  • Wind load and solar heat gain are reduced compared to a rectilinear building of the same height.

  • On completion, Cayan Tower was the world's tallest tower featuring a 90˚ twist. The shape of the tower is a variation on Turning Torso in Malmö, Sweden, which also twists exactly 90˚.

  • The designers of this waterfront tower, Skidmore Owings and Merrill, are known for other world-renowned projects such as Burj Khalifa, Trump Tower in Chicago, and Jin Mao in Shanghai.

5 Star Building!
The view, air conditioning, build quality, gym, spa
Tiny balcony, lack of guest parking
The concierge and security provided are top notch and give you the feel of walking into a 5 star hotel everytime you come in. I lived on the 31st floor with a view that was simply "to die for". Noise levels were extremely low, great for peace and quiet after a more… long day. The finishing is excellent and you can feel the quality in everything. The walk in shower is amazing and water pressure is great too. Air conditioning unit is really good, better than all the Marina buildings I've stayed in. The only negative is the balcony. It is extremely small and that was the only reason that made me leave. It's barely enough for 2 and impossible for morning coffee, breakfast or dinner with anyone other than yourself. Gym facilities are similar to those in a 5 star hotel with towels provided. There is also a high Spa in the building which is world class and gives discounts to residents of the building. The swimming pool although small is an infinity pool with outstanding views of the marina. Overall, Great Building, not to mention the bragging rights of saying, "Yeah, I live in the Twisty Tower".Show less

Too many downsides to recommend. Perhaps okay if you are deaf.
Noise. Please don't think "It can't be that bad, it will be okay". You have been warned!
We stay mid way up this building, above floor 35, overlooking the Palm Jumeirah. Pros: a) Marina is on your doorstep with all of the shops, restaurants and bars you could ever want. b)You can have a pleasant walk around the promenade. c) Public transport is very accessible. d) The building is fairly new. e) more… The bathrooms are actually modern and well finished, unlike most apartment buildings in Dubai that seem to take their inspiration from the 1970/80s. f) Staff are pleasant. Cons: a) NOISE. As mentioned we are half way up the building and the noise levels are utterly unacceptable. This comes from several sources: The road that seems to turn into a racetrack every night, especially by motorcycles. This will wake you up, I promise. Nightclub noise from Barasti and Zero Gravity. If you don't mind loud thumping noises until 3am then you have no problem. If you're a normal human being then forget it. Construction noise. The wonderful palm view that you have will very soon be completely blocked by another building being constructed straight in front of Cayan Tower. So to recap you have noise all through the day, all through the night, and the weekend you have the added delights of nightclubs. b) If you have moved into the apartment for stunning views, think again. They will be short lived. See above. c) Maintenance men always seem to be doing things but so far we have had two water leaks in this apartment and there seems to be a problem with flies in the air conditioning. Lovely when eating dinner. d) We viewed 22 apartments in this building before settling on this one. The layout of rooms and the shape that they form are beyond the realms of sanity. Sure, this is a nice building to look at from the outside, but those living in it have to put up with the oddest shaped rooms we have ever seen. e) Balconies are tiny. You may fit a single chair out there. Very social. f) That cladding on the building exterior gets very dirty, very quickly. Cleaning is every quarter, so be prepared to look at dirty windows and sandy cladding for most of the time. Oh and just to add, virtually none of these apartments have dishwashers, and due to the odd layout, there is no room for one to be fitted. So, dig out the marigolds, if you still wish to move in.Show less

View, Finishing, Facilities, Security, Location, I stay in the "Twisity Tower" bragging rights
Tiny balconies, limited to non existent parking for guests
Location is good. 10 mins walk to all the restaurants, supermarkets and tram. Taxis are easy to find. Lobby is very hotel like with pleasant staff who remember your name and always welcome you with a smile. Lift announces "welcome to Cayan Tower" every time you hit the ground floor. Impressive more… attention to detail. Lifts are very fast too. Apartment is spacious with some storage space and good finishing in the kitchen. The standard fridge/freezer is good too and larger than what you would find in other apartments. Marble floors and kitchen tops ooze quality and air conditioning is superb especially on those hot and humid days. Walk-in shower of 5 star hotel standard. Apartment was on the 31st floor with a simply stunning view of Dubai Marina. However, the balconies in the building are very small no matter the size of apartment you get. Real shame given the amazing views to be had if you could dine al fresco. Infinity pool overlooks the marina offering first class views. Pool is temperature controlled but quite small. Gym is well maintained with a good number of equipment as well as aerobics room. Fresh face towels always handed to you in gym and large fluffy towels handed to you at the pool. 5 star service. Lastly, there is a spa in the building and it is VERY good. Again, it rivals 5 star treatments and facilities from some of Dubai's luxurious hotels. Great building. Show less

