Dubai Marina Area Guide

At the heart of ‘New Dubai’ the Marina is more than 3 km long and is encircled by a broad, landscaped promenade, a favourite among strollers, walkers, joggers and cyclists. Along the waterfront are numerous restaurants and cafes where you can sit at sunset and watch the 200 surrounding skyscrapers begin to light up to create a spectacular backdrop as the evening dinner cruises glide out to sea.

Most of the skyscrapers are residential and the Marina has its own mall with over 130 shops, a supermarket and a six-screen cinema. There are several hotels and clubs buzzing with night life and by day you can hire a boat, take a tour, or catch one of the regular ferries to Dubai’s historic old town of Deira.

Ninety percent of the 200 or so skyscrapers surrounding the Marina are residential blocks including Princess Tower, the tallest residential building in the world. Add to that the 40 Jumeirah Beach Residence towers catering for 15,000 occupants and it is not hard to understand why the Dubai Marina district is the most densely populated neighbourhood in the country and such a vibrant community.

Like Jumeirah Lake Towers beyond the Marina, this place is a favourite among singles and young families alike.

Dubai Marina Amenities

Pier 7, next door to the mall, describes itself as a ‘seven-storey culinary destination’, while close by is the Dubai Marina Yacht Club, better known for its Ladies Nights than its maritime credentials.

The many hotels in the area provide plenty of choice for the ever-popular Friday brunches, where for a small fortune hard-working people can enjoy a four-hour eat and drink fest. To recover there are plenty of gyms, health clubs and spas around the Marina, while shared pools and public recreation areas provide open space for relaxation and exercise.

The Walk is a bustling boulevard between nearby Jumeirah Beach Residence and the beach and one of the best places for strolling or just sitting and watching the world go by.

The main north-south highway running through Dubai passes right by the Marina, linking it to all parts of the Emirate and to Abu Dhabi which is about an hour’s drive away.

Public Transport Links to Dubai Marina

Unlike many other locations in Dubai, the Marina is a neighbourhood where owning a car is not a prerequisite. It is particularly well served by public transport, having two stations on the metro which runs the length of the city. The Mall of the Emirates is a 15 minute ride, Dubai Mall and Burj Khalifa 30 minutes, and the airport just under an hour.

A new tram system has helped to ease traffic congestion around the Marina enabling local residents to get about swiftly and easily.

"Noise Nonstop"

The fire alarm goes off several times a week, any time of day or night. Has been happening since 2015. No one ever knows why. So don't get a high floor because you'll have to evacuate more than once. Intercoms only work one way, and you can't call reception because they haven't fixed them. The noise from drivers is constant, honking any time day or night. Traffic is pretty bad to come home. The location is great but the quality of life you'll get is very poor. Can't wait to move out.

"Too Many Downsides To Recommend. Perhaps Okay If You Are Deaf."

Negatives:   Noise. Please don't think "It can't be that bad, it will be okay". You have been warned!

We stay mid way up this building, above floor 35, overlooking the Palm Jumeirah. Pros: a) Marina is on your doorstep with all of the shops, restaurants and bars you could ever want. b)You can have a pleasant walk around the promenade. c) Public transport is very accessible. d) The building is fairly new. e) The bathrooms are actually modern and well finished, unlike most apartment buildings in Dubai that seem to take their inspiration from the 1970/80s. f) Staff are pleasant. Cons: a) NOISE. As mentioned we are half way up the building and the noise levels are utterly unacceptable. This comes from several sources: The road that seems to turn into a racetrack every night, especially by motorcycles. This will wake you up, I promise. Nightclub noise from Barasti and Zero Gravity. If you don't mind loud thumping noises until 3am then you have no problem. If you're a normal human being then forget it. Construction noise. The wonderful palm view that you have will very soon be completely blocked by another building being constructed straight in front of Cayan Tower. So to recap you have noise all through the day, all through the night, and the weekend you have the added delights of nightclubs. b) If you have moved into the apartment for stunning views, think again. They will be short lived. See above. c) Maintenance men always seem to be doing things but so far we have had two water leaks in this apartment and there seems to be a problem with flies in the air conditioning. Lovely when eating dinner. d) We viewed 22 apartments in this building before settling on this one. The layout of rooms and the shape that they form are beyond the realms of sanity. Sure, this is a nice building to look at from the outside, but those living in it have to put up with the oddest shaped rooms we have ever seen. e) Balconies are tiny. You may fit a single chair out there. Very social. f) That cladding on the building exterior gets very dirty, very quickly. Cleaning is every quarter, so be prepared to look at dirty windows and sandy cladding for most of the time. Oh and just to add, virtually none of these apartments have dishwashers, and due to the odd layout, there is no room for one to be fitted. So, dig out the marigolds, if you still wish to move in.

