Azizi purchased the 139 hectare parcel of land from Dubai South in November 2022.

The mixed-use development is at the design stage and will feature, villas, townhouses, hotels, schools, a hospital and cycling and jogging tracks,

The development is worth roughly AED 12 billion (USD $3.27 billion) and will have an estimated 24 million square feet of gross floor area.

Azizi will also be in charge of constructing the development's infrastructure and road network.

The community will contain a swimmable lagoon with 3 kilometres of artificial beach shores and water features, along with parks and abundant greenery.

Azizi hopes the community will become an 'innovative landmark destination' with over 100,000 daily visitors.

The community is located roughly five-minutes drive from the Al Maktoum International Airport.

The boulevard and community as a whole will be themed for each season, holiday and festivity.

KEO has been appointed as the master plan architect and the brief includes a 2-kilometre-long air-conditioned, glass-covered, pedestrian-friendly boulevard. A number of shopping areas, commercial spaces and hotels will have direct access to the boulevard.
