The filthy condition
Families are leaving their apartments. They are leasing apartments on the bases of bed spaces. Horrible hygiene. Basement has parking which is always wet with severege water and bad smell. No maintenance. Dirty pool. Pool washrooms are filthy n stinking used by people from the shops. One bedroom apartment has more… almost 6 to 8 bed spaces. Gym is also converted to bed spacesShow less

Traffic, noise
Al Adiyat is a typical Dubai apartment. The apartments are quite large and the tenants are friendly. The noise goes through the walls and floors unfortunately. The construction is bad, meaning lots of maintenance. The apartment is in close proximity to Al Barsha Park, Lulu, and Mall of the Emirates, more… which is nice. The worst would have to be Al Barsha traffic and noiseShow less

Location is the best, but overall a Mixed bag

No play area for children
We have been living here for almost 2 years. It was a new building when we came here. Has been maintained very well. Management deserves full marks for employing good number of resources. Staff is diligent & always seen cleaning the place. Nice pool & gym. Location is a big more… advantage due to proximity of Carrefour, Lulu & Unioncorp. Traffic can be bad during rush hrs. But overall easy to get in & get out. Noise due to construction is a let down. No place for kids to hang around & play. That is the biggest regret & we may move out precisely for this reason. Flat size is very compact. No great view from balcony except for few flats. Show less

Small apartment, good building
Location
Tiny bedrooms
Palacio tower has great facilities, good maintenance and a perfect location. MOE and Lulu hypermarket in walking distance, lots of hotels and restaurant nearby and it is never a problem to get a taxi. The only negative about our apartment is the overall size. I think this 2 bedroom is more… perfect for couples who use the other bedroom only for guests. However with our 3 year-old we definitely feel we need more space. There is no storage room and both bedrooms are tiny so we struggle to find place for everything. But the price and the location outshines this problem for us and we are not thinking of moving anytime soon.Show less

Al Barsha 1
Swimming pool, gym, steam and sauna

I love staying in this area. Everything is so accessible. The building security and staff are also very helpful. There is a nice rooftop pool with a pretty gazebo overlooking Al Barsha 1 and a glimpse of Burj Al Arab. There is a seperate gym, steam, sauna and shower room for men more… and women respectively. Pretty decent equipment in the gym. Ample parking space in the building and access is remote controlled. I feel safe and enjoy staying here. The apartment size is small but its absolute value for money. Plus the rent increase is nothing I would go to court for. Its a great option for a young couple!Show less

Poor supporting Services
The layout of the studio is really nice with well divided ambiences
The unhelpful staff
There are only 2 watchmen living in the building for a "24 hours" shift and no security… fine, we are in Dubai so no big deal. The problem is that they are not cooperative nor helpful at all. Every time I need help, the answer is "ok" and then nothing more… happens… A good example is my garage remote control which got broken over a month ago… if I want my car to sleep inside the building and not in the street, I need to make sure I am able to find the watchmen around the building, which often includes me getting off the car and chasing them. There are no professional services like I used to receive at JLT where there was 24 hours coverage at the reception with trained and uniformed staff with proper shifts and responsibilities.Show less

Palacio Residence Review (Al Barsha 1)

Size of unit
The Palacio Building is fairly new, and quite nice - especially compared with some of the other buildings in the area. The lobby is clean and there is a security guard/maintenance person standing by at most hours throughout the day. There is a small, but pretty pool on more… the rooftop, and a relatively well-equipped gym. The units, however, are VERY small. My one-bedroom apartment has no balcony, very little closet space, and not much room overall. All-in-all, The Palacio Residences are a good place to live.Show less

A very secure place for family to live

I love the way building is managed. Very professional and systematic. Staff is very courteous and polite. Also building is kept very clean and well maintained.

Location is amazing. Less than 10min from Mall of the Emirates. Only just moved here but seems great. Security/maintenance is very helpful. Only difficulty at first is that most taxi drivers don't know the place.

