Guide

Dubai Festival City is the flagship real estate endeavour of the Al Futtaim Group. When completed, upwards of 75,000 people will live, work and play within the development.

The focal point of Festival City is a new circular marina flanked by a crescent shaped Festival City Mall as well as the InterContinental and Crowne Plaza hotels, the Al Badia Residences and the Al Badia golf course.

As of 2022 only a small portion of the overall masterplan has been built. There are currently three residential communities at varying stages of completion:

Al Badia Residences is an established housing community with Mediterranean-style villas and town houses set in tree-lined streets. One-, two- and three-bedroom apartments are also available in several apartment buildings.

Al Badia Hillside Village is built on a landscaped hillside with views over the golf course and the city skyline. The first phase of this development comprises seven condominiums of studios and one- to three-bedroom apartments with courtyards and open terraces. The complex is designed in Arabic architectural style and offers apartments in over 145 individually designed layouts.

Marsa Plaza is a residential tower with 500 one-, two- and three-bedroom luxury apartments and three- and four-bedroom duplexes, 200 of which are serviced apartments. Facilities include a gym, two swimming pools and a restaurant.

Al Badia Terraces, launched in 2022, is a small community of apartment buildings overlooking Al Badia golf course.

Dubai Festival City History

2004
  • September 2004

The foundation works on the clubhouse at Al Badia Golf Resort have been completed by the Swissboring company. The clubhouse is due to be ready for use in late 2005.

The building spreads over three levels: the entry level will have a professional shop, public restrooms, a function room, food and beverage outlets and  an upscale casual dining area. A private dining room wraps 270 degrees around the terrace area.

The locker room will be on the basement level and will contain a plunge pool, sauna, steam room, whirlpool, massage treatment room, and two VIP suites. There will be a similar set up in the women’s locker room.

The top floor will house the manager’s office and the owner’s suite that can also be used as a majilis level for private functions.

The lower floor will have two swing rooms, a professional’s offices, a lounge and a staging area for launching golf events.

  • August 2004

Al-Futtaim Carillion has been awarded a Dhs 1.2 billion contract for the construction of the initial waterfront component of Dubai Festival City (Festival City Mall).

The project has a capital value in excess of Dhs 3 billion comprises a number of components including retail and marine facilities, a new high-rise InterContinental Hotel, a Crowne Plaza hotel and a high-rise office complex as well as undercover parking for 8,000 cars. The combined built-up area of this initial phase exceeds 6 million square metres.

Structural foundation work is underway for the two parking levels and support foundations for three levels of the mall above ground.

The estimated completion date is Q3 2006.

  • August 2004

Groundbreaking and foundation work begins on the Al Badia Golf Resort clubhouse. Designed by international design consultants Wimberley Allison, Tong & Goo (WATG), the clubhouse is wrapped in a spiral form with golden roofs, stone and blue glass culminating in a central atrium with an interior oasis.

The 18-hole championship golf course was designed by Robert Trent Jones II and its location, overlooking the 9th and 18th greens, will offer stunning views across the golf course, to the Creek, and on to the iconic Dubai skyline.

The clubhouse design is inspired by the Dubai Festival City logo and incorporates the theme of Al Badia, the 'Land Of The Bedouins'. It will contain a number of indoor and outdoor amenities including restaurants, lounges, a pro shop and banqueting facilities.

The 7,320 yards, par 72 course is expected to be completed by November 2004 with a public opening in January 2005.

  • August 2004

The first phase of Al Badia Residences are now complete and residents have recently moved in.
