Discovery Gardens Area Guide

Discovery Gardens is a six kilometre long residential district situated in Jebel Ali between Sheikh Zayed Road and Emirates Road. The development was completed in 2008 and was one of the first 'newer' apartment communities to be built on the edge of Dubai.

The district contains more than 26,000 ‘affordable’ apartments of various sizes and its close proximity to some of Dubai’s major business and economic centres, including Dubai Internet City, Dubai Media City, Dubai Metal and Commodities Centre and Ibn Battuta Mall, make it ideally located for business and leisure.

Discovery Gardens consists of low rise apartment blocks all surrounded by well established gardens and community areas.

The buildings in Discovery Gardens are grouped into clusters based on six ‘garden living’ themes: Zen, Mediterranean, Contemporary, Mogul, Mesoamerican and Cactus.

Home to nearly 60,000 residents, there are 291 low rise buildings with more than 26,000 studios, 1 and 2 bedroom apartments, 200 retail shops and three medical centres.

Outside the buildings are wide open spaces and landscaped gardens with a variety of amenities for residents.

Discovery Gardens Amenities

There is a wide range of family-oriented amenities in Discovery Gardens including 13 community swimming pools, tennis, basketball and volleyball courts, gyms, a football pitch, cycling and jogging trails, mosques and extensive undercover parking.

Right next door is Ibn Battuta Mall, the self-proclaimed largest themed shopping mall in the world. Designed to celebrate the travels of the famous Arabic explorer Ibn Battuta, this huge leisure destination boasts a giant Geant supermarket, over 275 retailers, 50 restaurants and food outlets, 20 cinema screens and the UAE’s only IMAX theatre. Add to this ‘a continual array of events and promotions’ and you can see why you wouldn’t want to pop in here just to buy a newspaper.

In January 2017 Nakheel announced a series of new, linked cycle routes to be created around its communities in Dubai, including a 40km track through Discovery Gardens, Garden View Villas and Al Furjan. Alongside this, a new 10km "super loop" speed track for experienced cyclists, with a smaller 5km loop inside it, is being built on a section of land between Jumeirah Park and Discovery Gardens. Work on the network of tracks started in mid 2017 and is expected to be finished in 2019.

Discovery Gardens Travel Guide

Discovery Gardens is located at a new interchange on Sheikh Zayed Road in Dubai, between Interchanges 5 and 6 providing easy access to Emirates Road, Jebel Ali and the Dubai Metro.

Traffic congestion is a persistent headache at Discovery Gardens with too many drivers and too few exit roads. However, in the event of a clear run, Dubai Marina and the beaches can be reached in 15 minutes, the Jebel Ali Free Zone in 25, Downtown in 30 and the International Airport in 40 minutes.

Public Transport Links to Discovery Gardens

The nearest Metro station is Ibn Battuta Mall, from where feeder buses serve the community.

An extension to the Dubai Metro Red Line linking Nakheel Harbour & Tower station to the Expo 2020 site will be completed by May 2020.

Three new stations along Gardens Boulevard Road, at The Gardens, Discovery Gardens and Al Furjan, will provide much needed connections to all parts of the metro system.

"Wasn't Worth It"

I lived in Discovery Gardens for about 2 years and my feelings are still mixed to this day. The area's winning attribute is mainly the nature surrounding the buildings but overall the pros + cons are listed below Pro's Greenery Big size + airy layout Balcony although small After they opened the new exits/entrances traffic was not much of an issue Ibn Battuta Mall in very close proximity Many shops/supermarkets around Although not dedicated areas - but you could still take a stroll or go for a run Was Chiller Free when I was there Con's Insects/Ants always in the house no matter what you do The walls are paper thin so you can hear you're neighbors My building in particular was not cleaned continuously Strong smells of cooking always filled the corridors People tended to leave their garbage/unwanted items in the middle of the hallway Parents let their kids running around screaming at all hours Security was practically non existent in my building Since we were not part of Nakheel buildings we did not have access to pool or gym We did not have any assigned parking - so it always depended on you're luck Barely any lighting at night in the parking/between buildings.