"The Stink - Oh The Stink"

We have lived in this apartment for 2-1/2 years. We were among the first to move in. Ever since we moved here, almost like clockwork, the apartment fills with the unbearable stench of sewage - 7am and 7pm. Not just a little hint - it is a mind boggling, thick vile stench - we have to stand outside on the balcony. One of our bedrooms can't be used it because it smells so bad. We have workers crawling all over the place for two years, Walls ripped down, holes cut in the ceiling. Cracked internal sewage pipes filled with silicone. You name it, they've done. It's made absolutely no difference at all - in fact, it's actually worse. There is not going to be a short term cure. The developer and the owners association are at loggerheads about what the problem is and who is going to pay to fix it. The smell is certainly the thing that will see us moving when our lease is up. In addition to all the other problems mention by other reviewers, do note that now there are two massive construction sites - one immediately adjacent to the building and one directly across the marina. The construction noise is bad now but will get increasingly worse as the construction picks up pace. One side is constant hotel party noise, the other constant construction. The price of the rent is very high for sub-standard accommodation. We wouldn't recommend it.

"Spot With A View"

Positives:   View, Finishing, Facilities, Security, Location, I stay in the "Twisity Tower" bragging rights.

Negatives:   Tiny balconies, limited to non existent parking for guests.

Location is good. 10 mins walk to all the restaurants, supermarkets and tram. Taxis are easy to find. Lobby is very hotel like with pleasant staff who remember your name and always welcome you with a smile. Lift announces "welcome to Cayan Tower" every time you hit the ground floor. Impressive attention to detail. Lifts are very fast too. Apartment is spacious with some storage space and good finishing in the kitchen. The standard fridge/freezer is good too and larger than what you would find in other apartments. Marble floors and kitchen tops ooze quality and air conditioning is superb especially on those hot and humid days. Walk-in shower of 5 star hotel standard. Apartment was on the 31st floor with a simply stunning view of Dubai Marina. However, the balconies in the building are very small no matter the size of apartment you get. Real shame given the amazing views to be had if you could dine al fresco. Infinity pool overlooks the marina offering first class views. Pool is temperature controlled but quite small. Gym is well maintained with a good number of equipment as well as aerobics room. Fresh face towels always handed to you in gym and large fluffy towels handed to you at the pool. 5 star service. Lastly, there is a spa in the building and it is VERY good. Again, it rivals 5 star treatments and facilities from some of Dubai's luxurious hotels. Great building.

"Not Recommended For Families"

Positives:   Reasonable price when i moved in.

Negatives:   Neighbours, parking, and of course the fire....

Advantages (not many): Fairly decent quality interior and I didn't have many problems with a/c or water heaters etc. The location is pretty convenient and close SHZ road. Price is reasonable for the space. Disadvantages (a lot): Noisy party neighbours - lack of control from security and property mgt. Very difficult time for me and my family (that's putting it mildly and being diplomatic)...... Parking is poor. A 3 bedroom apt. has only one parking , there is no guest parking outside or nearby so visitors need to get a taxi. Swimming pool is a pretty poor facility.

I will start my review with the Pro points on this building: -Beautiful views during the day and night of the full marina -Modern buidling with modern layout -centrally located and walking distance to every amenity, beach, mall, metro -Well equipped gym and Pool with Pool that has a lot of sunlight Now to List the Cons of the building: -No parking for guests -No access to the lifts unless you have an access card, can be hard if you forgot your card. -Foul smell coming from the guest bathroom drain pipes. -Ants Problem -Windows not sealing properly.

