!
Clean, Quiet, No Traffic, Organized, So many restaurants and Mini Markets that deliver immediately, and so much more!
Living in DSO has so many advantages! It's clean, quiet, and always traffic free. There are so many restaurants, mini markets and so much more near by at a walking distance. There is a lot of greenery to soak in and it's so beautiful. Living in Coral Residence is the more… best. It has all the facilities to live a luxury lifestyle at an affordable price. Living in DSO is like living in a different small world of its own and it is close to downtown Dubai City. All in all, I love living here and would never move!Show less

Reasonable price and well placed for the rest of Dubai
Ease of access to the rest of Dubai
No pool and under-equipped, no AC gym.
Silicon Oasis is a brilliant area for accessing all parts of Dubai - direct access to E311 and 66 Al Ain Road. Good little shopping centre with a large Spinneys and MMI 5 minutes away by car. Choithrams, a 1 minute walk from the apartment. It's nothing flashy, but comfortable, more… has 2 full bathrooms and a small balcony and decent sized rooms. It's great to have covered parking with an allocated spot. Can't fault it. The rent... when I moved in was reasonable and payable in 3 or 4 cheques. Watchman and his crew very helpful and get maintenance sorted quickly when needed. Bus stop right outside, though I'm not sure which buses actually stop there. Cheap compared to the rest of Dubai, and cheerful.Show less

Fantastic neighborhood
Calm and quite neighborhood
No childrens play area
One of the best things about living here is the calm and serene environment which we truly cherish and enjoy. There is a mosque which was built near our building a few years back which is a big plus point as earlier we would have to travel quite a bit more… to offer prayers. In front of the mosque there is a convenient store, a laundry, a hair dresser, a pharmacy and a cafeteria. These have made life a lot easier for the residents in the area now. A few areas of improvement - children's play facilities needs to be included as there is a dedicated area for the same but the building authorities have not bothered to furnish the area with play options like slides, sea saws etc. This is quite disturbing as other similar buildings by the same developer in the area have children's play facilities. The building gym should have an elliptical trainer (which again the other similar buildings have). Other than these points, we have also seen our bedroom wall develop a crack and we have seen similar cracks in the walls of the corridor which raises questions about the quality of the construction of the building. There is construction happening all around our building now which is a bit of a concern about the quality of air in the area since it would be filled with dust. If the developer would work on the aforementioned points, this building would definitely get a five start rating from me.Show less

DSO- great living
I like the community - Dubai Silicon Oasis because its peaceful. I love the roundabout road network in DSO instead of red lights which is there in rest of Dubai. The market is in specifically designated area and not all residential apartments have that chaos of hustle bustle of residential more… area looking like some market. My apartment and building is beautifully made. Interiors are very royal. My apartment specifically has Burj Khalifa view from the balcony. This is just the beginning but there lot of such small things which make me love my home. I don't see any bad as such in DSO or my building. I am just waiting for silicon lake now.Show less
