Al Badia is a golf course and residential neighbourhood in Dubai Festival City, located on the eastern bank of Dubai Creek.

There are two residential communities in this newly developed district.

Al Badia is an established housing community with Mediterranean-style villas and town houses set in tree-lined streets, together with low-rise apartment buildings.

Properties here all have high quality closed kitchens, spacious living areas and en-suite bedrooms, high quality ceramic tiled floor to halls, kitchens and living spaces, and timber flooring to bedrooms.

Apartments are available in one to four bedroom options while the townhouses have four or five bedrooms.

All apartments have large balconies and most have maid's rooms. Ground floor apartments have private gardens and each apartment block has a 10-metre pool, separate children's pool and a children's playground. The grounds are fully landscaped.

Phase 3 of AI Badia Residences has a choice of leasehold apartments ranging from one to five 5 bedrooms and ‘designed to the highest standards of luxury’.

Al Badia Hillside Village is built on a landscaped hillside with views over the Al Badia golf course and the city skyline. The first phase of this development comprises seven condominiums of studios and one- to three-bedroom apartments with courtyards and open terraces. The complex is designed in Arabic architectural style and offers apartments in over 145 individually designed layouts.

The views from apartments in this place are rare, looking across the banks of The Creek towards Downtown, Burj Khalifa et al.

Al Badia Amenities

Dubai Festival City Mall on the waterfront provides most of the shopping and dining you’ll need, with over 400 international and local retail stores and more than 70 restaurants and cafés. Entertainments include a cinema, bowling alley, kid’s play area and laser light shows every evening.

The Al Badia 18-hole championship golf course opened in 2005 when it was known as "The Four Seasons Dubai". The club is now run by the InterContinental Hotel Group and offers golfers an enchanting desert oasis experience right on the edge of the historic Dubai Creek.
The fairways are kept in pristine condition via a number of large, interconnected lakes that supply salt-tolerant paspalum grasses with a blend of sea water and treated waste for irrigation.
Designed by Robert Trent Jones II, twelve of the holes on the course contain water hazards in the shape of ponds, streams or waterfalls. The RTJ “rivers of sand” concept – sandy waste areas to the ordinary golfer – along with the large extents of water give golfers plenty to think about on the way round here.
The strikingly designed clubhouse is situated in the middle of the Al Badia course with both the front and back nine holes returning to it.

The Al Areesh Club is located opposite the Universal American School and within the Al Badia district of Dubai Festival City. The Club is set in landscaped surroundings and provides a wide range of health and fitness options for all ages, from gym equipment, outdoor swimming, aerobics classes, yoga and racket sports. There is also a Spinneys supermarket and separate hair and beauty salons for men and women.
Al Areesh Club also offers a range of activities for kids including birthday parties, summer camps, tennis coaching, ballet school, soccer and swimming lessons.
Membership to the gymnasium is open to all with opening times from 06:00 – 22:00 every day.

Open spaces, quiet neighbourhood along with quality property is not easy to find in Dubai anymore. All the more, within city limits. Al Badia (part of Dubai Festival City) has some of the best apartments you can find. The location and access roads are excellent, we seldom get in more… traffic or have challenges getting in or out of the community. With DFC Mall just a stone throw away, we have shopping and mall access open to us always. The best part of Al Badia is the quality of life it offers. The swimming pool, gym, kids play area, the jogging paths, the view of golf course makes living here such a pleasure. Unfortunately, DFC are in the process of moving all housing real estate into Free hold, meaning rent options are not available anymore. You will need to buy. If you have an appetite to purchase property, then DFC probably offers among the best options you can ever get in DubaiShow less

DFC (Dubai Festival City) - The best community to live at
Everything about DFC
Dubai Festival City - Hillside Village is by far the best community we stayed at. Quality of finishing in the apartment is just above average, very high security, reliable 24 hours call centre, good maintenance team, great Landlord (Al Futtaim Group), accessibility to shopping mall, nearby schools and amazing amenities more… for the whole family at Al Areesh Club are few of the benefits of stating in Dubai Festival City! Road access to the business bay bridge, garhoud bridge, and Emirates Road will ease out getting stuck in traffic. If it's only up to us, we will definitely stay in this apartment for as long as we are here in Dubai, however the owner have decided to sell the apartments and we've been given 12 months' notice to vacate until end of this year. We have been here for the last 3 years, our apartment is 1+study, hall unit, but the area is about 1,700 sq ft, massive space for our 3 kids to play around indoor. We love this place and will definitely recommend the area to anyone who are looking to purchase apartment or villa.