"Pest Palace"

Negatives:   Awful indoor swimming pool, cockroaches, construction noise.

Don't move to Sulafa tower, just don't do it. Yes, the units are big and the finish is good but there is hardly any natural light in the middle one bed apartments and you are living on a building site. It's amazing how depressed one can feel when you have to turn your lights on at 1pm in the afternoon. The construction view is dire, don't put your clothes to dry on the balcony area- they will get covered with construction dust. Workers on the sites will peer into your flat and you will sleep to the sound of drilling every night between 11pm-6am, even ear plugs don't drown out the sound- permanent insomnia. The worst thing about Sulafa apart from the awful views, constant construction noise and disgusting trash rooms where people don't use the shoot is the fact it's a pest palace. Bachelors aplenty make this building full of pests. Try using the water machine in the gym and cockroaches crawl out, they are everywhere. My apartment turned into a sanitary soulless residence and they still wouldn't leave. Worst experience I have had was living in this building.

Its not like advertised , there is no private beach , its all public , not a 5 stars building, maximum 3 star i can give, there is no chiller in swimming pool, so u cant swim at winter or summer , not enough sun beds for all residents , the parking has a lot of problems, like flooding, or liking ac water on top of your car, so be careful , bcz its damaged my car paint, also too noisy , specially weekend, also gym is extremely small and not equipped properly.

"Worst Residency Experience"

Sulafa tower is the worst residency I experienced so far. Doors of flats are close to each other and you can hear all the things from next flat. In case you have noisy neighbors get ready to fight with them (because you are calling security and even police each time and guess what, nothing happens, apologies and next day its the same ). Gym looks ok but devices are old or malfunctioning. Pool is very small. Forget to swim if there are 2-3 people. Otopark is ok too but in order to enter you have to wait all buildings before sulafa as you have to use same service road and forget about calling guests with their car. There is no way for guests to park even finding a park place. To summarize; dont waste your time and money as you may look to move right after you move.

"Garbage Smell All Over The Lower Floors, Noise From The Construction Across The Street"

Garbage smell, mentioned by others as limited to the garage (through which is one of the entries in to the building), is spewing (thru A/C presumably) to all lower floors of the building. I am on the 12th floor and the stench is unbearable. Same on the lower floors, until 14th or so. While I am currently talking with the building management company about this issue, I don't expect a quick resolution. Higher floors (20+?) don't seem to have this problem, but beware of the lower ones! Also watch out for noise - this building is surrounded by very busy streets, with almost constant honking and across the street two new buildings are under construction, 24/7.

"Marina Quay Review"

If you like peace and quiet this place is not for you. Forget about sleeping during weekend nights, you will hear honks for hours from inconsiderate drivers at 4AM in the morning. I can assure you you will be able to guess the make of the car from its honk after a month... If you are lucky and can fall a sleep you will sure be woken up by the false fire alarm and have to go downstairs to find out it is false alarm. No to mention the kids playing football and screaming under your apartment at the promenade. Don't believe me, go out on twitter and search for apartment name, you will see people living in these buildings posting videos and tweeting all night about the noise calling police for help.. If you are as unlucky as myself you will get a parking at basement 3, adds minutes to your ETA. Apartment's size and finish are good, security and concierge are very helpful. Pool and GYM are not the best but better than other places we have seen. View is amazing. JBR beach is just walking distance. If noise level was lower this would be the best place to live in Dubai, but it is a nightmare for us and we are looking forward to contract end so we can move out to a quieter place.

"8 Years In This Amazing Building!"

