Business Bay Area Guide

Just 1.5km from Burj Khalifa, the world’s tallest building, Business Bay lies at the end of Dubai Creek, a cul-de-sac waterway emanating from Deira. But work is underway to connect it to the sea at Jumeirah Beach, and when that happens Business Bay will be transformed with ferries, yachts and water taxis making their way out to sea just as they do at Dubai Marina. Still in development, Business Bay comprises 64 million square feet of freehold projects and is set to become a new business hub of the region with office and residential towers, landscaped gardens and a network of roads and waterways. It is hoped that this up-and-coming district will attract businesses from around the world and sharp-witted investors to buy into it.

Now that construction work has recommenced following the economic downturn the proportion of residential buildings has risen. This will mean that there will be more apartments coming onto the market here than originally envisaged in the master plan. A new project to build a pair of twin towers here housing a 447-room 5-star hotel and 136 serviced apartments has started and is due to be completed in 2016.

Business Bay Amenities

Dubai Mall, the biggest in the world, and Burj Khalifa, the tallest in the world, are less than ten minutes drive away. In fact, when it’s not too hot you could actually walk it.

One Business Bay is a 35-storey skyscraper occupying the best location in the development at the northern entrance to Business Bay, close to the Metro. The tower´s impressive neighbours include Dubai International Financial Centre and Emirates Towers.

Business Bay Travel Guide

Business bay is well connected to both Sheikh Zayed Road and Al Khail Road, the two main highways running the length of Dubai. The international airport is 25 minutes drive and Dubai Marina just 20 minutes, the same journeys each taking about 30 minutes by train from Business Bay Metro station.

Public Transport Links to Business Bay

The 100-metre wide channel to connect Business Bay to the sea is part of Dubai's ambitious plan for water transport. When complete passengers will be able to take water transport from the Dubai Creek to reach Business Bay, Jumeirah, Al Wasl or Sheikh Zayed Road. Stations for water buses and private boats will be built on both sides of the channel, making this one of Dubai's major attractions both for tourists and residents.

"Decent Option Close To The City"

Moved here a couple of months ago and so far happy with the building. Location is ideal for commute to Downtown and DIFC. I have Burj Khalifa and Al Khail road view, which is pretty at night time but comes with a constant noise level on the balcony. The layout and quality of the apartment is nothing out of the ordinary, but everything works fine. Have a basic supermarket on the ground floor, and Dubai Mall is really 5 mins drive away. The walkway around Dubai Canal is next to the building and is ideal for morning runs.

"Moved In Recently"

Been about 3 months since we moved into tower M. Have a great view of the szr road, Burj Khalifa and the sea. Spacious apartment with a cavernous living room. It was good value for money especially compared to downtown. Traffic was also acceptable. Metro is 300 meters away. Pleasant but not particularly friendly neighbors. Overall though the finishing isn't spectacular. So if you are looking to purchase considering remodeling costs in the mix. Loved the garden, pool and jogging track. Dubai canal is a ten mins walk away. As is downtown. Building gym is average but a fitness first platinum fits the bill well. Parking is fine but visitors are limited to 2 hrs free. Overall It's a good building. Plenty of cafes, restaurants and supermarkets below. What may be a buzz kill is the lack of a fancy lobby but if u can overlook that misstep there is not much to dislike.

We recently moved to Executive Towers, it's been a great experience so far. Good gym and facilities. The flat itself is very spacious, the only negative that the flats already need a lot of upkeep with the taps, cupboards.

"Avoid!!"

Negatives:   Toxic fumes and uncaring management.

