The golf course is operated by Troon Golf and is an 18-hole par-72 championship course. It covers an area of 1.2 million sq m, as it meanders through a series of valleys and wadis with Downtown Dubai as its backdrop.
Dubai Hills Estate is the first phase of Mohammed Bin Rashid City and is billed as a ‘city within the city’ project.
A joint venture between Emaar and Meraas Holding, Dubai Hills Estate is a mixed-use development with a series of unique neighbourhoods set around an 18-hole championship golf course.
The development spans over 11 million square metres much of which is reserved for vast stretches of landscaped parks and gardens, winding walkways, and extensive open areas.
Dubai Hills is an exercise in opulence if ever there were one. An exclusive villa community that invites prospective ‘customers’ to choose between different architectural styles from a limited collection of spacious villas, ‘ideal for families and entertaining and so elegantly designed that they define a new lifestyle for residents’.
Once complete, Dubai Hills will contain 4,600 villas and 22,000 flats, a 143,000sq m ‘lifestyle mall’, 210,000sq m of retail, 197,000sq m of offices, two hotels, a tennis academy and 45km of cycling and jogging tracks.
The development comprises three zones. To the north, fronting Al Khail Road, there will be two malls and a number of mid-rise residential blocks built around a 7km-long boulevard lined with shops and restaurants. There will be a total of 22,000 flats.
Around the golf course there is a low-density housing zone containing 97 villas and a further 300 villas in two communities – the Fairways and Parkways.
The third zone has higher density town houses and villas in two communities, Maple and Sidra. Maple 1 and 2 contain more than 1,300 town houses and Sidra 1 and 2 around 330. Sidra Phase 3 is yet to be launched.
From Dubai Hills Estate it takes roughly 13 minutes to drive to Dubai Mall, 15 minutes to Palm Jumeirah, 13 minutes to Burj Al Arab and 19 minutes to The Walk JBR.*
Dubai International Airport (DXB) is roughly 18 minutes' drive and the new Al Maktoum International Airport is roughly 34 minutes' drive.*
Dubai Hills Estate is situated between Emirates Road and Al Khail Road, so residents will be 15 minutes drive from Downtown Dubai , 20 minutes from Dubai Marina or the international airport, and under two hours from Abu Dhabi.
The pink and purple metro lines will, when built, connect to the new Al Maktoum International Airport at Jebel Ali.

A high-end shopping promenade and fine dining restaurants will be located within the gated community, while outside, but still within Dubai Hills Estate, will be the commercial centre with its world-class hotels, healthcare facilities and wide range of food and beverage outlets.
Dubai Hills Mall, to be connected to two hotels, is situated at one end of a seven kilometre stretch fronting Umm Suqiem Road and will provide two million square feet of leasable space.
Other planned features include 14 tennis courts and four schools, three of which are already operational.

Dubai Hills Estate has many schools nearby including GEMS International School Al Khail at 0.9 km and GEMS Wellington Academy Al Khail at 1.1 km.
In terms of performance there are five schools nearby that have achieved either of two highest government inspection rating of 'Very Good' or 'Outstanding' including Kings' School Al Barsha which has a rating of 'Outstanding' and GEMS Wellington Academy Al Khail which has a rating of 'Very good'.

Projects often go through a number of design revisions as they progress and developers may or may not honour their original plans when it comes to architectural designs, amenities and landscaping. The images below are provided as a means to compare the original plans with the realised development.
Several areas of Dubai Hills Estate are largely complete.The first villas, some of the biggest in the middle of the 18-hole golf course, were handed over to buyers in mid-2016. The villas are in the Hills Grove community, popularly known as 'the Street of Dreams'.
Dubai Hills Golf Course opened in November 2018, and the following year many of the residential properties surrounding it were completed for handover including 65 six- to seven-bedroom villas in Fairways Vistas and 61 in Parkway Vistas.
Properties around the community park were also completed in 2019, including those in the Maple and Sidra neighbourhoods. Acacia at Park Heights, which comprises two residential buildings, together housing 477 one-, two- and three-bedroom apartments, was completed in June 2019.
Park Point, housing apartments ranging from one- to three-bedrooms, was topped out in May 2020.
Mulberry at Park Heights, which consists of three low-rise buildings housing a total of 664 one- to three-bedroom apartments, has not yet been built.
Hills Business Park was completed by the end of 2019, and early in 2020 Dubai Hills Mall was handed over to tenants and was set to open by the end of that year.
