Al Barsha 1 Overview

Al Barsha 1 is a residential and retail district adjacent to the Mall of the Emirates, with its fashion boutiques and unique Ski Dubai artificial ski slope. Hotels and high-rise apartment buildings overlook Sheikh Zayed Road, while behind them the streets are peppered with plenty of local shops, pharmacies, cafes and restaurants.

The community appears to be mainly Asian and North African, with fewer westerners and locals. Many of the residents work in the shops and restaurants at Mall of the Emirates.

From 2015 to 2020 many buildings that were originally designed as hotel apartments were converted to regular apartments, while recently a large number of new mid-range hotels have sprung up, especially near the mall. These, together with the newer office buildings, are more ‘high-end’ looking than some of their tired neighbours.

Al Ghurair Real Estate is developing heavily throughout the district, both villas and apartments blocks, with many modern upmarket villas being built to the south and west areas.

  • From Al Barsha 1 it takes roughly 15 minutes to drive to Dubai Mall, 13 minutes to Palm Jumeirah, 12 minutes to Burj Al Arab and 17 minutes to The Walk JBR.
  • Dubai International Airport (DXB) is roughly 23 minutes' drive and the new Al Maktoum International Airport is roughly 38 minutes' drive. All durations are calculated by Google Maps and assume the fastest route in typical traffic conditions.

Al Barsha 1 Amenities

Amenities in the way of retail and leisure abound in the glitzy Mall of the Emirates, but beyond that Al Barsha 1 has little to offer besides its many street restaurants serving a smorgasbord of global foods.

Unfortunately the area is devoid of greenery along the streets and there are no small parks nearby, but the Al Barsha Pond Park is a short drive (or a 20 minute walk) away. The 50-acre park surrounds a small lake with a cycling and jogging track, basketball courts and bouncy castles.

The neighbourhood is well served by public transportation including the metro (both Mashreq and Mall of the Emirates stations), buses and taxis, and benefits from easy access to Sheikh Zayed Road, Al Khail Road,and Emirates Road.

Close proximity to Malls and Metro
A run-down building without pool and gym
The place that I a staying now is very convenient because it's just walking distance to the mall and the metro. The building though is rather old and since our room is on the first floor, I could hear the car noises outside and noises from the room beside us.

Flat review Barsha
I dont see any best quality except for the location which is middle of Dubai, close to mall and supermarkets
Poor maintenance and facility
I moved in this area of Dubai in 2011 and during that time the rent was only 55k, 2nd year at 65k and after 3 years, now it ballooned to 75K! Considering im old tenant the rate compared to others nowadays in the same building is around 90K. The building is more… of low standard, it is made of cheap materials starting from doors (its not sound proof) the build in kitchen is plastic, there is no room for washing machine, the gym is closed all the time with only 2 equipment (treadmill and a bicycle) there is a pool at the top but once, it was damage and flooded my entire flat, (because I'm living on the highest floor, 12th floor and pool is just above me. ) All in all review is unsatisfactory, but I have no choice because moving and transferring to other flat is more expensive and the hassle of starting again and paying for deposit, commissions and everything. Security and Maintenance
Noise from nearby construction sites even though all our windows are closed.
The place is decent enough but the high cost of rental does not justify the amenities of the building. First is their Swimming pool that is more like a kiddie pool really. Then, the gym with a huge space but not really equipped enough. And you are lucky if the more… machines are working. It is also irritating that the sound isolation for the rooms are not properly built. You can hear what the tenant is watching as you walk along the corridors. Good points: Nice Security staff. Great Maintenance team. Easy access to public transport.Show less

Poorly maintained building
The locality as it is central
The area has become too over populated with single people
This apartment was family friendly. For the past few years its been outsourced to companies and sharing accommodation so full of bachelors and spinsters. Bad maintenance, smelly corridors and hardly see the watchman at his place.

Location is convenient.
Smelly building, windows never cleaned.
The owners of the building have never cleaned the windows once in the past 3 years I have been living here. Its practically impossible to get the window cleaned yourself as you might fall over. Gym equipment very faulty, never fixed. 1st floor tenants have to bear with a garbage more… smell and a pest control problem, roaches are common. Only upside is location across MOE. Show less

Affordable Building in Al Barsha 1
The most affordable building in the neighborhood
Maintenance, Pool and gym are in really bad shape.
This is most affordable building in Al Barsha 1 neighborhood. Although the property does not have properly maintained swimming pool and gym but still is good for families and its is close to the MOE.