"Life In Discovery Gardens"

I've been in Dubai for more than a year now and I can say that I am happy to live in what I can call home away from home. Discovery Gardens is a very quiet, peaceful and beautiful place to live. The design of the buildings are really amazing! There are many trees and birds all over DG and that makes me look forward to going home after work because it makes me more relaxed. Security is not a worry. Swimming pools, basketball courts and tennis courts are very accessible as well as grocery stores, mall, metro station and many more establishments. I definitely recommend this to all Expats like me. All I can say is DG gives me more reasons to stay there and enjoy my Dubai life!

I'm living here for the past 7 years with family. I just love it in terms of the green that they maintain, type of people around you, layout, space of the apartment. But YES Traffic is still a concern, hopefully will be handled well by RTA. Lacking Gyms. Supermarkets only available in Street 1. At least they should allow some mini-marts near by for every 15 buildings for example.

"Finding A Studio In Dubai"

Discovery Gardens, after alot of searching, was a great relief. The surroundings are gorgeous with great views and walks. As compared to a studio in JLT or Marina, the space to breathe really makes all of the difference. We found a studio in the Zen Clusters, a building managed by Asteco and it works out because of security, maintenance and a good living experience altogether. I work at Dubai Media City which has great bus connectivity and Ibn Battuta metro station is not too far away and well connected.

I think most of people are completely aware that Discovery Gardens apartments are for middle class earners. It is considered as that because of the price and as well as the facilities it provides. Some apartments are really well-maintained from ceilings, paintings, plumbings and even cleaning the common areas.

Discovery Gardens planning has not been thought through. Even these days its infamous for the horrendous traffic at the peak hours. There is only one entrance and exit onto Sheik Zayed wich is simply not enough. The flat for a studio was a decent size with a balcony with decent finishing. The corridors, hallways resemble a dorm and the constant smell of food can be quite disturbing. In the Zen Clusters shops and even Battuta Mall is a walk away so you don't always have to get in to the car. There is underground parking as well as visitor parking outside. There were no pools or gyms at the time.

Discovery garden is best suit for people who wants to have a peaceful and relaxing place. I'm currently living on mogul cluster which is a good ambiance and as for the apartment I really find it so quiet, relaxing and comfortable nevertheless you have to pay for this kind of comfort ability and privacy as the price is quite high compare to previous years.

"Recommended Place To Live -DG "

I love it where I am living right now. It is far from downtown Dubai but if you have your own car, it is easy for you to travel from home to your work. I travel that long but I don't complain because when you get home, you will feel that relaxed environment. It is laid back as compared if you are living especially in the busy areas of Dubai. Another good thing is that if you have your own car, you can park it anywhere and no need to pay for any parking fees. If you feel like going out and be active, they have swimming pool and basketball court near your building.

The neighbours in this building are very noisy. Especially in the third floor. There are studios in this building where about 5-6 labours living in. Massage cards are distributed every day right at your doorstep - which makes it an inconvenient place to live for families. This should be addressed by the developerl.

"Discovery Gardens - One Of The Best For Family Living."

Negatives:   For streets 4 onwards, access to market is an issue. Not a walled society.