It has been a constant battle to resolve diesel fumes from being pumped into my flat every Saturday morning for an hour - every Saturday for nearly a year. They run the community back-up generator from the pump room under my building, and they won't correct their design flaw - which should be easily fixed by installing a proper exhaust system - which they refuse to do, stating that "the generator supports the whole community, so we can't stop running it just for you." To which I responded, "So you will poison me to benefit the community." They offered impotent compromises such as moving into other flats (over-priced) or shaving 15 days off the price of my annual lease. They refuse to correct to core problem, which means after I move in a month, some other unknowing person will move in and suffer the same fate. Now, a new problem which has been causing SEWAGE FUMES coming up through the bathroom drains into the flats. I became nauseas and nearly vomited while using my shower as I was being overcome by these fumes. To make matters worse, when they promised to send maintenance to address the issue, NO ONE SHOWED UP. No call, and no show. Based on my bad experiences in Bay Square Building 9, I would hope no one else falls victim to the terrible incompetence displayed by the management of this property.

"Wouldn't Move Anywhere Else"

We've been living here four years now and don't even think about moving elsewhere. The apartment's layout and the location of the building was always perfect, but since we moved in they kept adding newer and better facilities like supermarkets, shops, restaurants, parks. I'm pretty sure there is no other building in Business Bay that can offer the same.

"Missing Alot Off Daily Basics"

There are no groceries or pharmacies. There is no place where the taxi can drop you off, as cars are parked outside the building on pavement. Kitchen is very small with little room for storing things. Wardrobe is very small even for me living on own. If you want to go to Garhoud side you need to drive all the way to the bottom of the street do a u-turn and come back to the building on the other side of the road. Only nice thing is the pool area and gym.

"Good Location, No Greenery"

Churchill is a good tower if you are looking for something close to Downtown with good traffic and relatively good price. Our 1 bedroom isn't the largest, but the layout is good and we have amazing view of the Business Bay lake with the skyline of Downtown Dubai. I would say building quality is OK, we didn't have any major problems and the facilities are nice as well. Only thing that AC isn't very strong, so we have to keep it turned on almost constantly in this heat to make it bearable. Although location is quite good, there is not much to do in walking distance. If you'd like to eat out, do proper shopping or see some greenery, you have to drive to Executive Towers (2 minutes) or Dubai Mall (5 minutes).

"Mayfair Review"

I have been living here with my husband and 2.5 year old kid since about a year. The apartments are nice, view is beautiful since we have Burj Khalifa facing and canal view. The security is nice and usually has records of all the people who came in and went. They have CCTV in the lobby and parking areas. It's a pet friendly building. However it's not suited for people with children since they do not have anything to do. No play areas, no safe open spaces to run around. This building is ideal for a working couple or singles. The swimming pool is just more like a lazy pool cause it's small. The gym is strictly ok. No space to move around. Equipment though are very good quality and have regular maintenance. It is difficult to get a taxi usually one has to wait about 10 minutes to get one. They have started feeder buses to the metro station so now it's a little convenient. The entrance to the basement parking is narrow and requires a good amount of practice to make sure you dont bump your car. You have a supermarket, a salon up and running down the building. There is a pharmacy too which has been "coming soon" since a year now. It is a peaceful building you do hear sounds from the constructions around you but that's just temporary. The building is maintained well, neat and clean at all times. We will be moving out since we are looking for a more kids friendly area which surely this building is not. This building is best suited for working couples or singles.

"Great Flat Value For Money "

For a 1 bedroom flat, the flat is huge (1250sqft) with a good layout. Wooden floor , LG electronics, american kitchen, big enough. But the bad side is the facilites. Gym, aweful compare to the standard of the flat, and swimming ridiculous size compare to the number of flat.

"Very Poor Maintenance Fire Alarm For Ever Going Off 2 Or 3 Times Per Night"

The security staff are really good, but the building is let down with very poor maintenance and finish. If you like a good nights sleep this is not the place for you, the fire alarm is always going off, last night 1am, 3am and 5am!! Hope we never have a real fire, because everyone ignores it. Trying to get an answer out of the developer's team is impossible, they do not take issues on and often just ignore your emails and phone calls.