We have lived in this building for 8 years now, contrary to previous reviewers from last year the Building Management are doing a phenomenal work at keeping the building safe and well maintained, with over 300 flats it is not an easy task. There is outside guest parking that is controlled by a security guard who is stationed by the parking lot 24/7 in an AC supplied cabin, he is very helpful at all times. The entrance of both receptions looks like a hotel hallway with fresh flowers displayed, floor polished, security personnel monitoring the screens as there are cameras installed in the building, including each floor and inside the lifts. There is an additional third reception area as well that leads onto the Promenade where you can cycle/run/walk. Everything is nearby, Marina Mall with cinema in it, JBR, the beach, the tram stop, the Metro stop of JLT, almaya supermarket is 2mins, Ibn Battuta Mall short drive, Mall of the Emirates 15mins drive or 20mins by Metro door to door. Easy access to SZR and Jumeirah Beach Road as well. The traffic can get bad at peak times but then show me an area of Dubai that can't. The noise from the marina itself is annoying at times with jet skis and yachts playing music at times but the view and location compensate for it. We never had a sleepless night here, so traffic from the nearby bridge is not noisy in particular. The tram runs next to the building and you don't even hear it at closed doors. This is Tower B so Tower A might be different. The flat itself is very spacious with tons of storage space, the balcony is equally lovely, big enough for a large table, sunlounger, chairs, etc. The common areas are wonderful, the choice is vast, you can play tennis at the tennis courts that you can book in advance at reception, you can host a bbq by booking one of the bbq stations so that staff can help with coal and cleaning, the pool is very clean and well maintained, the jacuzzi is equally clean, the sunloungers have recently been changed to new ones, the kids pool is very nice as well. There is a gym to use, an indoor kids play area, a conference/business hall to rent at no extra cost for events (no alcohol allowed), indoor showering/sauna/steam facilities for men and women, outside shower, pagodas to sit under, tables to eat at...The building itself has a CrossFit gym in it that can get loud at times with weights being dropped but it does not affect the living quality much on a top floor, not sure of lower floors. There are two ladies salons as well, a Thai massage parlour and a restaurant. There are bicycle racks to use, spacious storage units and parking spaces to own and rent as well. Speed bumps in the parking area, constant maintenance of all areas.

"Humidity, Mould And Noise"

We live in Diamond 5 since half a year and will move out as soon as our rental contract expires. Upsides: - Security guards are extremely nice and friendly - Rental price is low (80k) - Chiller is included so far, however they installed BTU meters and it seems to be that in the near future they will start charging for AC - View from the balcony is stunning (if you can ignore the noise) Downsides: - Humidity is a big problem in this building. Both us and other people in this building had mould in the bedroom wardrobes. At first you don't notice, because it seems to be dust at first sight. We bought a dehumidifier, which takes around 12 liters of liquid out of the air per day. Let's hope this prevents the mould from returning. - There was a leakage at the neighbours, which took maintenance over 5 weeks to fix. When we came back from a 2 week holiday the was a layer of 3cm hairy mould on our side of the wall. - The 1 bedroom apartment is very noisy. Balcony doors don't close well and there is a lot of noise from SZR. The apartment has hardly any storage, except for sleeping room wardrobes and kitchen cabinets. - The pool itself looks ok, but the beds are old and the cushions dirty. However, they added some new beds and chairs recently. The gym is really run down, with old and broken equipment.

"Labeled As The Worst Building In Marina"

The title says it all. I lived here for one year which was a constant nightmare. You will soon accept that cockroaches will be living with you no matter how often you call pest control companies to spray your flat. Maintenance is horrible, try getting a hold of them. Forget about having guests over, there are no parkings for visitors and you will be embarrassed once they give their views about any other building. Let's not mention the gym and the pool which is still not open.

"Avoid This Building"

Nothing positive to say & much better options elsewhere. Standout lowlights - Staff/maintenance - 5 Days without water for 2 minute fix. Calling on reception 2-3 per day. See photo of health club shower I used for these days and this is the better one... - Outside pool is closed with no update on re-opening - was terrible anyway - Indoor health club and pool is awful and very dirty and run down as with rest of building - Questionable inhabitants and if you have lived in Dubai long enough you will know what I mean by that - probably one of the few buildings where you must lock your door as had 'visitors' mistakenly come to my door at strange hours. Lots of better options in Marina.

