Spacious villa and garden
Space, garden, parking.
Noise, remoteness.
Muhaisnah is excellent for the real homebody as the villas are large and have spacious gardens, we didn't know what to do with all the space! The only downside is that the area has not been fully developed so there are no pavements to walk the dog or with family. more… There are no parks nearby and it can feel a bit remote. Also delivery drivers and taxis can struggle to locate you.Show less

Except for the Cattle market close by, its a very Good community to live, with 2 children's park close By ( with in 5 KM ) & also easy access to E11 - Shiekh Mohammed Bin Zayed Road. Walkable distance Madina Mall with decent stores ( Including Carrefore) for day to more… day activities & Madina super market with Door to door delivery, this makes life easy for working women. 10 Min Drive to Lulu Village ( Lulu Hyper Market ) Kids - get to do major activities with couple of good Nurseries & Schools around but not with High Ratings. Sports - There is cricket training court in nearby school, & a Huge Ground access for Walking, Jogging, Play area for children. Building Swimming available , but not maintained all the time, Gym Equipment are always under Maintenance. So need to rely on outside sources for fitness. Restaurants - surrounded by Indian, Fast Food Restaurants & walkable distance to Mc Donalds & Madina Mall Food Court. Hospitals & Clinic - 10 Min drive to Mediclinic & Aster clinic & Pharmacy's with home delivery. 15 min Drive Zulekha Hospital.Show less

Location
No balcony but can live without
Quality wise and economically wise, I recommend the place (apartment) to my friends and readers. It is very feasible to all including transportation, adjacent to a mall, school and metro station (2 blocks away). I'm so happy and satisfied to stay in this apartment.

Layout and location
The price. Hopefully it decrease next year.
The building and apartments are well maintained. High security. Owner parking. Spacious rooms and has call centre for complaints or maintenance request and has a great tracking system and process of handling queries follow ups and complaints. However there is no balcony on master bedroom. No gym and pool plus more… the rent is very high.Show less

Maintenance
New management is doing well in terms of maintenance and customer service but they don't meet the deadlines for the improvements they promised. For example the parking renovation should be done last 20th of September but until today nothing is delivered. The gym and swimming pool improvement also took ages.

Rent Increase
The apartment is very comfortable
The finishing and quality of fittings
Our building was a brand new building when I took over our apartment in December 2012. After the first year they tried to increase the rent by 10% but after I sent them the rent cacluation from Dubai Land Department, they refrained from increasing their rent. However, this year they more… have again informed us that the rent will increase, although as per the calculation the rent is still on the higher side. The apartment by itself is quite spacious but the finishing is very bad. When we took over the apartment the lamp in the sitting area was broken and after constant reminders, they changed it after 2 years. The floor tiles are very unevenly fixed and some are of different. The bathroom and electrical fittings are most ordinary and give a lot of problems. The building is opposite the cattle market and in the evenings if we open the balcony windows, we can get very foul smellShow less

A bright and beautiful place I call home
The Layout, Mall next door, loads of shops and restaurants next door (most of which offer home delivery inlcuding the supermarkets)
The finishing and the products used, No pets allowed rule
Like every other building there are a lot of pros and a few minor cons to this building as well. It is new (around 2 years old) and has almost all the necessities in close proximity. It is a 5 minutes walk from the New Madina Mall, a 10 more… minutes walk to Lulu Village. It has shops next door and a clinic and printing shop on the ground floor of the same building. As well as a bigger Aster Clinic opposite it. There are a couple of spas/salons for both men and women below, a supermarket, restaurants, a pharmacy, a laundry and even a petrol station like 1-2 minutes away. The finishing in the flat isn't very impressive and we have had a couple issues at times. However the maintenance is pretty good and everything is replaced. The view straight ahead is obstructed by another building but onto the left is the main road, including the cattle market and the buildings behind it and onto the right are some more buildings. There is 24 hours security. There are no other amenities. The layout of the flats is one of its best features. The hall is pretty big, though narrow. The kitchen is a good size too. There are currently 5 balconies. One in the hall, kitchen and all 3 bedrooms. You get sunlight all through the day. This makes the house look bright for most of the day which is a big asset. And especially great if you are a plant enthusiast like I am. The 2 bedrooms are the same size. The bathrooms are located just outside the bedrooms separated by the corridor and a small space with a wall cupboard. The master bedroom is the biggest room in the house with an equally big ensuite bathroom but no wall cupboards (personally, with all that extra space you don't need it). The parking is fine. It is constructed rather oddly, so when you turn in to park, it's such a tight squeeze, you could end up scratching the sides if not careful. And its great that there's one free parking per flat. For additional cars you have to pay en extra yearly fee, but not needed as there's plenty of parking outside the building. No complaints about the neighbors on my floor either. The building is pretty much safe and mostly everyone is nice and cordial. I am acquainted with a few of my neighbors who seem to be very nice people. It's not very pet friendly as no pets are allowed but as long as your pets don't make noise and disturb your neighbors it shouldn't be an issue. All in all I would rate it an 8 out of 10. Based mainly on the layout and the large number of restaurants and shops coming up in the vicinity. Show less

