The design is led by architectural firm Antonio Citterio Patricia Viel, the Italian firm that has worked on all Bulgari Hotels & Resorts properties.
In keeping with the lighthouse concept, the tower will have unobstructed views of the Arabian Gulf and the Dubai skyline.
The tower will be built on a small peninsula of reclaimed land, protruding from the southern tip Jumeira Bay Island, adjacent to the Bulgari Yacht Club.
The floors are separated by layers of 'architectural coral' that filter light and air and project patterns of intricate shadows onto the black and gold Paonazzo marble.
The façade lighting design takes inspiration from the natural movements of marine corals, creating breathing light patterns which change from day until night.
The larger penthouses come with a private pool and private lift access.
The tower contains 31 penthouses across 27 floors so the vast majority of floors will contain a single apartment. The top of the tower is home to a three-level 'Sky Villa.'
The properties come in a variety of four- and five-bedrooms layouts, with the Sky Villa containing nine bedrooms and a 13,000 square foot terrace.
The four-bedroom units are located on the lowers floors and are oriented with either a sea view or a marina and skyline view. All bedrooms have en-suite bathrooms.
The five-bedroom units enjoy private elevator access and feature one-and-a-half height living spaces, vast balconies and private pools.
The three-storey Sky Villa has extensive private rooftop gardens and a private pool. It contains seven bedrooms, private study, family room and double-height living spaces, a private gym, spa, and full-service kitchen. A feature staircase as well as a private elevator connects the three internal floors.
The basement contains a secure air-conditioned garage with private parking spaces with dedicated electric charging points and storage facilities. The garage will be illuminated with natural light, filtered though landscaped openings in the garden above.
Residents can enjoy a 50 metre horizon pool surrounded by a spacious lounge and private cabanas.
The landscaped grounds of the tower will be home to a private events lawn, designed for intimate gatherings.
Every every aspect of the Bulgari Lighthouse will be managed and serviced by the adjacent Bulgari Resort and residents will have access to the exclusive Bulgari Yacht Club, a 46-boat harbour, an Italian restaurant, a member's lounge, outdoor pool and bar and kid's club.