"Ontario Tower Review"

Ontario tower is a building in a good location close to bay avenue and the metro station. The building facilities (gym and pool) are generally clean however not well maintained and lacks small touches to increase presentation. The apartment is finished in a reasonable standard for Dubai however also lacks the small details. Building management is friendly, however when problems occur in the apartment they rarely take responsibility to actively fix issues and claim it is the responsibility of the Tenant. Cooling is provided by district cooling and only controlled by an on/off switch in the apartments, not thermostat controlled which can be a pain. The building has security however of a poor standard. Building is good for a starting point in Dubai if you do not have a car as is walking distance to both metro and supermarket.

"Been Living Here For 4 Years Now"

When first moved in rent was 60K which was acceptable for the area. The construction had just started on surrounding buildings and the noise level was low. Had a perfect view of the Burj Khalifa from the lounge. The flat was unfurnished, but did come with a built in fridge, gas stove and washing machine which was a plus. Now in 2015, currently paying 80k. The construction noise is terrible. Starts at 6:30 am and goes on until late in the evening, sometimes overnight. Which is difficult to sleep, except for Fridays. The construction has blocked my view of the Burj. The paint on the walls are bubbling, probably because of water in the walls from poor building fixtures. AC water started leaking into the Kitchen and the ceiling is dirty from it. Maintenance took several weeks to fix it. A positive is that it is central and close enough to the metro, 10 min walking. If it wasn't for the noise I would not be looking for another place to rent.

"The High-tech Flat"

Built by a South Korean developer it's a high tech apartment. From entering the elevators from the hall way to electronic curtain drawer, above sink TV screen if you are into gadgets you will love it. The interior of the flat had a lovely warm Asian minimalist feel to it with quite a lot of dark wood that made it specially warm. The bedroom floor is wooden parquet and has an impressive size built in wardrobe. The finishes in general are great and the bathrooms are very elegant in style. In the living-room there is a separate room divided by a "milk" glass sliding panel that can be used as a study and looks very nice. The flat is light due to the full size glass balcony doors all the way across the living room as well as the bedrooms. The balconies are very narrow and you'd be forced to sit alongside of one-another like pigeons on a ledge as opposed to facing each other. The only poor finishing is on the balcony where the edges are sharp and the metal edges are rusty. The soundproofing of the flats is generally ok but the extremely loud doorbell of each flat is quite disturbing during the night from other flats. The ongoing constructions of Business Bay are another factor why I would still classify the flat noisy as on a Saturday morning you'll be woken by the reversing trucks next door. The pool and the jacuzzi are quite often out of order, in fact within the 2 years the jacuzzi never worked so it ended up being used as children's pool. The gym has a home made feel and it's not as well kept as expected. The developer has an office downstairs however the maintenance team is very challenging to get a hold of and they do not speak English at all. Usually matters needed to be escalated to the manager to get a maintenance supervisor we could actually talk with. You can't go for a walk so if you have a child or a pet or even just feel like jogging outside it's a no go. Having a car is a must and you can get to Downtown or Dubai Mall shopping and eating facilities in 5 minutes.

"Nice Building, Poor Surroundings"

Windsor Manor is a well-built building in a relatively good location. Since many new roads opened in the area it is easy to access the building and avoid Downtown traffic. It is close enough to Dubai Mall to walk there, although it is at least 20 minutes so wouldn't recommend in the summer. My only negative is the surrounding of the building which is a deserty construction site on one side and busy highways on the other. My one bedroom apartment is bright, has good finishing and I didn't have any maintenance issues so far. The rooftop swimming pool area has really nice view of Downtown and the pool is large enough for actual swimming.

"Best Location"

Positives:   Everything in walking distance.

Our building has an amazing location and it is the number one reason why we love living here. Metro station in walking distance, supermarket, pharmacy, laundry, salon all within 1 minute. Bay Avenue is also a 5 minutes walk with even more shops and plenty of restaurants. The building's facilities like swimming pool and gym are good and well maintained. Small downside is the constant white noise of Sheikh Zayed Road.

