Dubai Investments Park Area Guide

Dubai Investments Park (DIP) is a mixed-use complex situated near the Jebel Ali industrial area at the intersection of the Sheikh Mohammad Bin Zayed highway (E33) and the Jebel Ali Al Habab Road (D57).

The development is spread across an area of 2,300 hectares (5,683 acres) and consists of three major zones: an industrial complex for light and medium industries and hi-tech companies; a commercial complex for offices, showrooms and retail; and seven residential communities, five of which have been finished and the other two are in various stages of development.

There is a variety of residential options ranging from villas and townhouses to apartments and studios.

Green Community is a self-contained residential community set in natural greenery, far enough from the noise of the city but close enough to good roads. It offers a variety of apartments and villas in Green Community Villas, Lake Apartments, Terrace Apartments, Lakeside and Green Community West.

Ewan Residence is a well landscaped, up-market, gated community designed with a mix of Emirati, Arabic and Andalusian characteristics. It has its own recreation centre with play areas for children, swimming pools and a jogging track throughout the complex.

Ritaj has recently been completed and comprises low-rise buildings with studios and one-, two- and three-bedroom apartments for singles, couples and families. There are over 2,000 affordable housing units here with swimming pools, restaurants, shops, a supermarket and a mosque.

The Dunes Village is a modern, gated complex of 19 five-storey apartment buildings complete with a swimming pool, gym, Jacuzzi, landscaped gardens, mosque, shops, cafes, restaurants, clinic and pharmacy. There are 942 spacious studios, one- and two-bedroom apartments with balconies.

The Palisades is still being developed around a central park. The residences will be period-style architecture, and more than 35% of the entire area will be landscaped.

Still to come are two more developments, Crown City and Dubai Lagoon, each with about 50 apartment buildings and all the facilities that go with them.

There are five schools in Dubai Investments Park: Al Nibras Private School, Al Worood International Private Academy School, Greenfield Community School, The Children’s Garden kindergarten, and Dovecote Green Primary School.

Dubai Investments Park Amenities

The main attraction is that this is a place where you can live and work; ‘a city within a city’.

Each residential area has a community centre with its own leisure facilities, providing a choice of fitness clubs, swimming pools, spas and sports facilities. Outside there are also tennis and squash courts, and an amphitheatre for open air concerts, plays and other events.

Shoppers have the choice of two shopping malls. The Market is a shopping centre in the Green Community with 86 retail units including a supermarket, coffee shops, restaurants, banks, gifts, a book shop, a hair salon, a pharmacy, and a medical clinic. Souk Extra is the mall in Ewan Residence and has 18 shops including a Spinneys supermarket, a pharmacy, a dry cleaner, and a bureau de change.

Since more than ten per cent of land in each residential development has been set aside for conservation and greenery, there are plenty of landscaped parks and waterways.

There are four hotels here, and six more on the stocks in order to cope with the expected rise in demand leading up to the 2020 Dubai Expo, the site for which is right next door on the other side of the Al Habab Road.

History of Dubai Investments Park

Dubai Investments Park (DIP) attracted 436 new companies in the first five months of 2015, taking the total number of companies within the 2,300-hectare development to nearly 4,500.

During this period the new companies leased warehouses, distribution centres, office spaces and light industrial units across a total area of 580,000 sq ft, a 20 percent increase in commercial space allotments compared to the last year.

DIP’s proximity to the Expo 2020 site makes it a favoured option for investors and end-users, and the massive growth in number of DIP sub-tenants in 2015 is a sign of the Park’s growing reputation.

DIP has more than 12,000 residential units, 90,000 residents, 20 million square feet of office space, 25 showrooms, six schools and three hotels. Eight new hotels and serviced apartment buildings are planned to be built before 2020.

Dubai Investments Park Travel Guide

DIP can be easily accessed from both the Mohammad Bin Zayed Road and the E11 Sheikh Zayed Road, Dubai’s main thoroughfare.

The proximity of these highways means that travelling to other parts of Dubai is relatively easy. The journey time by road to Jebel Ali is 17 minutes, to Dubai Marina 20 minutes, to the Mall of the Emirates 23 minutes, to the Dubai Mall 26 minutes and to Dubai International Airport 38 minutes. Abu Dhabi is an hour and 10 minutes away.

