Barsha Heights was formerly known as TECOM.
Situated between The Greens community and Al Barsha, Barsha Heights lies roughly two kilometres inland from Palm Jumeirah and is bounded by Sheikh Zayed Road, Hessa Street, First Al Khail Street and Jebel Ali Racecourse Road.
Apart from a handful of mid-rise buildings, everywhere you look you see high-rise towers. Construction began here in 2006 and by mid 2020 some 90 buildings had been completed and a further 11 were being built. Until 2016 the district was called TECOM after the name of the master developer.
Residents report a variety of opinions about the quality of the apartment buildings, but they appear to agree that this is a pleasant enough place to live, albeit lacking in open green spaces. Those living on the higher floors of the towers have great views across to The Greens community and to Palm Jumeirah.
There are good supermarkets and plenty of shops and restaurants throughout the district serving all types of cuisine. These include many licensed restaurants in the four- and five-star hotels, notably Grand Millennium, Byblos, and Media Rotana.
When we visited in November 2020 there were just six projects under construction, so the place was less noisy and beginning to feel ‘finished’.
Completion of the central pedestrian plaza has made a massive difference to the community. The place comes alive in the cooler months, especially after sunset, and now you can walk across the development without trudging through sand pits. And this matters, because a plus for many is that with the metro station close by you don’t need to own a car if you live here.
Greenery, landscaping and proper metered parking spaces have replaced the sandy parking lots that once defined Barsha Heights, or ‘Tecom’ as almost everyone in Dubai still calls it. Young trees have been planted across the entire pedestrian area, and there are plenty of benches and shady places to sit. The greenery is well-maintained, and it’s rare not to spot a gardener or two pruning hedges.
From Barsha Heights it takes roughly 16 minutes to drive to Dubai Mall, 10 minutes to Palm Jumeirah, 13 minutes to Burj Al Arab and 14 minutes to The Walk JBR.*
Dubai International Airport (DXB) is roughly 24 minutes' drive and the new Al Maktoum International Airport is roughly 34 minutes' drive.*
Barsha Heights has easy access to Sheikh Zayed Road (E11), the main highway running through Dubai, as well as to First Al Khail Street which is handy when SZR becomes clogged up.
Dubai Internet City metro station is alongside Barsha Heights on Sheikh Zayed Road. The train ride to Dubai Marina takes five minutes, to the Dubai Mall 23 minutes, and to the airport 52 minutes.
Taxis are also plentiful and can be easily hailed on the street.
Barsha Heights’ proximity to Internet City, Knowledge Village and Media City, all of which lie on the other side of Sheikh Zayed Road, makes this a convenient place to live for those who work there. It is also close to The Greens community and the Emirates Golf Club, and to Dubai Marina and the popular JBR Walk and Beach.
At the centre of the district is an expansive pedestrian precinct that includes basketball and volleyball courts. These are extremely popular and create a great atmosphere in this urban quarter. The many children's play areas are also very busy. However, there are no grass areas to be seen; for those you have to take a short walk to The Greens & The Views next door.
There are 207 outlets currently open in Barsha Heights including 11 pharmacies, 69 restaurants, 20 ladies' salons, seven laundrettes, 18 supermarkets, 16 men's salons, a butcher, a bakery, two children's nurseries, two currency exchanges, six coffee shops, two dental clinics, a real estate office, six cafés, two smoking accessories shops, five medical clinics, four print shops, two spas, a bar, two sweet shops, three gifts & entertainment shops, seven mini marts, a fashion shop, two phone shops, a trade office, two tailoring shops, a nighclub, two flower shops, a gym, a massage centre, a liquor store, a car rental shop, a salon and a jewellery/watch shop.