Old building , sometimes the existence of insects , old wood
I didn’t like the building, it is totally old, sometimes you may find insects due to the old wood they have in the doors, I can barely see the watchman even, we moved recently to the apartment, and a bad smell would appear if we forgot the AC off for more… like 8 hours. I would say it is cheap according to the area we are in, near Holiday inn in Barsha as it is close for almost everything, but then I changed my mind as I said there is lack of services and maintenance.Show less

Building is great, old style but big, but fungus growing everywhere

When we moved in we were promised a gym. That was two years ago - No gym. Maintenance at AED 6000, yet you have to send an email which no one reads. 3 little girls live upstairs - they have drums as well as play football in more… the apartment. Sounds like elephants above. Fungus is growing in the apartment. Clothes, shoes, etc being ruined. Worried about my health. Neighborhood is now a nightmare of noise from 24 hour construction.Show less

Very convenient
The flat which i am staying now is very convenient to public transportation like metro, bus and taxi. It is also have the possibilities to walk to go to the mall. The vicinity have few shops and restaurants which is very usable to people. The building is clean though there more… is no security every time but is is safe.Show less

Brand new and excellent location
The proximity to the Mall of the Emirates and the Metro is fabulous.
The tiny pool is a put off.
The pros: The building is brand new (as of October 2014). Our 2 bedroom apartment came with a brand new fridge, washing machine, and sophisticated cooking range that includes an oven. There is plenty of wardrobe space built-in. The floor plan is very open and spacious. Even though it's 1,600 square more… feet, if feels like more. The building has underground parking where you get one slot. But right next to the building is an open parking lot for about 100 cars. So your second car and your guests can be parked right next to the building. The location is fabulous since it is a 1 minute walk to the Mall of the Emirates. That means we get a VOX cinema, a Carrefour, and the indoor ski slope virtually on our doorstep. Apart from the mall there are plenty of small cafes, restaurants, supermarkets, and salons within a 2 minute walk. On the same street there is a tailor, 2 laundry shops, 2 supermarkets that both deliver, a typing center, a pharmacy, 2 parlors, 2 massage centers, and a hardware store. There are even more restaurants and cafes if you are willing to walk 5 to 10 minutes. There are no small parks nearby but the Al Barsha Pond Park is a short drive (or a 20 minute walk) away. You never have to wait more than 2 minutes for a taxi, even up till midnight. Typically you get one in under 40 seconds. The Metro station is virtually on your doorstep, but since it is attached directly to the Mall, getting to the platform can be a 10 minute walk. The cons: The building pool is rather small. Best Value, Great Management and Perfect Location
The spacious size and quality furnishings
Small gym and pool
My flatmate and I have been living at Al Murad Towers for 15 months and are very happy with our accommodations. The apartment is very spacious and comes fully furnished with stylish furniture and the rent also includes DEWA, full DU package and box, and phone line with more… cheap international calling. (e.g. UK and Canada) With regards to maintenance, any issues are handled quickly and usually have issues responded to and resolved within a day. The building management and security are extremely helpful and we always feel very safe living here. There is currently some construction going on due to building improvements so the noise on Saturdays can be disturbing. The gym is small but has the enough equipment to get in a good workout. The rooftop pool is lacking enough tables and chairs at the moment but the view is fantastic and there is always a lot of sun. There are tons of restaurants and shops close by and it's walking distance to the Mall of Emirates.Show less

Convenience
Only 1 parking space allotted per room and the nearby areas are ALL paid parking.
Our place is not really the best of it but it's totally convenient for us since we're close to the metro station and you can find a lot of shops nearby for groceries, spa, salon, etc. Our location is totally convenient for most Dubai workers like us.

Value for money apartment at mid-rise building in Al-Barsha
Spacious apartment
Poor maintenance, swimming pool closed
The apartment I live in is in a recently refurbished mid-rise building. All the internal fixtures and finishing is new and in fairly good condition. The 1 bedroom is spacious (950 sq ft) and much larger than typical Dubai apartments. The building also has 2 and 3 bedrooms apartments which more… are very well laid out, spacious and have nice balconies. My apartment doesnt come with a balcony. The maintenance of the building is basic and nothing to write home about. The building has a poorly maintained gym. The building has a small swimming pool, but this has been closed off since handing over the apartment. All in all its a great 'value for money' apartment with great accessibility, connectivity. Very Clean building ,
I really like the place. Bedrooms are really large and have big windows so they look very specious, Also there are three watchmen so that is really nice. They are available all day even on weekends for any service or support. Building has its own maintenance contract. Just call office more… and someone will turn up for AC repair, time to time they fill gas as needed, do service twice a year. Also any other maintenance like in my case I need holders for door for my cupboard and they came and fix all my cupboard doors. I am impressed with their service. Building stay cold all times. Little noisy at night during weekends due to shops below but if you are alone you will enjoy that as always something is happening. Pharmacy, groceries are just a call away and even small clinic hardly 100 meters. Also Mall of Emirates is 400 meters from the apartment. I usually walk even though I have two cars because it is so convenient. Show less