Public Transport Links to Dubai Investments Park

Two buses, the F46 and F48, stop at several places around Dubai Investments Park and connect to other parts of the city.

The nearest metro station is Energy, on the Red line, to which feeder buses from DIP run every ten minutes.

An extension to the Red Line linking Nakheel Harbour & Tower station to the Expo 2020 site will be completed by May 2020 and includes a new station at Dubai Investments Park and another at Green Community East, both on Sheikh Mohammed Bin Zayed Road.

So, in the not too distant future this district will be connected by rail to all parts of the metro system.

Positives:   Location.

I would like to share with my opinion of Ritaj Community in DIP-2. This is the worst choice you can make! First of all: fire alarm rings like 6-8 times a day, more often it happens in night time (from 12 till 4 am). Second reason is security which you won't be able to find easily. And the last point I would like to mark is dirty elevators. But for me location is quite comfi, as I work in Jebel Ali Free Zone, so as of now have to suffer of insomnia and dirty/smelly place.

"Ideal For Families"

Negatives:   Sitting in traffic on the way back home.

Ritaj is a great choice for families, as it is a safe and family friendly environment with lots of nurseries and schools in the area. Different supermarkets and restaurants also easy to reach and dont have to travel to the city. But if you need to go to work in the city, the traffic can be a problem, specially coming back home in the evening. The situation got better since the opening of Al Yalayis street, but the big roundabout on E311 is still just under construction.

"Great Community And Area!"

The flats are spacious, the finishing is excellent and services are great, it is a well served community both internally and externally. We moved here from Motor City where I got 600 sqf extra for a almost the same rent (little less). There are more communities coming up around it which is great, the new highway and metro are only 500 meters away. There are numerous schools, communities, hotels, restaurants and market places in DIP so you really don't have to leave DIP for anything.

"Overall Good"

Reviewed

Good community for families, safe environment. Apartment is OK quality, but much noisier than we expected. Many good schools in the neighborhood, also supermarkets and restaurants in few minutes drive. Traffic is a major issue every day, we can't wait for the new DIP road to open!

"Nice Studio In DIP"

Ritaj is a good complex for families looking for a quiet area. Community is well maintained, swimming pool is quite big and there is a supermarket also in walking distance. The studio is not the largest, but it's functional and the quality and finish is the best we have seen in DIP. Basically that's why we moved here as it was a nice apartment in a nice community for an affordable price. The biggest downside is the distance from the city and the traffic at the big round about on Sheik Mohammed Bin Zayed road. They started to build a bigger road that hopefully will make a huge difference.

"Good Value, Heavy Traffic"

We really like it here, the apartment is nice, the area is family friendly. Large Spinneys within the gated community, so can simply walk for everyday grocery shopping. Carrefour, ParkNShop and Green Community mall with shops and restaurants, all within 3 minutes drive. Plenty of take-out food options. The only issue we face everyday is the traffic. The Green Community roundabout is always jamed, and there is a one lane(!) road leading in and out of DIP/Green Community! (They are currently constructing a new road, but no idea when it will be finished.) Until then, getting out to Sheikh Mohammed Bin Zayed road can take anywhere between 5 minutes and 35 minutes.

I have been living in Dunes Village for the past 2 years. I have always loved the neighborhood for its mixed nationality presence and quiet yet colorful background. Security is available 24/7 and vigilant, apt for families. And the property landlord are prominent names in Dubai, allowing for transparency in its services and fees, i.e, not over burdening tenants and being reasonable. Overall , I am very pleased with the neighborhood and would recommend this to any prospective tenants out there.

Ewan is a nice place overall, but it's not up to the international standards. The good things about it is that it's far away from the city so it's quiet and peaceful, buildings are not high, and the spaces between them are okay.

From the good side of apartments - it has big size and separate kitchen. We was renting the studio before and all was ok, accept the neighbors in front of our balcony who was very noisy all the time. When we moved to 1 BR which overlooking to the road, I understood, that better to have the neighbors, than big cars driving 100 km 24 hours, 7 days per week. As well I notice, than some apartments having to many people... It can be 2 families in 1 BR apartment...or in studio 4-6 ppl.