"Marina Pinnacle Review"

Good size apartment with good layout. The bedrooms and the kitchen are big and spacious with a lot of sunlight. Depending on which side of the building the apartment is you can have spectacular views of eater the palm, marina or golf course. 5 minutes walk to Barasti and Marina Walk. The finishes are very poor, things go broke all the time. The maintenance is slow to react, and most of the time just mask the problem instead of fixing it. The elevators for higher floors haven't been working for over a year which creates a lot of congestion and long waiting times. The corridors are always dirty and smell bad. Security is unhelpful, doesn't stop strangers (people from outside use the pool). All in all if you are good at fixing stuff yourself, don't use the facilities, and want an affordable apartment in Marina it can be a good place.

"Great For Bachelors Or Newlyweds"

Moved into this building 5 years ago before there was a road in front of it. Over the past few years lots of changes happened in this area. The units are huge compared to the neighboring buildings. Finishing is really good. Price used to be good but I think they're getting a bit greedy now. When I first moved in they asked for 53K for a one bedroom. Now they want almost 90-100K, not worth it, given ocean heights is around the same price and a million times better than sulafa. Be careful which unit you take, most of them have an obstructed view. Chiller is free which is a huge bonus. Parking is and always has been a disaster. No one wants to visit us anymore since they can never find place to park. Only 10 spots available for 8 60+ story buildings. Very convenient location with the tram right across the street. Not a family building although there are a bunch of families living in it. No parks nearby. Security guards are unhelpful. Great for a bachelor or a couple. Be careful of the rent and compare it with ocean heights to see if they are getting greedy.

Perfect view; standing in the corner of the marina.. Perfect finishing; very good kitchen and bathroom. No sports car sound; enough distant from main street. Amazing swimming pool and amazing marina view. Car park is not underground; will not be poisoned with rubber smell. Security are very good; building rules are followed. Huge green field is available after grosvenor house; perfect for kids and pets. No traffic; easy to access with car as you can reach building right after 1st bridge. However, gym could be better.

"Wonderful Place To Call Home"

Living in the JBR area and in Bahar 6 in specific has a lot of benefits, in terms of security and accessibility its near everything and basically its the place to be, walking distance from the Beach, and all its entertainment activities, including restaurants, cinema and events. However traffic going back home after a long working day is just dreadful, having visitors over and asking them to pay for the only parking available in the area 20AED per hour is outrageous. As well as the flood of people during each and every national or public holiday to the area makes it a bit overwhelming for residents. I lived here for around 2 years, and as the rent price started to hike up, i had my share and decided to leave. JBR is a nice place to visit for sure, but i have my doubts about living there permanently and dealing with traffic jams on daily basis.

My landlady is an extremely difficult woman who wants all the upsides of renting an apartment (i.e. your money, including as much of the deposit she can keep her hands on) and none of the downsides (paying her service fee, arranging simple repairs). But the worse thing about the place is the NOISE. Building sites on all three sides, they go on all night and there is no chance of sleep. Utterly miserable.

Marina Pinnacle is probably in the best location of the Marina, as it is close to everything you need. The traffic is never an issue around here driving unless the build up of traffic for the delayed signals (blame the tram). The Building itself is shabby however the last 2 months they have began to do work internally paint, clean etc, which is a nice touch. The lifts are a bit of a joke and seem to work in their own mind. My apartment is a good size and is good value for the price I pay, my view is of the marina however that will soon be blocked by a tower block getting built, has shot up very quickly in 8 months living there. Gym is awful (mens). Indoor pool I refuse to use. Outdoor pool is perfect for myself as I do laps and is a good size, however from December-Feb with the no heating it was baltic. Will be moving out when my tenancy is up but I have not hated my time there like others have mentioned. But all in all a good value for money building.

