District One Overview
District One is a residential district in Mohammed Bin Rashid City situated between Meydan One and Al Quoz 2.
The AED35 billion project was launched in January 2014 by developer Meydan Sobha. It covers a vast swathe of land measuring 501 hectares (1,240 acres), over 65 percent of which will be devoted to open green space.
The centrepiece is the Crystal Lagoon, the largest man-made lagoon in the world. A seven kilometre stretch of water created with a patent technology that keeps the water looking crystal blue all year long, the lagoon is fringed by 14 kilometres of man-made beaches and surrounded by parkland, waterways and woodlands.
The housing in phases 1 and 2 comprises mansions, villas and apartments.
There are just 18 mansions, available in Contemporary, Modern Arabic or Mediterranean styles. Each three-storey mansion has seven bedrooms plus bedrooms for several maids and drivers.
The villas, of which there are around 1,500, are also available in three styles and have five bedrooms plus bedrooms for one driver and one maid.
The Blue Views are what the developer calls ‘villansions’; bespoke six-plus-bedroom villas with features such as a leisure basement. The villansions are sold as shell and core units that buyers can either invite the developer to help design the interiors or bring in their own designers.
Phase 3 consists of District One Residences, a gated community of up to 70 apartment buildings. They range in height from five to seventeen stories and contain one-, two- and three-bedroom apartments.
The Seagull Point is a G+14 tower inspired by the seagulls that started coming near the Crystal Lagoon. Its community amenities will include a clubhouse, gym, library, children’s area and coffee shop.

- The design contract was awarded to AE7.
- MS Construction has been appointed as the main contractor.
- From District One it takes roughly 12 minutes to drive to Dubai Mall, 21 minutes to Palm Jumeirah, 19 minutes to Burj Al Arab and 24 minutes to The Walk JBR.
- Dubai International Airport (DXB) is roughly 30 minutes' drive and the new Al Maktoum International Airport is roughly 41 minutes' drive. All durations are calculated by Google Maps and assume the fastest route in typical traffic conditions.

District One Amenities
In December 2016 the District One cycling and running tracks were inaugurated. The 8.4 kilometre tracks run the entire periphery of District One and are illuminated by solar powered lights. The running track is four metres wide and has a specialized running surface, while the cycling track is just over six metres wide. Both tracks are surrounded by trees and shrubs.
Nearby amenities include the Meydan Racecourse and Grandstand, The Track 9-hole golf course, The Meydan 5-Star hotel and the future Meydan One Mall.
Construction Updates
By the end of 2017 the first villas in MBR City District One were finished. The entire development was scheduled for completion in 2018-2019.
