Al Barsha South lies eght kilometres inland from Palm Jumeirah and to the east of Jumeirah Village Circle, just north of Motor City. The land to the east of Al Barsha South has not yet been developed but is earmarked for the vast new Mohammed bin Rashid City and a Universal Studios theme park.
The district includes five areas, Al Barsha South 1, 2, and 3, Arjan and Dubai Science Park. Segment 1 has been built and contains villas and town houses. Segments 2 and 3 are not yet completed. Arjan is under construction and includes the completed Dubai Miracle Garden floral park. Dubai Science Park is up and running.
The housing in Al Barsha South comprises three- to five-bedroom villas with big gardens making it popular with families.
There are several schools within the community including Gems World Academy, Nord Anglia International School, JSS International School, Foremarke School, Al Safa Community School and Kings College.
The nearest medical facilities are the Al Barsha Health Centre and the Saudi German Hospital, also in Al Barsha.
Al Barsha South is still a new community and has yet to become established, so this would appeal to investors, or to those looking for modestly priced rentals with easy access to the highways.
Being a new place there is not much in the way of shops and amenities yet; just one supermarket and the promise of a community park.
The older Al Barsha district on the other side of Al Khail Road has its own mall and plenty of local stores including pharmacies, dry cleaners, beauty salons, medical clinics, an optician, real estate agents, pet store, gift shops, and a variety of restaurants.
A little further afield is the larger Mall of the Emirates with over 500 shops, an indoor ski resort, a multiplex cinema, a theatre, and a huge selection of restaurants and fast food outlets. Its two hotels have licensed restaurants.
Ski Dubai, Magic Planet, Cinestar Cinema and numerous restaurants are within a short drive.
Dubai Miracle Garden was one of the first attractions to be completed in DubaiLand and draws in a million visitors each year. A Butterfly Garden has been added to the floral displays.
Sports City is on the other side of Mohammad Bin Zayed Road and offers plenty of sports facilities, and so is Motor City where you can drive cars and motor bikes around Dubai Autodrome or go-karts on the Kartdrome.
Al Barsha South is bounded on the north west by Al Khail Road (E44), on the west by Hessa Street, on the South by Sheikh Mohammad Bin Zayed Road (E311), and on the east by Umm Suqeim Road (D63). This means that residents have very easy access to other places. It’s an 11 minute drive to Mall of the Emirates, 15 minutes to Dubai Marina, 20 to Downtown Dubai and the Dubai Mall, 25 to the International Airport and 1 hour 20 to Abu Dhabi.