Where do I start..... I have lived here from the beginning which was 2 years ago. Absolutely moving out this year. So I was the first person moving in which I really liked. Now after only 2 years, you can already see how cheaply this building is finished as it is already starting to show signs of use even though I clean and maintain it daily. AC system is getting smelly and there is some moisture building around already. The kit on the edges of the toilets and in the shower and bathtub is letting go and starts to get holes. The location itself, which is ON the beach, is basically the only real value you are getting for your money. The building itself is horrible and so cheaply build and finished. My apartment has a very bad smell which is caused by the sewerage. There is a constant never ending water problem in the parking garage which causes a very disgusting smell and the water often rises up to 2 cm. And this is not normal water, it is oily stinky water from, again, leaking pipes. The elevators take forever and are often broken. The main reason why I am moving out is the fire alarm, which goes of daily/ weekly unregarded timing of the day, early morning, middle of the night etc. And this is literally so loud that you have to put your fingers in your ears. Sometimes it goes of for over 10 sec. at 4 o'clock in the morning! They rarely clean the windows. They maybe do it twice a year and only when they are so dirty that you almost unable to see anything through them. There is SO much noise from our neighbors at the hotel. Not only in the weekend but also on weeknights. There parties go until 1 in the night and makes it impossible to sleep as the music and voices are really, really loud. Many beds and umbrellas at the beach are broken and aren't replaced for some reason. (really wondering where they spend our money on lol) I may sounds like a whiney person, but I am totally not. This building, where you pay at a minumum 160.000K a year for a ONE bedroom, you can at least expect a well maintained building without constant water problems, disgusting smells everywhere, fire alarms that go off in the middle of the night, extremely dirty windows and broken pool beds. When you pay this much, you don't want to walk to your car every day in the garage and going through a pool of stinky oily water with your sandals! During the storm in March 2016, there was so much water coming through the windows of my apartment that it took me hours to clean everything up, not even speaking of the furniture that was ruined. Also my entire apartment was covered in dark grey dust and sand that was coming out of the AC system and blown through the pipe system. NO, I would never, ever recommend this building! For this price, there are much better buildings on the market!

Been living in Princess Tower for 3 years now, and just renewed for another year. I live in a 1 bedroom with marina view and a fairly large balcony. Layout is ok, and size of bedroom and living room are good. My layout only has 1 bathroom, but I'm not bothered by it, I dont get the need for having 2-3-4 bathrooms in apartments.

The building is a relatively new building. When I moved in, 4.5 years ago, it was just finished. My apartment is a corner apartment, and it faces the sea as well as the marina side (next to skydive Dubai and Barasti). The view is stunning and I have never got bored of it yet. It feels like a summer vacation home all year long. The balcony is a very good size and winters are enjoyable. I leave the windows open all day. The location is excellent. You are right next to JBR and you dont have to take your car to reach the restaurants etc. You can walk to everything. Also, the beach is right in front of the house! The security is really good. There is staff everywhere around the building at all times to help you with anything you need. They are all professional and helpful. The pool and gym are fantastic and clean. All equipment are new and there is always a staff present if you need anything or something is not working. The gym has a view of the pool and the beach! The only downfall is my apartment layout. There is alot of lost space because of the layout but not all apartments in the building have this layout. So it depends which apartment you choose.

Sometimes I think that I am paying too much for this apartment, but when I am tired or bored and just need a walk outdoors, get the metro or some grocery, I have everything nearby; no regrets. Besides, building is really nice, luminous and almost sophisticated.

Nice building and nice community, however the landlords are asking for high rental prices which is not really justified especially on the construction side. Do not take from the construction side. Strong noise. The view is getting blocked soon for this whole side. Another bad thing is that 1BR don't have balcony. Sometimes elevator is slow because it's a high rise building.

The Building is one of the nicest in the Marina, definitely in this area of Mina Seyahi -- particularly, the pool, gym, and maintenance stand out. The rooms themselves that I've seen are very well maintained and still seem new, and ideal would be to get the upper floor xx04 rooms, which look out onto the Palm and have generally great views. Finally, quality of people in the building is generally higher than others -- mostly young 30s, not too many kids, etc.

I have lived in Dream Tower 1 for almost a year and thankfully my lease is up in the middle of March 2016 and I can leave The apartment is big and in good condition and the facilities are ok - nice pool but the gym equipment doesn't work! But Please listen to me ... if you value your sleep and peace of mind / sanity do not move in to this building. A building started to be constructed about 4 months in to my moving in and they build constantly... and I mean constantly. 24 hours a day 7 days a week. Drilling, banging, etc. Ear plugs I promise you will not cut it Think long and hard before moving in.