Discovery Gardens is by far one of the best areas for a family living, it offers a good surroundings for a family with children - play areas, green areas, number of trees, supermarkets, etc. I stay in Zen cluster on Street 1B, Building 34 which again is one of the best located building in Discovery Gardens, being stones throw away from supermarkets, restaurants and also a walk away to Ibn Batuta Mall. But Discovery Gardens overall has its negatives also. Market is accessible by walking to Street 1, 2 and may be up to 3 only. For other streets, residents have to travel all the way to street 1 for any shopping. It is not a walled locality and so the area outside the building is not secure. Every building though has its own security. Those who are used to living in a big society, green society compared to the high rises, this offers a good option. Traffic was a problem till sometime back, but now with multiple exits, this problem is solved to some extent. Kindergarten and a couple of good schools are within the vicinity. Other options nearby are in Al Barsha, which is not very far...just 25 mins away. Bus service to Metro is pretty good. Ibn Batuta Mall with almost all options of shopping is very near - minutes drive away. Dubai Marina, JLT are minutes away. Marina Beach, Jumeirah Beach, The Walk are just 15 Dhs away by Taxi or say minutes away by car. Overall me and my family are very much satisfied staying in Discovery Gardens and specifically in Zen Cluster, near street 1.

"DG Is More Than A Brand!"

Yes- Discovery Gardens has truly been my home since April 2010. The most important thing that attracted me and still amazes me is the Gulmohar trees with its flamboyant display of flowers. I await the spring season so that I can enjoy this view. DG wakes me up to a beautiful morning , made all the more rich with the chirping of the mynahs and crows. I enjoy any place that keeps me close to nature and DG is surely one of them.. Until an year back, traffic has been a nightmare in this area and DG used to top the charts in the traffic highlights in all radio channels alike. However, the situation has eased now. There are a lot of buildings being added to this area, slowly changing its view from what it used to look like years ago. DG has truly been dynamic. A number of eateries have opened up and promises a wide variety of food catering to all types of taste buds. The area also houses some of the best gardens and colonies enabling socialization and mental development of all alike, especially after some long stressful office hours. And attention all fitness freaks- the area has several pools and walking / jogging areas wherein you can do justice to your body and get it working rigorously. Another highlight is that the public buses and taxis are easily accessible from this area. In a nutshell, Discovery Gardens promises peaceful and quiet nights and wakes you up to beautiful blue skies and sun shine filling you with great positivity.. DG makes me realize how great life is.....

A sprawling 26,000-apartment complex, serene and calm. A charm for families to live in with adequate security facilities like door locks which can be opened with specific cards, a security guard per building and a tele-mechanism for opening door from your flat extensions. An affordable option, with spacious, clean and airy flats with all basic amenities like air conditioning, water heaters, modular kitchen etc. Near to Ibn Batuta Mall and a very elaborate shopping complex with super markets, restaurants and medical clinics like Aster & ICare.

I think Discovery Garden could be the best affordable community in Dubai, if there was a way to avoid rush hour traffic. But there is none. The area is nice with large open spaces and lots of shops and restaurants, the apartment is large enough for 2 adults and a baby, we didn't have any problems with the building, and we pay a relatively good rent. But to live here you simply have to accept the fact that you will spend far more time in your car than you would like.

Discovery Gardens is a great place to live in in terms of shops and accessibility. There's everything you need within walking distance as long as you live in Zen Cluster. Positives: 1. Great accessibility. 2. Everything you need is within walking distance (provided you live in Zen Cluster). 3. Appearance-wise, excellent. Very green. 4. Spacious balcony with our studio apartment. 5. Lots of storage space with the built-in wardrobes. Negatives: 1. Bad quality finish. 2. Inefficient and money-greedy agents. 3. Poor maintenance - despite repeated calls have to wait for very long to get something fixed. 4. Walls are so thin that if we have the TV on a slightly high volume the neighbours complain! And we can hear their baby screaming all the time. 5. Sometimes sewage pipes burst and the smell is awful. 6. Security is a joke - lots of unwanted business cards get dropped off at our door - usually for massage parlours. 7. Annoying neighbours. The apartment above us doesn't have a balcony. The lady smokes and drops her butts in ours! Building security did not take any action despite repeated complaints.

If working in Abu Dhabi, Discovery Garden is best place to stay as it connects the Motorway very easily and you don't have to negotiate Dubai Traffic. But at the same time, nothing in Dubai is far from here. You have easy access to Metro, taxi. Ibn Batuta mall compliments very well to Discovery Garden with all big brands available there.

