Arabian Ranches Area Guide

Arabian Ranches is a self contained suburban community development with its own supermarket and local shops. Located away from the city this place is popular among families with young children. The houses and villas are set in tree-lined streets that are safe for walking and for kids to play.

The 4,000 properties here comprise a mix of townhouses and villas, and the public amenities include tennis and basketball courts, a swimming pool and open green spaces. There’s also a golf club and the prestigious Dubai Polo & Equestrian Club.

Arabian Ranches is a peaceful place, away from the noise and heavy traffic of the city. Its housing ranges from two- to three-bedroom townhouses to villas with up to seven bedrooms. The architecture is inspired by Spanish, Portuguese and Arabic styles and all properties have their own sheltered car parking and gardens, whilst being set close enough together to create a sense of community.

Arabian Ranches Amenities

Arabian Ranches has all the amenities you need if you don’t want to drive into the city: a decent supermarket, twenty shops, a travel agency, a pharmacy, coffee bars and restaurants, and a nail spa and hair salon for when you’ve had enough of shopping. There are tennis and basketball courts, a swimming pool and open green spaces for recreation.

Arabian Ranches Golf Club is an 18-hole, par 72 desert-style designer grass course. ‘Desert style’ means that if you miss the grass fairways and greens you land in the 'sandy waste', a euphemism for ‘desert’, populated by indigenous shrubs and bushes, and, er, sand. There’s also a golf academy where you can take lessons with one of the Arabian Ranches' golf pros, and a Spanish colonial style clubhouse with eleven plush guest rooms boasting terrific views overlooking the golf course.

At the Dubai Polo & Equestrian Club you can ride real Arabian horses across the desert, learn to play polo or take your family on a tour of the stables. This Andalusian style club has become the ‘must visit’ equestrian centre in Dubai where you can watch world-class polo, dressage and showjumping, or, if the mood takes you, learn how to do it yourself. The clubhouse offers members and their guests lounges, restaurants and bars, a fitness centre, swimming pool and spa.

Top notch education is provided by the English speaking JESS school next to the retail centre, and for those irritating health issues the Ranches has its own medical centre. A mosque and community centre complete the scene at this truly self-contained desert oasis.

Arabian Ranches Travel Guide

An excellent road network connects Ranches to the two major highways running through Dubai, and to Dubai Marina, the nearest city quarter. The Marina, the Mall of The Emirates, and Dubai Airport are all within 15 minutes' drive. The Emirates Road provides easy access to Sheikh Zayed Road and onward to Abu Dhabi, Al Ain and Sharjah, while The Dubai Bypass Road is a few minutes away and leads directly to RAK and Fujeirah.

"Lovely Community"

Positives:   Community feel. Nice sized rooms. Solid build. Security.

Negatives:   Desert style landscaping, wooden stairs (not in all Saheels).

The Arabian Ranches is a very nice are in which to live. Saheel is particularly nice due to the fact that the houses are detached with nice streets and good sized gardens. The layout is user friendly and practical.

Positives:   Safe enviroment for our kids, rooms are bigger than in Springs villas.

Negatives:   Can't walk to any shop or restaurant, community center is quite small, it cna take a while to get out of the Ranches in the morning.

Al Reem 3 is a very pleasant area. Lots of family leaving here. Very convenient as it is near the Academic city. Our villa is in good shape and of a good size.

"Villa In Mirador"

Positives:   Garden with swimming pool.

Negatives:   Long way to Umm Suqeim exit with too many speed bumps.

My family loves this villa, especially the garden with our own swimming pool. The kids can play safely with their friends without leaving our home. I think the rooms should be bigger in a villa like this, but it is still very comfortable for our family of six. Mirador is close to the exit towards Sharjah, but a much longer way out if you need to go in towards Jebel Ali / Abu Dhabi.

"One Of The Most Sort After Villa Communities For Families In Dubai"

The Saheel community comprises of only 3 and 5 bedroom detached villas and is one of the biggest in terms of layout in the Arabian Ranches. Lots of green areas which is quite well maintained with 3 swimming pool / park complexes within the community. The community is very quiet except for the perimeter villas which face the Emirates road. Though there is a traffic problem in the Ranches during morning office hours, Saheel is one of the least effected as it is the closest to the exit point.

"Family Friendly At Its Best"

I've lived and grew up in Arabian Ranches (firstly in Saheel, presently Mirador) with my parents and sister, and we have lived here for a good 8 years. Arabian Ranches location, as a whole, is very good. Situated on the Sheikh Mohammed Bin Zayed Rd, with a big interchange right next to it, Motor City next door, and Mall of The Emirates a straight road into the city centre, it's located perfectly. The Ranches is generally a clean area, friendly people, and a few shops/restaurants in the community center that caters to what is needed. The numerous pools, playing areas, 24/7 security guards, a primary and high school and a golf club make it an excellent family friendly neighborhood. The fact that there are gardeners to keep the area groomed make it even more picturesque. Saheel isn't the ideal location if you want peace and serenity, as you can hear every word from the Autodrome when they have events or even just speeding around. Mirador on the other hand, which is on the other side of the Ranches, is very quiet (with a little disturbances from construction around the Ranches). However, I only have two criticisms for the area. The first being that there isn't a gym that is accessible without having to go to a neighbouring community (i.e. studio city or motor city), and the ones that are there are expensive and don't necessarily cater to working people that do 9-5. Secondly, the traffic going out of the Ranches in the mornings on a weekday (usually 8am), is atrocious. As there are only three entrances/exits. One of which joins directly to the Sheikh Mohammed Bin Zayed Rd (old Emirates Road), towards Mirdiff, which leaves two exits for every other direction in Dubai, which might as well be one. As the way the roundabouts are set up, both exits are more or less at a stand still, bumper to bumper. However, with all accounts taken on board, if you want a safe place to raise a family in the suburbs of Dubai with quick, easy access to the rest of the city, Arabian Ranches is definitely the place to be.