"Going Down"

I've always loves this building but the way it is poorly managed has become an issue. Before, all was simple, now every little thing is complicated. Let’s start with the pipes, with frequent leaks at all levels. Jacuzzi and the swimming pools are dirty, every day. The cleaning of the windows is not done properly. We had a terrible sandstorm a few weeks ago, and nothing had been done since then. In 2009 my windows were cleaned on a monthly/2 months basis. Now if it is done once per semester, I call myself lucky. Before, if you had a request, you simply talked to the Building staff. Now you have to write a ton of useless papers, the building staff is not able to solve any kind of problems. In the end, nothing happens, this building has become an administration. You almost need a copy of your Visa to book the tennis court (oh and by the way, nobody is playing ...). Carpark B3 is NEVER washed! I mean never. Maybe water cannot reach that level. When B1 and b2 are cleaned, B3 is never cleaned. Building staff used to be courteous, now they barely say hello. Recently I saw a young mom with her very young child, in a trolley. And there was a few people working in the building. They just watched her, did not open the door, did not do anything, and she was struggling with her baby in her arms ... Maybe courtesy is not part of the building rules?.

"1 Bedroom In RBC Tower"

I like the location of RBC, as it is close to everything but not in the middle of everything. They opened new roads in the last year so it is easier to reach the tower from any direction. The area is still a bit deserty without any parks or other walking possibilities. My apartment is on the lake side of the building which is much quieter than the other facing Al Khail road. I like to layout but the finishing and the fittings could be much better. The highlight for me is the balcony with Burj Khalifa view and the huge outdoor swimming pool.

"Small Size, Fun Gadgets"

In general I love my apartment, its a 1br plus study, view of water and Burj Khalifa. Nice balcony, although it could be deeper. The living room could have more windows, makes it feel very dark during day and especially during winter month when sun is low and doesn't really come around the building, which means only "direct" sun in summer. Equipped kitchen, except the fridge. You also have a little screen above the sink(TV, radio and cctv). There are a few lights with touchscreen to turn on and off, in the living room you have a screen on the wall to turn on and off lights, close curtains in living room only, adjust A/C, call reception, take photos, see who is at the door, open the door, turn off the door bell(which is super noisy and long, also to hear from all neighbors on the floor). I love the fact that the bedroom has wooden flooring (not the best but hey), wish I had that throughout the apartment. The study room is convenient to use as guest room and storage. The noise level is okish, considering that there is construction going on opposite and most likely more in future(still a lot of empty plots around), parking is annoying, residents are supposed to park on level P4 but going up and down takes forever because of the millions of super high speed humps. Maintenance is great, I had a pipe burst a few month ago they came to fix it asap. Unfortunately the shop in the building is only useful for the office tower or if you forgot water, no fresh stuff. The gym is a joke, only few equipment don't think it is safe either, a real shame since the building is nice. The pool is ok, I hardly use it so couldn't say how busy it gets. You don't have keys, only access card or a pin to open the door, which I love, no key to loose, copy or carry.

"Don't Even Bother"

Mayfair Residency. Probably the only building in Downtown Dubai that would be a better fit in Qusais or Karama. The rents are obscene. Landlords classify Business Bay as "Downtown" though Abraaj Street feels like something out of rally course. As you leave your apartment, heading out towards SZR of Al Khail - you will hit a minimum of 7 potholes - one for each Dh10K you spend annually to live there - reminding you that signing the contract was the biggest mistake you ever made. The building's equipped with a kiddie pool. There were promises of a full-sized pool but we never found that. A full grown man would complete a lap in 1 1/2 strokes. The gym is joke. Wealthy individuals in extremely fancy automobiles skip through the building like it were a Starbucks in Dubai Mall - leaving their fancy cars wherever they feel like - in other people's spots - blocking the entrance - anywhere they like. Yep. It's horrible.

"Damac The Waves Tower A"

I really enjoy living in the Waves tower. It is the third tower I have lived in and by far the best. Security are amazing and really friendly. This actually makes a huge difference. The facilities are great, especially the pool. The tower is not over crowded or full of room shares. You are near to a variety of shops and facilities. All in all a great tower! :).