2 Bedroom Apartment in Al Barsha 1
Well planned with very spacious rooms.
Quality of workmanship and finishing is pathetic!
I live in a 2 bedroom apartment behind Mall of the Emirates in Al Barsha 1. I love my neighbourhood as it is very peaceful, clean, with no traffic and parking issues. My apartment though very spacious and well-planned lacks quality workmanship and finishing. It has one decent sized balcony more… with a fairly good view of the T-Com Towers. With a small grocery store, ladies tailoring shop and salon and a photo studio on the ground floor, you have the option of not going out in this heat. The building is also very conveniently located with Mall of the Emirates on one side and Al Barsha Mall and Al Barsha 2 Pond Park located on the other, both a mere five minutes drive. On the whole, I enjoy living here!Show less

Horizon Building in Al Barsha 1 behind City Max Hotel
Very convenient in terms of transportation and supermarkets
The paint finishes and the alarm
New property, about 1 1/2 years ago but the finishes are awful. Paints have are rubbed off every now and then and we had to change the door lock at least twice already and the alarm goes off 4 times a day. Although the area is convenient as it's near more… MOE and lots of restaurants and near hypermarkets and there is park just 5 minutes drive from our building.Show less

The overall size of the apartment is fair. However; the bedroom sizes are a bit small. Repair works and maintenance is very poor though. You are faced with building maintenance staff who hardly speaks English. Response time is very poor - you have to harass them in order to get more… action. Every single thing that needs to be done comes with a fee. You are charged by the maintenance people - quite sure that this not a standard fee but rather for their own pocket. Water supply gets cut off without notice due to maintenance. The building drain is always clogged and flooding is a norm in the parking basement. You need to constantly harass them for your copy of tenancy contract - every renewal. Not good when you need to renew visa. But the location is very good. It's just across the Mall of the Emirates so transport is accessible - metro train and taxi. Nice restaurants and salons in the neighborhood.Show less

Make the best our of it
The layout of my apartment
The noise
3 years I moved into this apartment only because every other place had smaller rooms. So I had to compromise, a practical spacey apartment vs. an old fashioned ugly entrance and corridors. Well, only a few minutes to bear to get out of the leading area to my home. At more… the time I rented it, the price was a bit higher than other newer places with attractive entrance, but yet the layout of the newer apartment was like walking into a box. The first day I moved in, I realized I did a mistake due to the amount of noise during the early hours of the morning. Beginning of 2014 two construction sites right next to the building started, the noise is very annoying at night, when I called to ask if this was allowed, I was told that yes they can get a special allowance to work at night. Night construction work can be till 4 in the morning. So again use earplugs and wake up lightheades. Living in Al Barsha is quite convenient when it comes to being serviced and quite central to drive to the leading roads, SZR, Al Khail, Emirates Road. Since the increase of the rent cap, I must admit the landlord stuck to the RERA laws. I rented my apartment for 72,000 AED initially, the second year they increased to 75,000AED, and this year when we checked the rent on RERA calculator, the apartment was within the 10% margin so no increase was implemented. I have just renewed my rent for the 4th year. In future, if I want to search for a new place to live, I would make sure about the noise pollution, also make sure there are no empty plots for future construction sites, to avoid tiring sleepless nights. The horrible kitchen cupboards
The building location is perfect, however, the finishing could do with some upgrading, especially the kitchen cupboards, the gym needs some attention as some of the equipment has been out of order for months now, The entire exterior was recently re-painted, adding some neatness! Lifts needs major attention wrt cleaning. Other than more… that.. its 5 minutes away from MOE, which is fantastic!Show less

Great Location, with negative aspects
The things you liked the most.
Quality, service and landlord with his agent
The building has an unbeatable locational position just behind the emirates mall. Its a smaller sized 2 bed room and just ok for a 4 headed family, but unfortunately with a very cheap finishing and low quality furnitures and plumbing. The service in the house are 2 people (non English more… speaker) trying hard to repair desperately evrything, but don't have the expertise and make it only worse. My case is a perfect example of how impotant it is to check out the landlord propperly before you move in. Every year when it comes to the renewal, it is an exhausting argument with rude and greedy people who dont respect the law. One advise to all: know your rights and fight for it. The Dubai municipality together with RERA are a great tool and make things happen to have a fair ending to the story.Show less