Negatives:   No balcony, no gym, you need to drive to market.

It is a very peaceful area with nice gardens and siting areas very safe for the kids and grass all around, parking is spacious, never had any problem though its not immediately near the entrance, very clean and very well maintained, no shops around but that is why it is quite and peaceful. it is one of my favourite areas in Dubai, waiting the list to get a bigger unit.

Discovery Gardens is a lovely community to live in, with a good mix of ethnicity. Generally it is kept clean and the maintenance in my building is great. There are some minor issues, such as sewerage smell when the gardens are watered and at least twice a week traffic bottlenecks, but other benefits outweigh such issues. The size of the apartment, storage room, good security due to access card entry and a safe environment for children makes it a nice place to live.

The community is family friendly, plus the accessibility of the place to all public transportation is superb. However, traffic is still terrible during peak hours and this has been going on for more than a year already and still no solution up to now. The swimming pool's temperature control during winter is always busted. So no way to enjoy the pool by then. The cost of rent in Discovery Gardens has been going up up up and it's crazy the flat rent is so close to Marina's and JLT's.

Discovery Gardens is good place to live with a family. It is quiet here, supermarkets and pharmacies, shopping mall is very close. Transportation available. Close to sea side at JBR. Community pool in 2 mins walking distance. Not in every cluster pets allowed, which is sad. The major discomfort is traffic in the morning and evening rush hours. Quite hard to find a car parking after 8pm, but still possible. Good thing a car parking is 24 hrs free. Overall I'm happy to live in here.

"Not Bad Place To Live With Family "

Location and facilities are good but the developer forgot about the transportation to connect it well with Metro and single road for entry and exit Discovery Gardens, the traffic in morning and evening is horrible. Poor example for bad planning. The actual apartment is spacious, with small balcony to get enough sunlight in bedroom and hall. The kitchen and bedroom is spacious. 960 Sq Ft for 1 bedroom is spacious for small family of two person.

"Discovery Gardens Used To Be Better"

Positives:   Being close to my work area (Jebel Ali FZ).

Negatives:   Not so clean and zero maintenance.

At the time of my living there, as I was almost at the end of the community, it was not so much crowded. But now in general due to affordable prices of the flats, the community is a mess and full of kids playing around and making too much noises.

"The Best And Worst Community Ever!"

Positives:   Quiet except for those trucks in the evening.

Negatives:   The smell, the traffic and the people.

If you consider living in Discovery Gardens, there are a few things you have to consider. Number 1, patience, you need a lot of patience. The morning traffic rush is crazy, and the guys operating the signal lights can't get the logic of the signal lights from the first time they started working on it. If the morning rush is crazy, consider the evening rush going home to be insanity...the exit from SZR to Discovery Gardens will be very slow moving until street 1 and will be a breeze after the 3rd signal. Number 2, you have to get used of the bad smell, in the times that the sprinklers start working, expect a smell of sewer to fill your lungs. If you jog in the evening, chances are you get that smell in your lungs. Number 3, you have to get used of wet pavements...I don't think this would be a problem, you expect the sprinklers to work in the evening, but if your shoes is slippery when wet, expect a good slide. Number 4, fancy taking a bath on muddy waters on you shower?? Number 5, want living in the dark? However, despite all those faults...I love Discovery Gardens, it's peaceful, it's quiet... :-).

"DG - MED Cluster"

Positives:   Mosque, Mall.

Negatives:   Traffic in the morning and afternoon.

I was living right in the middle of Discovery Gardens between Street 4 and 5. My apartment was a furnished studio apartment but like most places, it wasn't as good as advertised. The bed broke the day I moved in plus the washing machine was also eating up clothes. Nonetheless, the size of the apartment was pretty decent with 8 huge wardrobes and the bathroom was pretty spacious as well. The kitchen was appropriate as well but was quite greasy. The rent very reasonable as well as it skyrocketed as soon as I left although that was not the reason I left.