I Have been living here for almost 3 years now. In fact I was the first tenant in this block, I have seen the community developing. On my first day, I still remember dusty corridor, dark car parking spaces with no cars, swimming pool with no water. But now, it is one of the best community you can stay. Spacious rooms, very safe, 24/7 security. 24 hrs supermarket, gym, designated swimming pools, covered car parking, weekend activity for kids, kids play area, all. This place gives a relaxing feel from your busy work atmosphere. A perfect Home I heard that pharmacy and restaurants are also coming up inside the community, which would be good. I recommend this place worth staying and value for money.

This is a great place to live, besides the horrific traffic 24/7. Community is lovely and their are plenty of local events all the time. swimming facility are great although the gym lacks. The poor public transport is a downside (bus takes forever to get to IBN Battuta and theirs no metro link to GC) Thursday and Friday nights are a little wild everyone throwing parties that sometimes overflow into the streets and takeaway outlets, but that's part of the community feel. Kids need controlling a bit as some are rude and out of control but all in all a great community to live in.

I have been staying in Dunes Village since March 2014. It's a nice place with peaceful environment. The apartments are either studios or one beds. The community is nice and well maintained. Basic amenities are very good. Public transport is a trouble as there is a bus point exactly at the main gate; however there are only 2 buses that come to that area - F46 and F48 and both the buses take about 30 - 45 minutes to take you to IBN Batuta Metro station. Taxi's are hard to come by and you'll have to call a taxi or hire a private taxi. If you have a car, it's a great place as it takes about 15 to 20 minutes to reach Sheikh Zayed Road. Due to the roadworks happening off late, traffic has been an issue during the peak hours (traffic is mainly on the road that takes you out of DIP). The place is very calm and traffic around the apartment is very less and hence the place is quite peaceful. There is a supermarket (Almaya) in the nearby Ritaj community and Carrefour and Choitram within 5 KM radius and hence buying basic amenities are not a trouble at all. Many restaurants are also coming up in the DIP area and most of them deliver food, so you'll not sleep hungry! Overall, it's a nice place to stay if you have your own transport. Price is going on the little higher side now; however I guess it's value for money.

I am currently staying in one bedroom apartment in Ritaj Community, Dubai Investment Park 2. The place is very quiet and peaceful specially away from noisy and busy roads in Dubai. The community haves different kinds of apartment from studio to 3 bedroom apartments, and its a nice place for bachelors as well as for families . They private swimming pool for each building, gym facilities, garden area with small playing ground for children. The compound is very greenery with lots of trees and plants which always provide fresh air, nice morning & evening walk surrounding. Every building personal security guard for 24 hrs X 7 days followed by another security team with each block. Private & fixed parking for individual flats with separate area for visitor/guest parking. This is a very secure place with all fire & life safety equipment's are installed. 24 hrs maintenance officers are available. In the end its a very nice place to stay with affordable price specially compared to other expensive ares in Dubai with same facilities. The only issue with this place is far away from city and limited public transportation.

A bit on the outskirts but in terms of ambience it's just the place I had in mind. Calm and quiet with the occasional sound of children across the children's park. Has its own pool and gym, quite close to my building. A small but sufficient supermarket within walking distance right opposite in the Ritaj premises. All in all anyone wanting some quiet time..this would be one of the apt places. The only disadvantage is that it's still a developing locality, so we still need to make trips out to get things done. But once it's completed this would be one of the best place to stay at.

Dunes Village community in DIP2 is quite nice place, i live there since 2 years and im not planning to move away. in one way its far from main roads, traffic and noise, but in other way its just 12 mins drive from SZR, 15 mins from Ibn batouta mall and 20 mins for Dubai Marina The community is well maintained, cleaned and the landscape is also properly and regurarly maintained, and there is a play guard for kids and a swimming pool as well. Restaurants, shops and groceries are just 5 mins driving from the community Flats are spacious and the quality of the finishing is very good. Very recommended place to live in.

My apartment gets a lot of sun light through its huge window, my mornings are very relaxing. My apartment is well ventilated and with an avarage of 22 to 27 degrees without the need of turning the a/c on; i just love that.