"Very Spacious "

Very spacious apartment compared to nearby towers of similar scale/value, very strong a/c. Top pool has a good view of Burj Khalifa but during NYE, it will be crowded with neighbours/friends coming to catch a glimpse of the fireworks from the pool. Location is bad and hardly any deliveries or taxi knew about it, not sure if its still the same. There were few times I nearly missed my flight as I can't get any taxi coming to Windsor as they don't know the way. Maybe I'm facing meydan and highway so even on high floor I can still hear the cars, not able to enjoy the balcony much due to noise levels when opening it. Almost every other day we hear sounds from the windows which we suspected its contraction or expansion of the glass windows which maybe harmless but irritating. Parking spaces very limited.

Negatives:   Centralised a/c and ventilation, construction routes.

Good amenities like nice pool, mini golf, gym and tennis court coming soon. Good view, nice landscape, Nursery downstairs, 2 supermarkets and cafeteria. I used to stay in other side of Business Bay and have difficulties explaining to deliveries or taxi my previous location, however never have this problem with CH, most deliveries and taxi drivers know CH. Many securities ensuring safety and security of the environment, Apartment quality is ok for a few years old except centralised a/c is not cold (neither building owner nor maintenance guy can help) and very poor ventilation, whenever neighbour smoke in their apartment, my apartment smelt like chimney. Another bad point is the road to the building, there's only one entrance/exit from Business bay. Otherwise, perfect community, quiet yet family place with decent and friendly tenants. With regards to Pet, very confusing issue, we were told it's allow to have pet as per SP agreement but they issued memo said not allowed except for guide dog!

"A Little Bit Of Everything"

I think Churchill tower's location has every positive and negative that a building in Dubai can. - It is really close to Downtown yet there is still sand everywhere around the tower. There is literally nowhere to walk. However more and more restaurants and shops open in the area within a 3 minutes drive. - Very easy to get out onto Al Khail road but practically impossible the way back. - Sheikh Zayed Road is close but it can be a real headache to get in and out (actually it got better since they closed the original exit opened the alternative one due to the canal). - Quite nice view of the Business Bay lake but many construction sites and we have no clue what will happen after the canal is open. Apart from the location and the surrounding area I think the building deserves a strong 4 stars in all aspects.

"Good Building, Great Location"

With it's own shopping and dining area on the ground floor, Executive Towers almost feels like a small city within the city. (We lived there 2 years ago and it's even better now with more shops open at Bay Avenue.) The location is close to perfect with direct access to Sh. Zayed road, easy escape route to Al Khail road and the tunnel to DIFC. Our apartment had Business Bay view with quite a few construction sites, but luckily none of those were close enough to bother us. The layout of the 2 bedroom was a bit strange at first, but we got use to it quickly. We left because at the end prices reached the level of Downtown and we couldn't negotiate with our landlord.

"A Great Place To Live At A Lower Cost"

Positives:   Walking distance to grocery, restaurants, park and mall, easy entry and exit to the area, public transport.

Negatives:   Use of some cheap fittings in the apartment.

I have been living here for the last 3 years and the place has come up really well with lot of amenities around and easy accessibility anywhere. The location has 5+ exits depending on where you want to go and hence traffic is never a problem and you are out of Business Bay without issues. Ontario Towers is a road cross from Bay Avenue where you have a large park and a jogging track and two floors of restaurant and shops which will full fill almost all your basic needs without having to go to the malls. The metro station is 300m to 400m away and is easily walkable barring the summers which can be supplemented by using the BUS which is right outside the building. The building has its own grocery store so it is never an issue to get that last minute thing you need. The build quality is quiet good and so is the management staff. Overall the building community is quiet peaceful and cooperative.

"Great Place, Good Value"

Negatives:   The nearby amenities (shops and the like) are basic.