I found this apparment on floor 27, It was one of the best apparment i have live in Dubai with stunning view facing the Marina Bay and perfect walking location, its right in the heart of Dubai Marina where you easily found plenty options of good restaurants (walking distance, or online delivery), bars, water sports, right opposite with Dubai Skydive, close by to the free zone where i used to work. The apparment alone are modern , clean and spacious. Due of it location and standard so the rental price pretty high but Its definitely worth it. Oh dont forget to check out the top view of this tallest residential building in the world ;).

Perfect Stay for anyone. Especially because this building has a Carrefour Market, pharmacy and pizzeria below, as well as tram station MINA SEYAHI. Plus view is great and it's always windy here. It blows from beach side even in hot days, so it's more possible to breath. Marina Walk is near. You need 5 minutes only to get there when walking. Maintenance is normal, I may say good. Gym is little, as well as swimming pool. But the worst thing is that it's dusty and noisy here. I can barely use balcony. approximately in 200 meters are 2 buildings under construction. But some other buildings in this area are in worst conditions because of this.

We have been living for the past few years and the initial maintenance issues have been fixed by the FM company and relatively the services are smooth and compared to nearby buildings, this is value for money. Nice views, Best size utilization and safe without Aluminium facade The building offers fantastic views and space inside the apartments. Easy and friendly staff and some times Residents misuse the facility creates problems for permanent residents. Owners should rent for responsible residents and avoid shared tenants. Recent maintenance and make over internally by the team has given fresh lobbies.

If you're going to spend a big amount of money in a rent on Marina don't do it here, you can find better flats on the buildings around that one. I don't know how the owners dare to rent these flats at the same price than luxury buildings like The Torch.

"Cascade - 1 Bedroom"

I've been living in the cascade for 2 years, the location in the marina is perfect for me since i am very close to the metro station (JLT Metro) and also 5 mins walk to Marina Mall. You are also 10-15mins walk to JBR, so in terms of location i think it's perfect. In terms of 1 bedroom apartment size, i think it's one of the best in the marina, i viewed many apartments in the marina and very few if any, were the size of the 1 bedroom in the Cascade, it's around 850 SQ FT (excluding Balcony, with balcony it's over 1000 sq ft) Security is friendly and always courteous, maybe not always the best aware of people coming in and out but again there decent, always prompt when calling them and getting assistance. Maintenance is the same, definitely not the best, usually requires them to come out a few times to solve/temporarily stop an issue but again they are prompt, courteous and there English is average. The manager of the hotel is always prompt and courteous with the better of communication skills. Parking is fine and never had any issues with the car parking system. Swimming pool is good and the gym is average, it has good equipment but can be better as the gym space is large and items are regularly missing.

"Issue With Security Deposit"

I lived in this building for two years 2013-2015 and had very little issues when I was living there. There was tram noise with the works that were ongoing and the traffic system changed following that installation which made things a little more testing getting around. Since moving out of the apartment the building manager has been nothing but difficult, I was charged for items that were not even damaged, I had issues with them letting my own cleaners in to finalise cleaning of the apartment and the release of my security deposit cheque has lead me to raising a case with the Rental Dispute Centre to help retrieve this. The building manager was very rude on the telephone to me and the third party of Zumurud Management was also very unhelpful. I have had this case ongoing since May 2015, it is now January 2016! Following the issues I have had with Zumurud and how unfair and unprofessionally it is managed I would not recommend this building to anyone.

Pros: - Very good maintained building - Good security - Good swimming pool and gym Cons: - Extremely disturbing noise from the road nearby. There is traffic light just opposite to building, after green light sports cars start racing with extremely loud exhaust sound. Your baby may wake up couple of times in the night. - Terrible layout, not specious rooms. - For landlords: Not good for investment as return of investment per year is weak compare to other similar quality buildings.