"Good Location, Poor Building Management "

Negatives:   Building management.

Everything about the surrounding and neighbors is good. However, the owners are greedy, manager is unreasonable and not approachable. Security and maintenance is highly unprofessional. The management has privately hired some guys (who are not even paid on time) for security, the same guys do the maintenance, and they are quite unskilled. Many times things get worse when asked to maintain, they are clueless about what they are doing. Many electrical and plumbing issues, reoccurring in our and all our neighbors apartments, poor quality materials are used. AC billing is unreasonable. Building ventilation system has been broken forever. The cluster pool is dry, it has never been operational. But the pool in the next cluster is good and accessible. Good things about the building: great garden views, kids can run and play safely as its away from the highway. Good apartment space. If you consider moving into this building, have a word with the present tenants. You can meet many downstairs at around sunset as that's when all the kids play.

"Good Community For Family With Kids"

Negatives:   Traffic and quality of the construction.

I feel very glad to be part of this community as family and kids enjoy the atmosphere... made so many friends after coming here. We feel secure and happy with people around. I do have some concerns regarding the quality of the building, this place is well planned... but not well constructed as the quality is not that high... the floors are not level in bath rooms, the air conditioning is centralized so we can't control the temp... it has its limits... and then water pressure is not good so it's hard to enjoy your showers... as I said some things are good and some short falls are there. The rates are really reasonable... so we are happy.

"Discovery Gardens 1 B/R - Good For Family"

Positives:   Location, Spaces and Value for Money.

Negatives:   Traffic at rush hour.

Great Place for Kids with Play areas and Large spaces for them to play. School within 3km. Flat is spacious and Maintenance is handled well (though buildings are owned by various real estates, find out regarding their policies before signing the contract). Value for Money, No issues with Parking, location is great (Schools, Clinics, Shopping Malls, Super Markets nearby). Definitely recommended.

Positives:   Clean, quite, no abusive scent and curry smell.

Negatives:   Birds Dropping.

Positive: The building is managed well by the company. Rules is made properly. Security is doing the job. No abusive scent or curry smell in the building. Always looks clean, and good lighting in the building. It doesn't looks creepy as other buildings in Discovery. People who are living in, have proper manner, and respecting each other. Negative: Too much birds, often makes lots of noise in the morning, and their dropping is just quite annoying especially when you just got your car, washed. Over priced.

I really like living in Discovery Gardens. Only a few things that it can improve on is that every building should have a gym of its own and the swimming pool should be indoors - this way it would be easier to swim even during extreme heat. One really big turnoff is that the rents are increasing like crazy. I see so many people shifting out from Discovery Gardens because living here is getting very expensive. And if the rent increases continues this way, unfortunately we will have to shift as well.

"Home Away From Home"

Negatives:   The stink of the sewage.

I have been in Dubai for last 6 years, lived in Dubai Marina for 5 years and the 6th year now in Discovery Gardens, Discovery Gardens is a very calm community in comparison to Marina, there is more greenery, can hear the birds chirp all day long. Its a beautiful feeling to know that one is close to nature. Yes the traffic in the mornings between 7.30 am to 8.30 am is a pain, but otherwise its wonderful to drive in here. Lovely community to go for a run every morning, supermarkets are closely and all of them manage home deliveries, thus my last one year here has been wonderful.

"Zen Cluster"

Discovery Gardens is a beautiful place to live. Women can easily stay here. There's no threat to women here as such. It's well maintained and the buildings here are surrounded with wonderful compound having benches for people to sit. Kids can play in compound of the buildings. Accessibility to couple of good restaurants including only veg restaurants as well. Sunrise supermarket which gives home delivery for as low as 20 dirhams order. But only worst thing is traffic. They need to make more exits towards Dubai & Abu Dhabi.