I wanted to be relatively close to Downtown and DIFC, without the disruption and/or cost of those places. And whilst I liked the convenience of Business Bay, I didn't want to have the crowded living of Executive Towers. U Bora Towers is good value for money in terms of floor space and facilities for the flat. The finish pretty good (and certainly much better than some places I've seen). The building maintenance guys have been very helpful in sorting out the snag list that comes with moving into a new place. The security people have also been very helpful with their knowledge and advice. There is a good view of the Burj Khalifa from the north side, and relatively uninterrupted view towards the Dubai Stables on the south side. Overall there is not too much feeling of being crowded by other buildings (and no looking into someone else's kitchen!).

"One Of The Better Buildings In The Marina, Let Down By Unbearable Traffic Congestion And Noise And Lack Of Parking"

This DAMAC building is very well built - in two years we heard not one single noise from any of our neighbours. In fact we had our home cinema in use every day and never heard one complaint! We were in Tower B which is the smaller tower directly on the marina. The pool is large and beautiful with a large area to lounge around and lots of loungers, but the gym on the same level is poorly equipped with a limited amount of old equipment. The tennis court was well looked after though. Access to the building is via access card, for which I had to pay extra for my wife - disappointing but not expensive at 500 AED (at the time). As usual one parking space for us but with my wife also having a car this was the main reason for us leaving - there were no extra spaces within the building for her to rent (despite what the building owners promised) and these days nowhere at all to park outside the building. Bear that in mind if you have more than one car. The apartment itself was very roomy with two large bedrooms, a large maids/storage and a huge living room/kitchen - plenty of room here for all our furniture. The balcony was huge also. However the kitchen had pretty poor built-in appliances and would have been better without them. The view from our seventh floor apartment was directly towards the sunset and was amazing. However in this tower one of the marina bridges is very close, meaning there was almost constant road noise day and night, particularly at the weekend and during holidays when the boy racers roar over the bridge and/or the traffic is heavy. Overall we were very pleased with this building but the main disappointments - traffic, parking, kitchen appliances - we were unable to change and ultimately lead to us leaving. However if you can live with these limitations, and can get in the larger apartments in Tower B, then this is one of the best buildings in Dubai.

"Dubai Marina, The Waves By Damac"

This building is amazing. The view of Marina and the Sea, perfect finishing and layouts of the apartment big balconies, you can fit in dining table with 4 chairs along with the dryer for the laundry. The pool is amazing too, it's big, the area around pool has tables and chairs with umbrellas for those who wants to have a pic-nick outside, and barbecue area too with special stands for the proper barbecue. The building also has kids-room and a reception-room with all necessary equipment, it can be rented for parties. The building has it's access to Marina walk and it's perfect for those who like jogging or just walking by Marina, watching yachts sailing by. There are a lot of restaurants, bars, clubs, cafes, shops, supermarkets, fitness-centers, the building is surrounded by all these.

"Great Potential But Let Down By Poor Standard On Finish"