Price, noise from neighboring construction, frequent water leakage issues in the building
I was one of the first to move to Cayan Tower. In a nutshell, Cayan have designed and built this iconic building with very high standards, from finishing to facilities. While some facilities are still under construction (Spa for example), overall the building quality is on the high end, when compared more… to all the offerings in the market. The main bug in this building is that the balconies/ terraces are tiny, It's a compromise that one knows about beforehand. It's enjoyable to live at the Cayan.Show less

No Guest parking, no restaurant or coffee shop directly under the building.
Been living in Cayan tower since it opened in September of 2013: Management The first few months were a struggle as the building was not completed yet, and management was pretty bad. A new building management company has been appointed and it turned things around. IFA is now managing the building more… & they are delivering excellent services, the concierge and reception are very helpful and attentive. The building is continuously cleaned, buffed and polished around the clock. Finishes The ceilings are higher than average at around 3.3Meters. This feature gives the whole apartment a feeling of openness and space. The finishes in the building are very modern and aesthetically pleasing, the white marble floors in the living room area of the apartment are very beautiful but not the best grade of marble, it easily stains and could do with a good professional grade polish and some protective coating. The kitchen design is very unique and the colors used are not the boring traditional wood, deep purple kitchen cabinetry for the top cabinets, white for the bottom with a backsplash and black granite counters. Lots of storage space in the kitchen. Appliances -included by builder (built-in stove, fridge and washer ) Medium sized Siemens fridge, efficient and enough for a couple, or a small family. Medium sized Siemens washing machine. The kitchen stove (Zanussi) is very frustrating, an electric 4 burner stove set up in a way that you can only use two burners at a time, however if your using two larger burners, you can not use them at maximum capacity. This is especially frustrating when your throwing a dinner for a few people. However, after a few months, you learn how to perfectly time everything. Size ~1400sqft The apartment has floor to ceiling windows with full sea view from each room, can see zero gravity, and sky dive Dubai with all the parachutes from one corner, and you can see the yachts in the ocean side of the marine club from another, not to forget the full Palm and Atlantis. TINY balcony. -The living room is very spacious and bright, no lost space whatsoever. guest washroom is small, but very pretty. -Main bedroom is a good size , fits a king sized bed with two side tables, can have a dresser and even a very smallllll desk if you chose to, however, a 6 door built in cupboard is an amazing feature and provides lots of storage space. En suite washroom is large with a bath tub. -Second bedroom is smaller, fits a king sized bed snuggly and desk. it has an odd wasted space corner than can be utilized for storage, or as I did be converted into a laundry room. En suite washroom is small with a stand up shower. Amenities -Infinity pool with full marina view, you don't even need to bring down your own towels, you get sun until around 3pm during the good weather months, and until around 1 30 pm during the bad weather months. -Gym is semi fully equipped, much better than most building gyms, but a building gym will always be a building gym -Nursery - not open -Spa - rumored but not open yet. Area -Traffic - after the opening of the tram, the traffic has truly truly cleared up, very quick and easy access to Al Sufouh and the highway. Building can be accessed from many different ways and you get to learn what is quickest at what times. -Walking/Running - you have direct access to the Marina Walk and to the path that takes you to zero gravity and JBR, this is great if you want to go for a walk or a jog. -Guest parking doesn't exist - this can be a nightmare for guests, especially if they have a low car and cant go over the hump where all guests usually park. - Nearby shops - Carrefour and Spinneys are about 5 minute walk from the building. Two mini markets that delivery fairly quickly. two pharmacies and a flower shop in the building next door. Being in the Marina, its a given that access to a million restaurants is there too. nothing has yet opened in the retail shop spaces under the building. To wrap up, the building is great, its continuously improving, there is a building being built next door and that is causing some noise issues if your facing that side, or if you have your balcony door open. Everyday, noticeable improvements are happening. Highly recommend this building. Show less