Its a family friendly area
The traffic jump
The place we live right now, can be considered as a peace of heaven for us. Aside from the fact that its quite cheaper compare to others, but it also offers other benefits like a wide area of open parking space to be used for recreation and family bonding more… activities, like outdoor sports and jogging / walking area. The security and maintenance were good when it comes to their duties and responsibilities. Overall ratings for me is Muhaisnah 4, is a family friendly place to live for a longer period of time. I live in my apartment for 12 years now since i was six years old, i spent all my childhood years in this apartment it is owned by the company my father works in , Emirates airlines the place is perfect its near the Sharjah border so going towards Sharjah more… is never a problem, everything is almost 5 minutes, the grocery shop, the supermarket, the mall, the restaurants, the schools, the driving schools, gym, park, hospital, clinic, pharmacies, cafeterias, Airport all come in under a 5 minute drive, its very piece and calm and the building is just about 4 stories but very wide in area, the Parking is underground and the low story gives an advantage of safety in case of any earthquakes, they are rarely felt, than high rise buildings, the security is very strong each entrance out of four in total have a guard who would not let any unknown people enter without writing in the designated flat number and flat owner name on a booklet, all 12 years there was never any case of fire or any other dangerous or shocking case, in between the building is where all kids can play safely, it is as well i used to play as a kid. The rooms of my apartments are average sized, not too small, not too big, just perfect, the underground Parking have enough space and are safe, the bus stops are right next to the building and have in about 7-10 buses to go almost anywhere in Dubai without any problem, taxis pass by next to the building all the time and does not take more than 5 mins to get one, almost any time of the day including after midnight as well. The building is very clean, in and out, it is a perfect place to live in if one loves peace and quiet and less population around the area with alll facilities available, i would highly recommend one to stay in or around here.Show less

My life in Muhaisnah - Al Wasl Building
The Maintenance
There is no facility; no gym and swimming pools !
I have been living here in a Wasl building since 4-5 years, we include of me, my mother, my brother, his wife, his two sons and my elder sister. Though its a small space for all of us to be in, still we somehow manage to live together and manage more… everything. i have Lulu village next to me and we can shop for anything required! there is public transport and some schools nearby. its closer to sharjah and dubai! maintenance is nice, but just no swimming pool and gym ! 10 mins car distance has a pond park!! area is little bit polluted! we have an underground parking for 3 cars, and its good living in here! rent is affordable for my mom! we live in 2 bedroom hall and have 2 bathrooms! best security system!!! :D Show less

Prime Location
Spacious artment, prime location that has easy access to emirates road
Evening time traffic jam in airport tunnel
We are living in 3 bedroom apartment and it is very spacious. The moment one enter our apartment it given the feeling of villa. Our building in on prime location on the main road which is very close to Sharjah, Al Nahada, Emirates Road, all 3 airport terminals, lots of more… schools in the area, many hospitals and clinics just 5 km away, close to metro stations red line, lots of eateries, malls and community pond park. I wouldn't want to leave this place and go elsehwere in Dubai. Dubai office hours it has lot of heavy traffic but its a very decent and open area ideal for any family.Show less

Bus stop n metro station is too far
My flat in Muhaissna is located just next to Madina mall, there's a petrol station, restaurants, supermarket and tailor near by. Flat and the buliding is well maintained. The only problem is the RTA bus stop in on the other side of the road and metro station is also quite more… far so its kind of difficult if u dont have own vehicle. Otherwise they can build a pedestrian crossing to cross and reach the bus stop easily.Show less

Good family environment
Space, Schools, Family community, Local ammenities
Cant think of anything
Myself and my husband love our flat. We live in the Al Wasl flat located in Muhaisnah 4. Its spacious, light, and has a peaceful environment. Granted that we dont have certain perks like parks, gym or swimming pool within this community, but all those are within 15-20 mints driving more… distance from our flat. There is also the Lulu Village nearby which makes it convenient for shopping anything and everything, all under one roof, including, beauty parlour, pharmacy, clinic, petrol station & also McDonalds!!! We are just starting a family, so with the abundance of schools nearby, this area is highly preferable. Also, the connection to Emirates Road is hardly 2 mints away, which makes it very convenient to link to Sharjah, Ajman and other parts of UAE very easily. This is mainly a family friendly community and we are hoping to stay on for a few more years, provided the rents dont increase exhorbidantly.Show less

This is value for money flat. Location is good for the building as Mall and grocery are very near. Public transport is very easily available. Building has its own parking for the residents. The drawback of its location is the slow moving traffic towards Sharjah in the evening. Finishing inside more… is house is basic, Flats are nor furnished. swimming pool and Gym facilities are available nearby. Schools are very approchable from this location.Show less