We moved in when the building was first completed in May 2013. The apartment is light and spacious with large living room, two bathrooms, each with their own water heater, a laundry room, and separate kitchen. It is a corner unit, so we have two balconies. One extends across both bedrooms more… and looks out towards Downtown and the Burj Khalifa. The other looks towards the Burj Al Arab and the ocean. We have two AC units (lounge and bedrooms) and fitted wardrobes in both bedrooms.Show less

We have a mixed community in Palacio Residence. Mainly families with kids. The management is very strict. They are watching everything on cameras, then they send you a warning letter if you are not following their rules. Maintenance of the building is good. Facilities are nice. The building is very more… clean and well maintained. We like living here with our 10 month old daughter. The neighborhood is the only thing which I dont like. It is not children friendly and hard to go around with stroller.Show less

Great location beside Mall Of Emirates !
Excellent location
Surrounding construction
Myself and my wife moved into our 1 bedroom apartment in Al Barsha Star in around November 2013. The building was brand new and we managed to get a very reasonable rent in a 1 bedroom facing the marina skyline. It is approximately 900 sqft in size having a huge hall where more… we have our seating area + computer desk and storage shelves with still a lot of space remaining. The rooms are a lot bigger than most of the other apartments we viewed in the area, it benefits from an en suite bathroom plus a guest powder room and closed kitchen which is also a good size for the two of us. The finishing is not great, it looks like the developer has saved alot of money on the general interior finishing in the apartments. we have cracked tiles in some areas (which were replaced after notifying the watchman) and small things like the tile patterns in the bathroom not matching up which is a little strange. The layout is great, it is very bright and airy, we have a reasonable balcony big enough for a couple of chairs and a small table where we can enjoy breakfast. It would benefit from a litle more storage but as the apartment is big for a one bedroom we have managed with decorative storage units. I like the fact that the grocery store downstairs in the opposite building delivers if you require with a quick phone call (Lazy i know !) There are also some great little takeaway restaurants in nearby buildings that do not take long at all to deliver. The gymnasium is simple but effective but i don't rate the swimming pool. i have never used it as it is on the uninviting roof and has looked a little dirty every time i have seen it. Al Barsha Star is right up the street from Mall Of Emirates so great if you work there. The road in front is always busy but the double glazing is sufficient. it can though get a little noisy as we share the slip road with 3 or 4 hotels on the same row so often cars and taxis will stop and block each other which leads to beeping of car horns at every hour. The access is reasonable to the building coming in but if i need to exit out onto the Umm Sequim Road or Hessa Street it requires a little trip around the back of the buildings which is a single road exiting out by LuLu supermarket which gets very congested and can queue there for some time generally. A massive negative about this building is that on almost 3 or 4 times a day the fire alarm will sound, this is more often in the hallway but occasionally in the apartment, in the bedroom when we are sleeping at stupid o'clock in the morning ! This is very concerning as we simply ignore the fire alarm now even if it is sounding in the apartment and wait for it to stop. One of the watchman (Jahangir) is incredibly helpful, he will always have a smile and cannot do enough for you, he will help you carry your shopping if he sees you struggling, he cleans our cars regularly and delivers my drinking water when required. it is a pleasure to know he is there if there is a problem. Positives : Close to MOE Good Size rooms. Nice view from the front of the building Visitor parking is good. Local amenities are good. maintenance issues are usually attended to promptly. One of the watchman (Jahangir) is incredibly helpful and pleasant. Negatives: Construction on back of building, can be heard from the bathroom. Fire Alarm is terrible so if a fire was present we would be screwed ! Noise proofing is non existent. Pool is not good. Designated underground Parking is tight and not very well planned. Show less

The people living here not respectful
It was very clean and nice first time when we moved in but now everything change completely . No security level, not clean any more, very very dirty building, too much noise, tenants no respect others at all.