This is a new building in Business Bay (BB), so I have tried to ignore the obvious problems you get with a new building (i.e. snagging issues) that will no doubt be resolved in time. Located ten minutes walk/two minutes drive from Dubai Mall & Souk Al Bahar and quite literally one minute drive from Financial Centre Road/Al Khail Road, this tower is in a great location. It backs on to one of the new lakes in BB and our apartment is on a high floor with a lake view. It's nice to see the lake everyday but the view other than that is fairly uninspiring, being dominated by the new DAMAC Paramount building going up on the other side of the Al Khail Road. Apartments on the front side advertise a "Burj view" and charge accordingly, but this is misleading as that landmark is obscured almost 2/3 of the way to the top. The apartment itself has no storage (being strictly a 2-bed) but the rooms are quite generous. Ceramic tiles floors look nice but transmit the noise from the apartment above very easily - we've only been in a week and had to make a small complaint! The kitchen has no white goods (which is great as the units supplied are often very poor quality & size) and although it is big it has no external walls - only an interior window allows access to the internal ventilation shaft. Thankfully ENI have though to put a door on the kitchen to allow it to be closed off. The pool is large enough (and heated) to do meaningful lengths, but the gym that is on the same level is small and suitable for only occasional use. Parking is plentiful but extra spaces for your second car are a chargeable extra. On the negative side, the noise issues created by the expansive use of ceramic tiles are annoying but not uncommon in Dubai. There is no visitor parking at all - access to the internal car park is via radio keyfob only and you only get one per space. The biggest downside is the overall finish and the layout. The main bathroom has a small sink, no storage for towels or toiletries and no electrical sockets - think again if you want to charge your electric toothbrush or shaver here. The second bathroom is small and laid out in such a way that to open the shower door and the main door is impossible at the same time as they open into each other. Water leaks out from the shower all across the floor due to the poor layout and fittings. There are no sockets in this bathroom either. In the main rooms there are simply no enough plugs or network sockets, and those that are there are in odd places. Worst of all every surface is very poorly finished, either scratches or paint stains on all the woodwork or grout stains on all the tile surfaces. Even the floors are heavily marked with scratches and solidified grout. Overall the location is great, access to SZR, Dubai Mall & Al Khail Road is quick, the views are nice on the backside, and the pool will get a lot of use. It's just a shame that this relatively compact building is let down by the apartments poorly thought out internal layout, lack of visitor parking and a generally poor standard of finish.

"Maintenance Is Bad, Stay Away From This Building"

This building suffer from water leakage all over starting from parking till high floors, the fungus is inside the cupboards and bad smell of garbage stayed in the building for 2 years and everyone complaining but the building management is not responding. Infrastructure is bad, the internet connection max speed you can get is 16MB. The swimming pool and sauna heater used to work in the beginning and due to lack of care it stopped and for the last 3 years we are asking them to fix it with no response. A newly opened restaurant which opened 24 hours will make you miss sleeping with noise level you can not imagine.

"One Of The Best Buildings In Business Bay "

Positives:   View, Sleep Quality, Security, Pool and GYM, Clean public areas, good mix of people, surrounded by nice hotels and cool spots, close to Burj and Dubai Mall, easy exit to E11 and Al khail.

Negatives:   Small apartment with one bathroom, parking is so big (it takes time to enter and exit), Finishing is not that good, not easy to find a parking if you have more than one car, many construction projects and road diversions around the building, Basketball and tennis court badly maintained.

I am living in a one bedroom apartment in this tower, I have the Pool and lake side view. Overall good building, family friendly and at the same time peaceful.

I have lived in Ontario Tower for a year and it is a really good building, very well finished and with good facilities. There is a shop now on the base of the tower and it is in walking distance of the Metro. Very good value in the best part of Business Bay - it is close to the proposed canal and SZR. Great apartment. Awesome gym and nice neighbours.

Perfect for people working in Downtown or DIFC or Business Bay Easy access to Al khail Road (3 minutes) and Sheikh Zayed (5 minutes) , to Downtown 7 minutes, and to DIFC 10 minutes. Restaurants and grocery stores are 2 minutes away. Supermarket is available on the Ground Floor. Maintenance people are friendly so whatever small work in the flat, they come the same day and help you for free.

I've been living in this apartment for 2 years now with my wife. The building when you look at it is a nice building good location in Business Bay, and the size of the apartment is ok. The security in the building are amazing compared to the level of security we found in Dubai, but the best part of it all is the view that we have. We live on the 24th floor and have a view that cover all the way from the flag in Jumeirah 1 till Burj al Arab and Atlantis with nothing to block it. That said, we can move to the negatives of this building: - the quality of the building is really bad, toilet door doesn't close properly, leaking at different places in the shared areas, even the bedroom window doesn't close properly in my apartment so we had to seal it with tape for the dust not to get in. -You have to clean the house on a daily base because its one of the dustiest building you can ever live in, even with everything shut and the AC cleaned, dust still manages to find its way into the apartment. - The gym is pointless. - And the price compared to everything else is just ridiculous. I am moving out soon.