Positives:   The greenery, walking paths and parks.

Negatives:   Nothing really.

Arabian Ranches is a well maintained community to live in, It is peaceful and safe. It also has great walking areas for residents and greenery that is well looked after. The park and swimming pools for children and families is also well maintained.One suggestion would be to build a mosque near Al Reem which is central for people living on the other side, as the mosque near the entrance gets full on Fridays. The community center is convenient and very friendly, however a few more options in restaurants would be nice. Overall it is peaceful to live at the Ranches. The Medi Center is nice with good doctors, however it would be good to have a medical facility 24/7.

Negatives:   School area roads blocked with selfish parents stopping where ever they can during drop off and pick up times - c'mon people!!

Al Reem 3 residents are an international mix and we have been very happy living there for the past 8 years. While play time can get a little noisy; during the evening the community is lovely and quiet; it is well maintained and secure. Lots of pet owners; and most of us clean up after our pets! We enjoy our tennis courts; it would be a value add if we had a gym but there are many good options for fitness outdoors with walking paths, the pool, and tennis.

The ranches are overrated. Prices are too high for the quality of the houses. Windows are falling apart, aircos are old and unclean. And the rooms are too small. You can find better fails in other communities.

"Al Mahra Arabian Ranches"

Positives:   Quiet, safe area in a well established neighbourhood.

Negatives:   Nothing bad about the area really.

Al Mahra in the Arabian Ranches is one of a few residential complexes within the now very well established development. The facilities are fabulous in that, there are 3 communal parks, 2 swimming pools and a set of tennis courts. There is only one entrance, the houses are a good layout, I think type 13 is the best layout. Some people aren't keen on the small dome like structures in the roof, but I think it adds character to the look.

After having lived in The Springs, 2 bedrooms townhouses have been improved tremendously, in terms of quality of structure and recreational area. I have purchased the house in 2007 and ever since myself and my family find the community very pleasant, its tenants, the outstanding swimming pool and how it’s serviced and maintained, the landscaping and the attention that EMAAR gives to its residents. I wouldn’t like to live anywhere else in Dubai.

The Villa is in very nice location but the maintenance of the swimming pool is very costly and the owner does not pay for any maintnenace until the end of the year.

"Excellent Family Community !"

Negatives:   Traffic exiting the community (Not Alma but Ranches as a community).

My Wife and stayed for 1 year in Arabian Ranches in a Type 2E between 2012 and 2013 along with my wife's parents + family dog. It was a 3 bedroom + Maids and Study Townhouse of 2,700 sqft. We often had guests, so the study downstairs was always used as a spare bedroom as it had sufficient space for a double bed and dressing table, all the room sizes were great. The type 2E also has a smaller closed study upstairs that we had a sofa bed and a TV where guests could sleep but mainly used as the boys TV room :). We benefited from a good size garden at the back, we lived in a cul de sac so had no passing traffic in front of the villa so always had children playing outside on their scooters and bicycles. The location is OK as it feels like you are far enough away from the hustle and bustle of the City but still only around 15 - 20 mins away from the city. This was a problem for my mother in law as she did not drive so she did feel very isolated. Access to the Mohammed Bin Zayed road was great if your were traveling towards Dubai but if you had to exit towards Marina or Jebal Ali you forced to drive the whole way (in fact half way from Alma) through the community to exit, this was on a single traffic lane and got very congested in the morning when everyone is leaving either for school or work. it could take almost 15 - 20 mins just to exit out onto the Al Qudra road but entering was a breeze as i would drive up Umm Sequim road, onto Mohammed Bin Zayed road and straight into Ranches on the slip road, Alma was perfectly located right on the entrance which was great after a stressful day. I am not sure if this is still an issue in the community ?. We were lucky enough to get a villa backing onto the lake where we used to walk the dog but this did become a bad point in the summer when i used to get eaten by the mosqitos so couldnt really enjoy the garden. Alma is walking distance to the golf club where we enjoyed some lovely meals with the family and watched most of the big football games on the big screen with reasonable offers on the beverages :) Unfortunately after a few months a new development, Alma Phase 2 started construction directly behind us so the community got a little dusty and noisy. Alma is one of the smallest communities in Ranches so we almost always had the swimming pool to ourselves. it also has a basketball court and playground. Close to the school and community shopping centre.

"Arabian Ranches Alma "

We lived in the ranches for 1 year. The alma villas are in a great location they are right next to the local community centre. The community centre has a geant supermarket, a beauty salon, lots of food places, toy stores and many other shops. Which are all within walking distance of the alma villas. There is also a golf club which is within walking distance, which has a few nice restaurants and a nice outdoor seating area. The access in and out of the ranches is not the easiest the traffic can be really bad in the morning, the exit onto the shiek Mohammed bin zayed road is easy, there isn't usually much traffic there. But the other exit near motor city is usually pretty bad on week days especially mornings. The alma villas are very nice spacious villas, we had a medium sized garden which backed on the lake. I would say these villas are for small families. The pool area is very clean and there is a life guard there all day. The children's play area is always kept clean and tidy. We had a dog when we lived there and it was a really nice place to walk the dog, the other dog walkers are very friendly as well. The security guards on the gate are always very pleasant. Overall I would say this community is very well maintained.

Positives:   It is a very beautiful community well maintained lakes and gardens and Tennis courts.

Everything is really built very well and maintained . Security is fantastic. The only problem i see is the public transport is not available anywhere close by . The RTA bus Stop is Far from Palmera.
